3 3 Company profile Bulgarian Property Developments (BPD) is property investment company established in 2004 with the intention of investing in Bulgaria. BPD was the first company specializing in Bulgaria to be listed on AIM, the second tier market of the London Stock Exchange. 8 8 Ruse Logistics Park, Ruse, Bulgaria Active projects BPD has the following active projects: Logistics Park Varna 1 2 Located in the Western industrial zone of Varna, multimodal hub providing sea, land and air transport accessibility. Three buildings are completed with total warehouse leasable area of sq.m. which reached more than 90% occupancy. We operate our own warehouse facility and offer our clients complete high quality 3PL integrated logistics services. LPV offers administrative offices, cold store premises, retail spaces and optional cross docking facilities Ruse Logistics Park Located in the industrial zone in Ruse with close proximity to all kinds of transportation. Due to the geographic factors such as proximity to the Danube and being a short distance to Ruse is likely to become the next industrial hub in the country. LPR has completed warehouse space comprising sq.m., including offices built within to meet tenants requirements. Warehouse space and 3PL integrated logistics services are available. The multi-level parking building and abundant open air parking spaces provide convenience for employees and visitors as well as fluid traffic flow. 9 9 Logistics Park Varna, Varna, Bulgaria Active projects Sofia central base 3 4 BPD owns large, central commercial site of sqm located in the southern suburban part of Sofia, 15 minutes drive from city center. Sofia Central Park has frontage on two streets Filip Kutev Street and Srebarna Street. Both of them connect the subject property with Cherni Vrah Boulevard, which is one of the largest boulevards in the city of Sofia, connecting the southern areas with downtown, passing though one ofthe prestigious residential areas Lozenets, and leading to the National Palace of Culture, located in the very heart of the city. In the opposite direction, the Boulevard leads to the Ring Road of Sofia, which is the main traffic artery in the southern districts, leading to Trakia Highway and the city of Plovdiv respectively. Sofia Ring Road The property is located on the Ring Road in the are of Krivina, facing the ring road. The area is exclusively suitable for development of warehousing and retail business. As you can read on the map, our strategically located land bank portfolio includes the following properties: Sofia Airport - BPD owns two regulated plots witn total size of sqm situated near Sofia Airport. The area is suitable to develop logistics, office or retail. The area around Sofia Airport is one of the most attractive zones to develop successful business. One of the plots is situated just next to the new terminal of the Sofia Airport. Sofia Ring Road - the company owns a rezoned land plot of nearly sqm. The plot is located along that part of the Ring Road which is the most attractive for logistical activity, namely between two highways. The development plans include the construction of warehousing, storage and trade-related space, as well as the respective offices for them.. Pleven - the property is located in Storgozia in Pleven - a typical middle class residential area. Storgozia district is the largest residential area in Pleven. It is located in the north-westernmost part of the town. The subject property borders to a new textileproducing facility, a LUKoil petrol station and a hypermarket LIDL. The subject land plot is located very close to the exit to Sofia. Sandanski - the site is approximately sqm and is located on the E79 (the main highway from Sofia to Greece) almost immediately opposite the turning from the highway into Sandanski. The location of the site makes it convenient for both the inhabitants of Sandanski (and neighbouring towns) as well as road traffic passing through on its way to Sofia or Greece. Burgas - property located on the entrance to Burgas from Sofia highway, opposite to Metro, frontage 111m with an area of sqm to be developed for logistics services. The zone is suitable for retail or showroom developments and next to the plot are already operating automobile dealerships, petrol stations and retail.
