5 1 Introduction As-Built drawings, alternatively termed As Constructed or As Laid drawings, are drawings showing the location and details of existing or new services. These drawings usually concentrate on underground services such as sewer, stormwater and water. For subdivisions there are additional requirements to those specified in these specifications. The services are broadly grouped into two categories: (a) (b) Those operated by Council on behalf of the community, public services; and Those owned by property owners for their own use, private services. As-Built information is needed to maintain an accurate record of services, particularly underground services which are obviously not visible at ground level. The information is important to: maintain a record for maintenance work on services, prevent unnecessary damage and disruption to services when later excavation is carried out in the vicinity of the services, and assist in the construction planning of new work. If no as-built information is available this can lead to considerable cost later to relocate services and possible unnecessary disruption of services through damage. This sometimes causes considerable inconvenience to the public in relation to public services, not to mention the cost of repairing any damage. The as-built information for private services carries the same benefits for the private property owner in determining the location of specific site services, again reducing both future costs and inconvenience, and assisting the carrying out of maintenance work. This document has generally been prepared from existing approved HCC and WCC documents. 2 Purpose The purpose of this document is to ensure that all as-built information is recorded in a consistent and functional manner for all new pipelines, pipe renewals, pipe upgrades and appurtenant infrastructure, to be vested with Council. 3
6 3 Responsibilities On completion of the project the Contractor shall mark up the construction drawings and supply to the Consultant. The Consultant shall then draw up the As-Built drawings in the appropriate formats and supply to Capacity Infrastructure Ltd. 4 Datum and coordinates The level datum is to be Wellington Local Datum 1953 with coordinates to NZTM General drawing requirements The sheet size shall be A1, except a smaller A2 or A3 size may be used for small jobs that fit at the scales in Figure 1. The horizontal scale of a long section must match the drawing scale. The vertical scale of the long section may be exaggerated. Drawings are to be numbered and dated. They are required in paper form, AutoCAD 2008.dwg electronic files and PDF electronic files. Amendments shall be numbered, dated and detailed. Drawings shall be clearly legible. If colours are used to identify services these should be shown as follows: water-blue, stormwater-green, sewer-red, kerbs/footpath black. 7 b. long-sections showing the vertical location of the services in relation to ground level and other services. Long-sections must be provided for sewer and stormwater public services. Long-sections are not specifically required for water services. Long-sections shall show all relevant levels, pipe diameters, pipe materials and gradients. Longsections shall be drawn with the chainage starting at the downstream end of the drain and the upstream point of the drain to the right of the drawing; this represents the way the drain would normally be constructed. c. as-built register number for drawing numbers (UHCC), d. date of installation (yyyy/mm), e. contractors name who carried out the construction work, f. company/staff that prepared the drawings, g. road names, h. north point (on all drawings), i. existing and proposed boundaries along with addresses, j. positions and levels of control points, survey marks, level datum e.g. BM124, 36.25m NCD and the origin of all levels e.g. MH P21012 Invert 36.26m NCD, k. any infrastructure whether removed or abandoned is to be shown on all as- built drawings, l. accuracy is to be better than +-50mm for x and y coordinates, invert levels to +-20mm and dimensions to +-50mm, m. all dimensions to two decimal places in metres, and n. distances are to be horizontal distances, 6 Drainage as-built requirements The following data is to be shown: a. all drainage and services information, including all associated system components and facilities b. manhole information, 5
8 i. co-ordinates, ii. iii. iv. manhole year installed, diameter, material, v. invert level and depth to invert, vi. vii. viii. number of riser rings, distance between manhole centers, and where there is a drop in the manhole then the drain inverts at the manhole wall, c. drain information, i. co-ordinates for the intersection point of the drains. Any manhole offset to the intersection point of the drains, ii. iii. iv. the coordinates of the pipe centreline at a minimum of 2.5m centres for any wide swept curves that have been made by curving the pipe barrel or using joint deflection, pipe year laid, pipe manufacturer/brand, v. outside diameter and nominal pipe size, vi. vii. viii. ix. pipe class and pipe ratings (e.g. SN and SDR ratings), pipe material, pipe wall thickness, pipe cover at regular intervals and cover of other services crossed (+-50mm), x. pipe jointing method, xi. xii. xiii. type of internal pipe lining (if applicable), external corrosion protection for metallic pipes (if applicable), layout of specials used, 6
9 xiv. xv. xvi. bedding material (e.g. drainage bedding 5-14mm, 5mm chips, NRB M4 AP20), water level in the trench if pumping or dewatering was required. This is to provide data for future construction, position of any change in drain (COG) or change of direction (COD) with levels and depth, d. surface opening information (including sumps, lamp holes, cleaning eyes), i. co-ordinates at the center of the structure, ii. iii. iv. grill/lid level, depth to invert, and sump lead diameter, material, type and pipe invert level. e. details of all unusual structures including culvert entrances and exits, secondary intakes and energy dissipating structures. f. connection information including: i. the location of all connections installed shall be shown either on the drawing or a table, ii. iii. the drawing or table shall show the type of connection (e.g. junction, saddle), size of connection, material of the lead, location of the connection (measured from a manhole to the nearest 100mm) and the side of the pipe the connection is on (if left is used, left means left looking downstream), the house served by the connection should be identified, g. private leads/laterals information including, i. length, ii. iii. iv. location and depth of all leads at the kerb, location and depth of all leads at the boundary, location of the end of all extended laterals, v. where the end of the extended lateral is deeper than one metre, the depth of the end of the lateral, 7
10 vi. private services downpipes, yard sumps, gully traps, all bends and inspections, terminal and other vents, h. natural watercourses shall be located with a dimension measured along the boundary from a boundary peg to where the watercourse crosses the boundary. Coordinates for changes of direction are to be provided. The approximate width, bed level, bank level and direction of flow shall be detailed on the drawing. i. catchment plan, j. kerbs, and k. other features, where relevant. 7 Water as-built requirements The following data is to be shown: a. all water mains and services information, including all associated system components and facilities, b. co-ordinates for all valves, hydrants, meters, pump stations, junctions, service valves, manifolds, for watermains (at regular intervals) and services, water service at wall of dwelling, bends, specials, fittings (including tapping bands), branches, blank caps, anchor and thrust blocks, c. water main information including; i. pipe year laid, ii. iii. iv. pipe manufacturer/brand, outside diameter and nominal pipe size, pipe class and pipe ratings (e.g. PN and SDR ratings), v. pipe material, vi. vii. viii. pipe wall thickness, pipe cover at regular intervals and cover of other services crossed (+-50mm), pipe jointing method, 8
11 ix. type of internal pipe lining, x. external corrosion protection for metallic pipes (including sleeving material with ductile iron pipes), xi. xii. xiii. pipe purpose e.g. fire service, pumping main, scour pipe etc., layout of specials used, full details of all branches and fittings including fitting type, material, size, and ratings (e.g. tall, or squat pattern fire hydrant), fitting manufacturer/brand, d. pressure reducing valves (PRVs) including: chamber/manhole lid reduced level, chamber/manhole depth, PRV size, PRV upstream setting, PRV downstream setting and pressure relief setting, e. kerbs, and f. other features, where relevant. 9
12 8 As-built drawing check list The following broad checklist is to accompany all as-built drawings. Please note these requirements are inclusive i.e.100% compliance without exception.
