We use keywords and phrases expounding upon the details of your property that will excite and stimulate the buyer to want to view your property. Our marketing is heavily internet based. Statistically 86% of buyers view the internet to purchase a property!. 54% of buyers buy from internet exposure. With your approval, we will incorporate the following: Multiple listing of your property; Utilize our extensive commercial customer base to find the right buyer for your property. Internet advertising on multiple venues for maximum exposure: o Garden State Multiple Listing Service ( 40 thousand+ Real Estate Agents view this site. o The #1 broker site in N.J., # 10 in the Country. o Weichert also participates in the use of over 25 search engines and social networking sites (see attached list) and is always in Top Placement on internet sites.
2 o For additional commercial property and business coverage We use these sites: ~ the largest commercial internet site world wide, with $495 billion of properties for sale and 3 million members. ~ the largest commercial and residential site in the country. (see attachedlist for distribution partners) Our own Weichert Website. o We also go a step further and use Social Networking Sites, i.e. Plaxo, Facebook, Twitter, Linkedin, My Space, etc. to expose our listings to all those that use these sites. Personally designed colorful brochures showcasing your property will be distributed to all local Weichert and non-weichert Real Estate offices for additional exposure and placed on site for showings; with your approval Financial information sheets, if applicable will be prepared and offered to serious buyers with your approval; GSMLS lockbox encoded for your protection will be placed on the property, with your approval, or specific show instructions will be listed to show through the listing agent only; Follow through with all realtors for feedback from their potential buyer and communicate the same to you on an on-going basis; Send out letters/postcards to various types of business that your property might be a match for to let them know the property is available; Post listing information on office bulletin boards; Announce and discuss your listing at weekly office meetings to all of our agents; (120 agents in the Sparta office) Will manage buy-sell process to ensure seamless transition, minimize potential problems, and coordinate all events, including but not limited to inspections, mortgage appraisals and mortgage commitment to closings. We will negotiate to obtain the highest and best selling price and contract provisions for the quickest close date for your property. Provide you with direction as to all necessary processes via timely written and verbal communications. After an offer is made for sale of your property, retain your listing on active status until the buyers inspection is complete and any inspection issues are resolved as per time frame written into the contract and have received signoff by buyer and buyer s attorney to ensure no loss of time on the market. We will add contractual provisions in your favor to insure same. Some Other Services Provided Include, But Are Not Limited To: Confirm initial and secondary deposits on purchase of your property; Notify you of results of inspection, assist you with negotiations on any repairs wanted as a result, and assist in obtaining any remedial service sources, if needed;
3 Ensure mortgage application is completed and receipt of mortgage commitment is obtained by established deadlines; Preparation and processing of all necessary documents throughout the sale through closing; Work closely with attorneys, as needed; Ensure title work has been ordered and received on a timely basis; Be available for inspections, appraisals, etc; Coordinate final walk-through for buyers and resolve any resultant issues.
