Timber Frame Helping you build a greener future
Timber Frame Helping you build a greener future Today s homes demand a reliable, robust, high thermal performance building envelope, which drives energy-efficiency, prevents heat loss, eliminates thermal bridging and controls solar gain over their lifetime. These criteria are key performance factors in minimising energy running costs and reducing carbon emissions for any home, while maximising energy efficiency, achieving advanced levels of comfort, higher BER ratings and reducing running costs for the home owner. Building a home is one of the most stressful undertakings in life, when you self build, by taking on the role of the contractor these stress levels can often increase. At Timber Frame we take the anxiety and stress out of self building, our experienced team have been building Energy Efficient Homes for years, we understand that today building your dream home is now a more complex and confusing process. Regulations Building an Energy Efficient Home is not just about saving you money and making your contribution to protecting the environment but since 1st January it s the law. Current Building Regulations require you by law to demonstrate a 40% reduction in Energy Consumption over 2007 Building Regulations. Under the 2010 Revision to Building Regulations from July 1st 2011 it will be compulsory for all new homes to now demonstrate a 60% reduction in Energy Consumption over the 2007 Building Regulations, requiring all new homes being built to achieve an A rating upon completion. Finally in 2013 the Building Regulations will be changing again to allow for the introduction of Zero Carbon Housing by The principal difficulty facing Self Builders today is that with the flood of available cheap labour building standards and Regulations are not being adhered to, the lack of accountability in the mainly unregulated One-off house building market has seen many houses being built below the required Building Regulations. Regrettably many tradesmen have struggled to understand and employ the critical performance criteria required to construct and achieve an energy efficient home, resulting in new homes not being built to meet Current Building Regulations.
The Complete House Solution As a company Timber Frame posses the staff and expertise to help you achieve your dream of building your own Energy Efficient home, we have already helped thousands of self builders complete the building of their dream home, from those wishing to meet current regulations to clients interested in building a Passive home. The system is a rapid build construction and will see most homes weather tight and insulated in ten working Timber Frame Provisional BER Cert Structural Timber Frame Plasterboard Vapour Control Layer Sheathing Board Stainless Steel Wall Tie Waterproof Breather Membrane Thick Insulating Quilt-CFC Free Masonry Outer Cladding Ventilated Cavity Factory Fitted Insulation days, our advanced off site build solutions will ensure that the desired performance of your home will be achieved in reality and not just in theory. We believe in getting the basics right utilising a highly insulated or superinsulated and airtight building envelope, which when combined with the correct external windows, doors and renewable energy solutions will provide you with the essential components needed to achieve an A - Rated or passive home. Solar Panels & Tubes Air Tightness Testing Timber Frame Options We at Timber Frame have developed a series of superior thermal Timber Frame Wall options for you the consumer, the options on display below will not only help you meet the Building Regulations but exceed them. We offer the home builder different levels of performance from highly insulated to super insulated walls depending on the level of performance you wish to achieve and of course what your budget allows. Precision Engineered, factory manufactured in a controlled environment our system is quick and easy to install, resulting in reduced labour costs and reduced build time for you, typically twelve weeks over traditional build methods. Structural Timber Frame Plasterboard Vapour Control Layer Sheathing Board Stainless Steel Wall Tie Waterproof Breather Membrane Thick Insulating Quilt-CFC Free Masonry Outer Cladding Ventilated Cavity Below are some of the thermal options available with the relevant U-Values associated with their performance remember the lower the U-Value the higher the performance Solar PV Final BER Certificate Heat Recovery Geo-thermal Heat Pumps To maintain our standards and high quality, we provide you with a pre delivery Energy Assessment or BER rating, and on every house using our air tight system we carry out an on site blower door test performed by independent objective contractors to guarantee the air tightness of your new home.
External Windows & Doors In getting the basics right and utilising a highly insulated or super-insulated and airtight building envelope, the next most important aspect is the External Windows & Doors. At Timber Frame we offer a range of External Windows & Doors that not only meet current regulations but exceed them, we utilise Triple glazed and Double glazed units, in Aluminium Clad, Timber and UPVC depending on suitability and the client s budget. Renewable Technologies Solar Panels & Tubes The most cost-effective, affordable renewable energy technology currently available for domestic water heating applications today is solar. Solar water heating systems use heat from the sun to work alongside your conventional water heater. High quality and high performance flat panel or evacuated tube solar collectors are supplied as part of our total package. Solar PV Photovoltaic Solar Panels are installed with the express purpose of generating electricity to help power your home, these can be especially beneficial in improving your homes BER rating.
Heat Pumps - Geo Thermal & Air to Water Supergrund Foundations Natural sources of heat are widely available around your house these free and renewable energy sources can be harnessed to heat your home. In the ground, through a Geothermal system, in the air and water, through Air to water heat pumps. These natural sources of heat are constantly replenished by the sun, wind and rain these free and renewable sources of energy can be used to heat your home and provide you with hot water at a very low cost. Air Tightness Heat Recovery Ventilation Systems Air tightness in dwellings is about good design and construction, it is estimated that up to 15% of heat loss can occur through the ingress of air and the escape of heat from the building. Air tightness measures are carried out to reduce or eliminate these losses, blower door test certifies the final levels of air tightness achieved. Ventilation in airtight and passive homes is optimised by using energy efficiency whole house mechanically ventilated systems. Typically a heat recovery system will be 92% energy efficient and will incorporate air to air heat recovery. As air is expelled to the outside it passes through a heat exchanger where the heat is transferred to the incoming fresh air as it enters the building. Underfloor Heating With an under floor heating system, the floor itself emits the heat in place of traditional radiators and the heating of the rooms are regulated through wall thermostats. With under floor unlike radiators in a regular central heating system the room is, effectively, heated from the ground upwards instead of from the ceiling downwards. Easy Screed - Ground & First Floors Build tight - ventilate right
Why Choose?...speed of delivery, excellent workmanship and competitive price. As a company Timber Frame posses the staff and expertise to help you achieve your dream of building your own Energy Efficient home, we have already helped thousands of self builders complete the building of their dream home, from those wishing to meet current regulations to clients interested in building a Passive home. The system is a rapid off site system built construction and will see most homes weather tight and Insulated within 10 working days. Our build solutions and provisional BER Certificates will ensure that the desired performance of your home will be achieved in reality and not just in theory. are regulated by and committed to the National Standards Authority of Ireland Timber Frame Manufacturer s Scheme, ensuring quality is paramount from our engineering design processes, materials usage, through to our manufacturing procedures and our on site practices. Finally we at Timber Frame believe in getting the basics right utilising a highly insulated or super-insulated and airtight building envelope, which when combined with the correct external windows, doors and renewable energy solutions will provide you with the essential components needed to achieve an A - Rated or passive home. Self Build Over 80% of people who build their own home admit that they would not do it again due to the headaches involved. Most people who undertake the project of building a house underestimate the time it will take to build and the final cost of the build. The difficulties encountered while selfbuilding can often be put down to: a lack of planning a lack of understanding of what is involved no clear objectives an inability to deal with adversity as it arises. Direct Labour by Off-Site Solution: Provides a fixed project price and certainty on construction time Regulation compliance designed into our package includes a final Building Energy Rating Certification Provides a simpler self build process Reduces the number of trades and scheduling delays associated with coordinating the number of trade site visits Significantly reduces the number of difficulties encountered Up to 60% of the materials required are being sourced from one supplier Your house is sealed and weather-tight usually within 10 working days of the Timber Frame arriving onsite Typically a reduction of 12 weeks on your construction programme - well managed - over traditional build methods. Using systems means you have the certainty of a fixed price and more confidence not to encounter budget or cost overruns and more certainty on construction times.
