2 The Code for Sustainable Homes Executive Summary 1. The Code for Sustainable Homes 1.1 INTRODUCTION TO THE CODE The Building Research Establishment Environmental ssessment Method (BREEM) was first developed in 199 to evaluate and provide a sustainability and environmental rating for new/renovated offices. Launched in January 27, The Code for Sustainable Homes was launched as the replacement for EcoHomes as the method of assessing sustainability in residential dwellings at both the design & post construction phases. The Code assesses 9 credit categories: Energy & CO 2 Emissions Water Materials Surface Water Run-off Waste Pollution Health & Well being Management Ecology Within each category specific credits (points) address a particular sustainability or environmental issue. Points are awarded if the credit requirements are met. Unlike EcoHomes, some specific credits hold fixed minimum issues and variable minimum thresholds. The fixed minimums must be met, regardless of Code Level sought; while the variable thresholds must be met to achieve a given Code Level. It is important to note that BRE credit criteria are extremely stringent, precise, and non-negotiable (except in extraordinary circumstances). s an analogy, The Code for Sustainable Homes assessment is equivalent to a financial audit: complete and relevant information needs to be provided to the auditor (or assessor) who then gives a snapshot of the accounts (or sustainability performance). When all of the credits have been assessed, the points are tallied and a final score is given. 3 The Code for Sustainable Homes Executive Summary 1.3 STRTEGIC REPORT FORMT: This Executive Summary is meant to be read in conjunction with The Code for Sustainable Homes Strategic Report. The goal of the Strategic Report is to ensure that the development is on target to reach the required Code Level. The Strategic Report details the issue behind each credit and how to comply, if feasible, in the following manner: Total points available for meeting this specific requirement Points achievable with current design; under appropriate colour designation (,, & ) Design team members to easily identify requirements that are associated to them colour coding that is obtained given current specifications or can be obtained with minor adjustments that will be obtained later in the design process or that the design team / client have committed to achieve that might be achieved but requires additional commitment or confirmation from the design team / client that may be complex or costly to implement and is left as a last resort if really needed that cannot be obtained for this project Necessary criteria to be met to award the credit. 4 The Code for Sustainable Homes Executive Summary 1.4 CURRENT RESULTS This version of The Code for Sustainable Homes report provides a prediction of the Code Level for the development. t an early design phase, it is highly likely that the proposed design of the development is still ongoing and many items are unknown. s such, many credits are likely to fall under the or categories. However, as the development progresses the client and design team needs to address these orange and red credits and to transform them into green and yellow credits to ensure that the development will obtain the desired rating. By obtaining all of the green and yellow -marked credits, a score of 71% is achieved. By obtaining all of the green, yellow, and orange -marked credits, a score of 78% is achieved. 5 The Code for Sustainable Homes Executive Summary Passed Fixed Minimum Standards Overall Development Rating Variable Minimum Threshold Level Score Yes Level 4 71% chieved Code Level 1.5 DISCLIMER Our best endeavours have been applied to ensure an accurate forecasting of a Code Level 4 rating. However, The Code for Sustainable Homes Final Report is contingent on meeting BRE requirements and providing the necessary documentation described in the report and by the assessor. The onus is on the design team to provide the required documents. Recommendations are made and limitations are drawn in the report based on information provided to EcoConsulting by the design team. Level 4 Currently Lambert s Place is achieving a credit score of 71% if all and credits are taken into consideration. This is equivalent to Code Level 4, the target code level for the development. The report outlines all Development Specifications/ ctions required by the different members of the design team in order to secure the most credits possible. By being aware early enough of the exact BRE credit requirements, the specifications can be adapted to implement into the design as much of these requirements as technically and financially feasible. Based on the energy-efficient scenario and without including the provision of renewable energy, a 15% (2 credits) to 22% (4 credits) improvement of the DER over the TER is achieved depending on the house type. - Mark Stewart (TP Bennett) confirmed via (17/6/8) that of the Low or Zero Carbon (LZC) technology scenarios proposed in the Energy Report v1, the favoured option was Biomass. In practical terms it makes sense to supply 1% of the heating and hot water supply using this technology (confirmed by Mark Stewart (TP Bennett) via , 7/7/8), which would increase the reduction in DER over TER to between 75 and 77% (11 credits). - Total space heating and hot water is 69kW. Therefore a 1kW Biomass boiler will cover all the space heating and hot water demand for the residential part of the development. - SP assessments, BRE requirements for SP calculations: SPs to be produced by person as defined in D L1, CO2 emission rate calculations 2D- (1) a person registered by either FERO Limited or BRE Certification Limited, in respect of the calculation of CO2 emission rates of buildings and any future approved scheme. lternatively, documentary evidence from a Building Control Officer confirming full D L1 compliance is required. For the purposes of the assessment 5 HT's were identified. In the EE Scenario, HLP's ranged from 1.18 (1 credit) to 1.75 ( credits). - Mark Stewart to supply finalised plans, sections and construction details sufficient to perform comprehensive SP calculations in due course. Internal Lighting 2 Energy (continued) Ene 3 Provision of internal lighting systems which are low-energy 4% dedicated low-energy lights 1 75% dedicated low-energy lights 2 - ny fitting that consumes less than 5 W may be excluded from this credits assessment. This will also allow 6/4 litre dual flush toilets to be installed, whilst still achieving the extra credit. Mark Stewart confirmed the units would be installed via (7/7/8). - Mark Stewart (TP Bennett) to provide specifications of low-flow sanitary fittings once finalised. Water Wat 2 External potable water use 1 Rain water collection system for watering gardens and landscaped areas - The credit can be awarded by default if no private or communal gardens are specified OR if only balconies are provided. 1 Size requirements for homes with individual gardens, patios and terraces: bedroom home w/ private garden, min. of 15 litres bedroom home w/ private garden, min. of 2 litres. - External Landscaping Drawings - Mark Stewart (TP Bennett) confirmed via (7/7/8) to the installation of 5 litre or greater - Terraces and patios, min. 1 litres. rainwater butts for the Terraced units, with the - Specification of rainwater collector stairwell roofs being a viable collection site. These materials were confirmed by Mark Stewart (TP Bennett) as current design via (7/7/8). Terraced - Flat Roof - Timber joists, decking, membrane and paving slabs; B Pitched Roof - Timber rafters and joists, insulation, standing seam metal roof; Flats - Flat Roof - Timber joists, decking, membrane and paving slabs; B - + Terraced - Brick/Block with Insulated Cavity for 3 facades; + - Insulated Render and Block for the façade facing the railway tracks; Flats - Timber clad, timber framed, steel structure; + - For both - Party Walls - Cavity Blockwork walls with plasterboard and paint; B - Partition Walls - Timber studwork with plasterboard and paint; + (Constructions are assumed, as details were not discussed at the kick-off meeting (22/5/8)) Terraced - Ground Floor - Beam and Block Floor; B - Upper Floors - Timber construction floors; + Flats - ' Ground' Floor - Screeded in-situ concrete; D - Upper Floors - Steel Decking; Windows 3 Terraced - Timber framed windows; - + Flats - Double glazed aluminium clad timber internal frame; E - B - Mark Stewart (TP Bennett) to provide Drawings/specifications/cross sections of building elements once finalised, both for terraced units and flats.
