All of our members of staff are able to deal with your enquiries/queries as they have knowledge of each individual property. We get to know you personally and all of our members of staff visit each and every property that is instructed on to the market to enable ourselves to confidently discuss the finer details your property has to offer. 4 We offer two levels of packages to give our customers the choice of meeting the buyers face to face, or letting us conduct accompanied viewings. Whichever package you choose you will get the same level of commitment from us to sell your home. SALES PACKAGE 1 SALES PACKAGE 2 This package offers you the choice to market your property with the benefit of having a cheaper fee. Agents today generally do not offer you the choice of how you want your own property to be marketed. The service you will receive will not differ, we always ensure your property is marketed with the aim to getting it sold. With this package you will conduct all the viewings, after the viewing we will call the clients with-in 24 hours to encourage them to offer and obtain feedback. ACCURATE VALUATIONS COMPREHENSIVE MARKETING PROFESSIONAL SERVICE INTERNET ADVERTISING PROACTIVE DATABASE AS MANY COLOUR PHOTOS AS REQUIRED FOR SALE BOARD/S PROMINANT WINDOW DISPLAY COMPREHENSIVE FULL COLOUR DETAILS & VIDEO TOUR FULLY TRAINED STAFF ACCOMPANIED VIEWINGS This service has all of the features of our package 1, with the additional benefit of the accompanied viewing service. We know what works and know what our clients want. This package allows us to conduct all the viewings on your behalf, we understand you may know your property better than us. However, with our combined experience and knowledge we hope we can sell your property quicker than you could. We ensure that we are available to conduct all viewings on your behalf which enables us to get honest feedback. We offer 7 day a week accompanied viewings and out of office hours where required. We arrange times to suit both the buyer and the client and we ask owners to be out if possible to help put the buyer at ease. We will know exactly what a client thinks about your property after the viewing to ensure we give you 100% feedback. Feedback is essential in knowing that your property is being marketed correctly and most of all presented at its best. 5 EPC & FLOOR PLAN SALES October 2007 saw the introduction of the Energy Performance Certificates (EPCs). All properties that are on the market must have an EPC that is available for inspection by prospective buyer. The price also includes a 3D floor plan which is essential in today s modern market, clients can see the layout of the rooms etc at a glance. We use several qualified Energy Performance Assessors and can arrange an EPC and 3D Floor plan for you. Just ask us for more information. Payment will be required upfront. EPC & 3D FLOOR PLAN Inclusive of VAT (20%) COMPREHENSIVE MARKETING Your property will be instantly marketed on our website lesleygreaves.co.uk and Rightmove.co.uk. The internet enables buyers to see your property both locally and nationally and to find out other vital local information, such as Ofsted reports for local schools and much more. Your property will have a good quality brochure with as much detail and photos as required, a clear 3D floor plan* and a current EPC*. We also have a prominent window display and a modern computer system which includes a Facebook and Twitter account to help ensure that your property is being marketed from every angle possible enabling us to pro-actively target our mailing system of clients waiting to buy. We use all of the newest technology to ensure your property is fully marketed not forgetting traditional ways such as talking to clients on the phone to encourage them to view.
6 ACCURATE VALUATIONS Getting the price right to begin with is crucial. We understand the current market we are in and we are aware of the prices that are being achieved. We find suitable comparables of similar properties, prior to your valuation taking place. Once on the market, we believe that clients want to be communicated with in full detail and continuously. That s why we will not only contact you if your property is having a lot of interest, but also if your property is having little interest we will find a solution to resolve the problem quickly and efficiently. ACCOMPANIED VIEWINGS With years of experience in sales we know what works, working differently to the rest. We conduct all viewings on your behalf, to ensure that we get honest feedback which enables us to encourage a client to offer. We arrange times to suit both yourself and the viewer and we ask owners to be out of the property if possible to help put the viewer at ease. This allows us to show clients around a number of properties giving them the ease to view and allowing them to make a choice. This also helps us to get to know our clients and their individual requirements.
7 ONCE A SALE IS AGREED Finding a buyer for your property is usually the less stressful part of the sales transition, often it is the sales process to completion that is fraught with challenges. We successfully validate the credentials of buyers and sellers and additional parties involved in any related transaction before we issue a memorandum of sale. We proactively and regularly check every link of every agreed chain, keeping buyers and sellers informed of the process throughout. We will discuss any concerns, should they manifest.
