3 Bridging Loans **shortlisted 2013 & 2014 for the best Bridging Broker By Bridging and Commercial distributor** The market is full of business opportunities capturing them can mean that you need to look beyond traditional sources of funding. Bridging Loans are available without limit from 25,000 terms range from 1 month to 36 months up to 80% loan to value (LTV) or if required 100% LTV can be arranged with the inclusion of extra security. Interest on the bridging loan is rolled up or retained on the basis for a set period of time, usually 6-18months which means that no further payments are required. Mr B An experienced developer, found that he was missing out on securing his purchases as banks couldn`t operate in the required timescales. Niche FS secured 1.2million via a Bridging Loan which was secured against a projected purchase price of 1.7million on completion of the project. Niche FS completed the Bridging Loan within three weeks enabling the client to secure the house, committing to repaying the Bridging Loan on sale of the property within six months. Second Charge Loans Second Charge Loans can offer compelling benefits when it comes to an individual s borrowing needs. Retaining mortgages with low SVR`s, age restraints or repayment only mortgages make re-mortgaging to raise capital unattractive or in some cases not possible. Originally the Mortgage Broker was looking to arrange a remortgage for his client in order to repay their unsecured credit but their property down valued and as the Loan To Value is restricted for remortgages it was not an option he could offer. The Mortgage Broker then contacted us at Niche FS to ask if a Second Charge Loan could be an option, the Mortgage Broker knew that Niche FS had access to lenders whose products cover borrowing up to 80% LTV. Niche FS were able to source a lender for the client arranging a Second Charge Loan of 58,000 to repay all of their unsecured credit commitments, which were costing over 1,900 per month as they had some costly HP agreements. The new monthly repayment on the Second Charge Loan was 666 therefore saving the client well over 1,200 per month. 4 Development Finance While there are always business opportunities available to those who pursue them, there might not always be an obvious source of finance, Niche FS think outside the box, providing affordable alternatives to the options provided by other Brokerages or Banks. Utilising lender relationships and a vast accrual of experience Niche FS endeavour to provide finance where other options have not been possible. Development Finance Providing a Boost Minimum amount usual 150,000 with no maximum Term of up to 2 years Applicants in most cases need to have proven experience, although individuals circumstances will be considered For loans to Companies, a personal guarantee will be required from all Principles Maximums considered based on gross development value (GDV) is usually 70% depending on the nature of the deal higher values will be considered Development finance is by its nature going to be complex and specific to each project it is required for. The main complex itself provided two conference rooms, 45 training rooms and 138 bedrooms for delegates. Within the wider grounds, there were four tenancies on residential cottages, along with separate plots of lands used as fields for pasture and woodland areas. As it stood, the site was valued at being worth 2.5 million. The client bought it on the basis that planning will be obtained to then see the site significantly developed, creating 63 new units and refurbishing some of the current builds to create 80 units in total. As such, a deal for a net advance of 1.2 million was completed in a very short timescale, allowing the borrower to get his developments underway. Auction Finance The auction market is officially booming. Young professionals are showing a trend toward property investment as an alternative to pension investment. With a booming Buy to Let Industry struggling to keep up with the demands for rental properties and individuals moving up the property ladder Auction Finance is a product that has evolved to meet this demand. Auction Finance is a short term capital loan, amounts are available from 40,000 to 250,000 other products are available via Niche FS, if a larger loan is required or if there is impaired or damaged credit, Niche FS have a variety of different products to suit each individuals requirements. 5 Innovations in Finance Being a Niche FS Introducer Mezzanine Finance Mezzanine Finance is an exciting product, providing Property Developers and fast growing businesses with crucial additional funding. Often referred to as Junior Debt, Mezzanine funding is a Second Mortgage, sitting behind the First Charge or Senior Debt. By accessing a higher Loan to value, the Mezzanine element will often provide sufficient funds to unlock a development deal or simply increase the LTV on higher risk ventures. Although more expensive than Senior Debt, a structured finance package that includes Mezzanine Finance will often reduce the developers cash contribution to as little as 10%, which is a very attractive proposition and great selling point. In addition, most Mezzanine Lenders are happy to use third party specialist reports such as valuations, thus avoiding unnecessary fees. We have a comprehensive range of Lenders providing this type of finance for residential, commercial and mixed use projects. The minimum Loan amount is typically 100,000 with no maximum. Detailed below are a couple of cases studies: A developer, who we regularly assist, had terms produced for a site in London, to build out two houses on one plot with a GDV of 12m. We had already secured him the 4m senior debt and he was financing the rest of the site from his own equity, which were a combination of capital he already held and the sale of one of his current developments. It became apparent quite quickly leading up to completion that the sale of his current development would not happen in the timescales expected and as such required another 1.8m as a mezzanine fund. As we already had extensive files on the development, terms were secured for the developer the same day, the lead times for completion were not disrupted and the completion deadline was met by all parties.
