3 Secured Loans Secured loans are becoming increasingly popular in the UK, and could help you to access another income stream which you may not currently be benefiting from. Mr & Mrs H recently purchased a repossessed property and completely refurbished it for their own occupation. Why choose a secured loan? Vantage Finance arranged the following for Mr & Mrs H despite the fact they had not long purchased the property and were not yet living there: Loan amount: 100,000 Loan purpose: To complete the work which was mainly cosmetic Loan term: 20 years Repayment type: Capital and interest Interest rate: 7.90% Loan to value: 60% Loan amounts ranging from 10,000 to 3,000,000** Early repayment charges on secured loans subject to a maximum of two month s interest*** Secured loans can be arranged on residential, buy to let, semi commercial & commercial property. Nonstandard construction properties considered Up to 95% LTV* (to include first mortgage balance and any early repayment penalties where applicable) Interest only loans available Adverse credit can be accepted *LTVs reduced for loans made for business purpose or secured against buy to let or commercial property. ** 3m maximum loan applies to buy to let loans, lending for business purposes, or to high net worth individuals. Loans above 250,000 on residential property where it does not fall into one of those categories are by referral only. ***Applied to loans which fall under The Consumer Credit Act, (CCA) and not applicable to business loans, or loans against property which is not the clients primary residence. 4 Bridging Loans & Short Term Finance Vantage Finance is a well-established distributor of short term or bridging finance now an integral part of the mortgage industry since the lack of liquidity within the mainstream lending market. Why opt for a short term loan? Highlights and benefits Mr R needed to raise some money pending the sale of his property to inject into his business to help with cash flow. His existing mortgage was with the Halifax on a very good rate and he needed the money quickly. Due to the popular location of his property he expected that he would be able to repay the loan very quickly. Vantage Finance arranged the following for Mr R: Short term finance used to be viewed very much as a means to purchase one property before selling another. It is now very commonly used for a range of purposes, including: Purchasing a property which requires refurbishment, and is not considered suitable for a conventional mortgage Auction purchases, or any purchase where there is a tight completion deadline Raising money for cashflow, or business expansion plans Extending or developing property Paying tax bills Raising money quickly for any other legal purpose Loans can be arranged in a matter of days, but will usually take around 7 10 days depending on the complexity of the situation, and the property type Can be arranged on residential, buy to let, commercial, semi commercial property and land, by way of a first or second charge Interest can be rolled up, or retained by the lender on completion for the term of the loan so the borrower does not have to make monthly payments throughout the agreed term Loan amount: 65,000 Loan purpose: To inject working capital into a business Loan term: 12 months Interest rate: 1.2% per month Loan to value: 40% Mr M was looking for development funding on a central London apartment which needed a complete refurbishment. Vantage Finance very quickly arranged a loan for Mr M on the following basis: Loan amount: 2,550,000 day 1 with a further 500,000 to be released in tranches against work completed Loan purpose: purchase and refurbishment Loan term: 12 months Interest rate: 1% per month Loan to Value: 70% Loan terms from 1 day to 23 months Up to 75% LTV, and higher with additional security No maximum loan Adverse credit accepted No proof of income required where interest payments are retained or rolled up Competitive commissions payable to our introducers We ve engaged Vantage on a number of occasions to help our clients with various projects - often quite challenging scenarios! 5 Commercial Mortgages Vantage Finance sources commercial mortgages from the whole market, from specialist lenders to major high street banks. This means we often secure better terms on commercial mortgages than the deals offered to our clients by their existing banks. Why choose a commercial mortgage? Commercial mortgages can be used to purchase premises for your self-employed client s business, or for investor clients looking to expand their property portfolio. Acceptable property types include: B&B s/hotels Care homes Dentists Doctors surgeries Farms/farm land Loans available from 25,000 with no set maximum loan Interest-only periods available for some clients Investment properties let on short leases Adverse credit can be accepted Public houses Restaurants Golf courses Land Light industrial Leasehold properties can be accepted Lending can be against a going concern in some instances Rates can be linked to bank base rate, LIBOR, or fixed for a period Non standard properties accepted Lock up garages Nursing homes Offices Residential property & property portfolios Retail/shops Mr M needed to refinance a commercial premises which consists of workshops, stores & offices, he had been running his own business from the majority of the premises in 2008 but decided to sub divide the units and seek tenants for the various units due to his age and plans to soon retire. Also in 2008 the client was sequestrated over an HMRC VAT bill which had not been paid. Although suffering liquidity issues at the time he was still solvent and during 2010 a petition was presented to have the sequestration recalled, and this was successful in 2011 but left the client with a lot of debt and as a result. The property had been owned by a Ltd Company throughout the period of insolvency and was transferred back to his personal name in December 2011, just 1 year before the loan application, therefore there was a lack of accounting information to contend with as well. Loan amount: 297,500 Loan purpose: To clear debts Loan term: 10 years Interest rate: 13.40% Loan to value: 70% of the forced sale value A limited Company had run to expiry on it s existing Natwest facilities which required repayment ASAP. One property consisted of a pub on the ground floor with two flats above let on AST s, and the other was just a pub. New 5 year leases had been created for the pub. Lack of liquidity within the Banks had lead to a shortage of funding in the commercial mortgage sector, especially against investment property, and even more so for pubs. Vantage quickly found a solution and arranged the following against the two properties. Loan amount: 870,000 Loan purpose: To repay expired loan facilities Loan term: 5 years (interest only) Interest Rate: 6.45% above 3 month LIBOR Loan to value: 65% Vantage Finance is a member of the National Association of Commercial Finance Brokers (NACFB). NACFB is the UK s trade body for business finance brokers. Its members can source commercial mortgages, bridging finance, vehicle finance, invoice finance or equipment finance for business.

6 Development Finance In a challenging market for property developers, we use our expertise to source development funding with the best possible terms for your clients. We work with experienced developers, as well as those who may have experience in building, project managing or property generally but have never developed property themselves, or those with no experience of developing. Mr B required funding for a development project in a prestigious area in Buckinghamshire. The project had began as a simple refurbishment of a 2,500 sq ft property and the client s existing bank had financed the purchase, however planning had subsequently been achieved to redevelop the property into a 12,500 sq ft house. 500,000 had gone into the development already from the client s own funds and the bank unexpectedly refused to lend anything further to finish the project. Why Vantage? Development finance can be difficult to obtain. Some developers are finding that their usual method of raising finance for their projects is longer feasible, or have been turned away by their lender. We will go through the development appraisal and use our detailed knowledge of the market to find a lender who will offer the best possible terms to suit the individual requirements of the developer. Terms vary between lenders but generally the following can be achieved for a strong client with a good proposal: 65% of the gross development value apportioned as follows; 100% of the build costs with the remainder to go toward the purchase of the site with an allocation for fees and interest where applicable where applicable Interest roll up available with most funders From single dwellings to larger developments Houses and apartments Residential or commercial development Conversions and refurbishment projects Having spoken with other banks, and mortgage brokers with no offer of funding the client was put in touch with Vantage Finance who arranged the following. Loan amount: 5,400,000 Loan purpose: Development funding Loan term: 24 months Interest rate: 3.5% Loan to value: 65% I cannot recommend the team at Vantage Finance highly enough. 7 Buy to Let Mortgages We specialise in placing buy to let mortgages where a high street option is not necessarily available. Below are just some of the product criteria available through Vantage Finance: No credit scoring No minimum income Flats above retail premises Non-standard construction properties Converted blocks where flats remain on one title with no separate leases New build accepted A Limited Company with two directors, one living in the UK and the other in Spain required funding against a freehold property comprising of 7 self contained flats. 2 flats were tenanted and 5 on the market to let. They had purchased the property in poor condition and refurbished it ready to let. Vantage Finance arranged the following for the company to allow the Company to release capital to move on to their next project. Loan amount: 412,500 Loan purpose: Capital raising Loan term: 5 years (interest only) Interest rate: 5.55% above 3 month LIBOR Loan to value: 75% Adverse credit I have been dealing with Lucy and the team at Vantage Finance for many years.
