If you are looking to purchase either a New Homes Warranty or Social Housing Warranty, you will be required to register with Premier Guarantee as a Developer and / or Builder. As part of our registration, you will benefit from: A free copy of our Technical Manual, written and collated by a team of construction experts, as well as additional copies for each site registered Help to promote your homes with the use of the Premier Guarantee Registered Logo and free access to warranty information for potential purchasers Gain valuable insight into the industry with access to free training and seminars, focusing on advice on risk management and key news updates Details of our registration process can be found on our website. 5 Warranties for New Homes Whether you are building a single house or a multi-million pound development, we have the experience of covering these types of projects Using our New Homes Warranty means that after the first 2 years, you won t have to return to site if any defects occur we then manage that risk. 6 Warranties for Completed Housing Is your home less than 10 years old and without a structural warranty? If you are looking to sell the property you may need to consider putting one in place. Why? Warranties are used to help pay for damages should any defects occur so that you are not left with any major rebuild costs. It is also important if you wish to sell your property as mortgage lenders will ask for evidence of a warranty as part of their lending criteria. Our Completed Housing Warranty provides cover for up to the balance of 10 years - so for example, if your property is three years old, you would receive seven years of cover for your home. In particular this has been achieved by working closely and in a practical manner with the site inspection team, reducing defects and the associated costs. 17 Keeping up to speed with it all can be difficult, which is why we have our technical services team on hand to guide you through issues such as new construction methods and product/system approval. When you choose a Premier Guarantee warranty, the following steps will take place: Step 1. Initial Assessments When you register with Premier Guarantee, you will undergo an assessment to make sure you are able to build to the required technical standards. Technical Services As the construction industry evolves, so do the processes and materials that we use to build our homes and buildings. You will be assessed on key areas of construction management, including site supervision, use of sub-contractors, site facilities and safety policies. Current and past work can be used to demonstrate your competency. Once you have successfully completed your assessment, our Risk Management Surveyor will notify our customer service team and they will add this to your registration details. This will be valid as long as you are registered with us. Step 2. Refurbishment Assessments Refurbishment Assessments will only be completed when your development includes retained structural elements and waterproof envelope of any existing building. Our Risk Management Surveyor will carry out a Refurbishment Assessment of the existing fabric to determine if we can accept it as a standard risk under our policy. Depending on the condition of the existing building elements, an expert survey may be required. If deemed acceptable, we will then follow the Technical Audit process as outlined above. Step 3. Technical Audits Our Technical Audit process has been designed to support a bespoke inspection plan for each development we work with, focusing on critical areas of construction in today s built environment. Our Risk Management Surveyors will undertake this process with your Site Manager to ensure clear understanding between your site team and Premier Guarantee.

18 Each site inspection plan follows a similar process with individual visits tailored to the needs of your development: 1. Following your initial assessment, your Surveyor will talk through the information we need throughout the build and agree your inspection plan. 2. Your Risk Management Surveyor will then visit your site based on the tailored inspection plan, and you will be given a Site Record Book to keep on site. We keep the notes of each inspection in this book so we can track progress and identify any potential issues. 3. After each site visit, a Site Inspection Report will be completed and sent to you to identify your progress. 4. When you have completed the build, we will have a final handover inspection, following the application of the Logic Test, as outlined in the Technical Manual. Premier Guarantee Technical Manual Our Technical Manual has been written and collated by a panel of industry experts to support house builders in meeting our Technical Requirements and to provide a wealth of best practice guidance. It is being widely recognised throughout the industry, already gaining RIBA CPD and CIAT accreditation. All registered Premier Guarantee customers will receive a free hard-copy version of our Technical Manual and additional copies for each subsequent site you build under our schemes. 19 Building Control Our Building Control service has been created to work in collaboration with our warranty schemes, streamlining the entire process to save you both time and money on your residential, mixed-use or self-build projects. Combined approach throughout your build On registering your site, you will be assigned a dedicated Risk Management Surveyor who will be responsible for both your Warranty and Building Control inspections. This means all plan checks for your warranty inspections and Building Control will be dealt with simultaneously, significantly reducing time and effort. It will also help to improve the stage approval process and ultimately reduce your overall cost. If you need greater support for larger or more complex builds, we can give you additional guidance and resource via our Surveyor network and in-house team. By combining our services, you can be sure that you will be hitting above and beyond what is expected of you from compliance with Building Regulations. Consultancy based service From design stages to completion, your Surveyor or project team will support you through the build process using our tested risk management approach that will not only reduce the risk of costly defects but help you comply with Building Regulations.
