2 Rental with Full Management Services o Detailed and In-depth Marketing Plan Starting with a community approved For Rent sign placed on property o Use of the Mid-Florida Multiple List Service (MLS) o Internet advertising of the property on up to 25 websites, including Craigslist and AHRN (Exclusive to relocating military personnel) o We qualify all prospective tenants utilizing industry leader, Lexis-Nexis: o Verifying credit, criminal, and eviction reports o Verify income and employment o Verify Residential/rental history o We cooperate with all brokers/agents and offer a Co- Broke/Finder s Fee o Record taken of house status before tenant moves in o Record taken of house status at completion of lease o Preparation of all leases and agreements via our Corporate Attorney o Periodic inspections throughout tenancy o Monthly Accounting/Income statements provided via state of the art software o Monthly disbursements made to owner via bank transfer for faster funds o Management of monthly services (i.e. lawn, pool, Pest, etc ) o Arrange any needed repairs or services with insured/approved vendors o All deposits/fees collected (security, pet) are held in a noninterest bearing escrow account as required by law o Quick eviction processing utilizing our corporate attorney, Heist, Weisse & Wolk, P.A. If necessary (additional Fees Apply) FEE: $995 Leasing fee or 1 months rent, whichever is less and $75 flat fee per month for property management. No out of pocket expenses, everything taken from collected rents. This above option gives you the peace of mind knowing that your investment is being looked after by an experienced and professional property management team.

We do the advertising and marketing and qualifying of prospective tenants; you are in charge of running and managing the rental. FEE: $1095 Leasing fee Again, no out of pocket expenses, everything taken from collected rents.
4 Pricing Break Down Initial Leasing Fee - $995 to $1095 Used for all advertising and marketing, co-broke fees and as earned compensation for a job well done in relation to getting the property rented. Monthly Management Fees $75 - Compensation for day-to-day management of the property, including but not limited to: rent collection, service calls, vendor hiring and management, and eviction services. (NOTE Additional fees may apply) Renewal Fee - $95 Rental price and terms will be negotiated at least 60 days out from the end of the current lease. New Lease ordered from corporate attorney. Renewal Leasing Fee - $895 If the current tenant decides NOT to stay, a new marketing schedule will need to be started. Since we will continue to manage the property a lesser fee will be incurred.
5 Transfer Fee - $295 Unhappy with your current Property Manager? Give us a call! We will coordinate the move to our firm. We ll do a thorough walk through of the home, we will transfer the security deposit to our escrow account, we will renew the lease (if applicable) and we will set you, the owner, up on our state of the art ACH transfer system be anywhere in the world and you will have your rent deposited into an account of your choice! Multiple Home Management Fee - If we manage two of your properties the fee goes down to $65 for both, If we manage three or more of your properties, the fee will be $55 for each. It s our way of saying Thank you for your business. Expectations Expectations, we all have them. And we get upset if those expectations are not met, or fall short. We believe in complete communication, and being upfront about the
6 processes and methods we use. This is the first step in a successful business relationship. We will keep you informed of everything pertaining to the property; we will give you the bad news just as easily as the good news. Being your property manager is a job we take seriously and we want you to be satisfied in your decision to hire us. It is important that you understand exactly what to expect from us. Our Rental/Management Philosophy Is Simple: The unit that the tenants are renting becomes their own for the rental period. We tell the tenants to live as they would if they owned the house. Paint the walls, put up the pictures, but be mindful that we are passing possession of the home to them in a certain condition. We expect it to be handed back to us in the same if not better condition. It s as simple as that.
