3 FROM A PORT AREA TO A VIBRANT COMMUNITY A former port area, close to the city of Reykjavik but currently isolated on a cape, turns into a vibrant wellconnected urban community. The area will become a home for approximately 2000 residents and it provides a wide range of services for the locals and visitors. Solborg is a Nordic model answer to two questions of utmost importance everywhere in the world: 1. How to create affordable high quality living options for growing urban populations? 2. How to spark and sustain behavioral change towards smarter use of resources? 3

4 KEY DESIGN DRIVERS FOR SÓLBERG Adjustability Building in phases, enables adjusting plans throughout the process. Successful temporary activities in empty areas and spaces can be turned into permanent practices at later stages of development. Adjustability is also present in the housing solutions. Solborg will provide opportunities to flexibly arrange work and life in ways that best suit residents personal needs. Locality Solborg s location provides it with both a natural sanctuary as well as clean energy sources. Icelandic expertise and tradition of living off the sea and the soil is present in many ways. Neighborhood participation Excellent life quality is based on the local community of diverse people. Solborg is also a model area for citizens participation in local decision-making with a variety of experiments from idea-gathering to co-creation sessions and participatory budgeting. Existing practices such as Betri Reykjavik digital platform will provide a basis for a concrete programme of neighborhood participation. Natural life cycle The built environment embraces the natural cycles of water, heat and wind. Solborg supports an environmentally friendly lifestyle connected to the seasons through gardening, agriculture and food. Local nature also provides many recreational opportunities. 4

6 DESTINATION FROM THE BEGINNING Over the course of the project empty open areas and spaces are allocated for temporary functions freely organised by citizens. These can be anything from skateboarding and music gigs to flea markets. Containers are used to create a loosely sheltered square and to store equipment of citizen associations and companies interested in using the area. Some of the flourishing activities may remain after the construction is over. Bridge is built right in the beginning to launch a fast connection for everyone in the Reykjavik area. Pathways along the shoreline connect to existing routes around the whole cape of Karsnes forming a uniform nature trail. Buildings are also build in stages and the greenhouse will evolve gradually to become the vibrant heart of the community. 6

8 HOUSING One fourth of the apartments in Solborg will be dedicated to students, one fourth to elderly people and people with special accessibility needs, another fourth to people with low income or a life situation necessitating special housing and one fourth will be on the open market. Apartments will be affordable and more compact in size than apartments in the Reykjavik area on average. Apartment buildings smart communal spaces can be used, for example, as a home office, or for recreational activities. Apartments can be modified to serve different life stages. Larger family apartments consist of units that can be converted into smaller independent apartments instead. Workshop apartments Some apartments will be connected to a workshop/store at the street level in a way that lets residents adjust the areas dedicated to work or spare time. These will be dedicated to small business owners and artists with families. Accessibility apartments Following design for all principles will make the area usable and accessible to everyone. Public spaces, services, and apartments are designed to flexibly serve special accessibility needs. As societies age, smart solutions that support independent living will be in high demand everywhere in the world. Solborg could become a pioneering living lab for cutting edge solutions in this field. Central winter garden is directly accessible from apartment buildings dedicated to special accessibility needs. 8

9 SERVICES Solborg will provide a wide range of services for local residents and visitors from all over the world. In addition to basic public and commercial services, the area will lean on its unique natural surroundings and expertise to provide leisure services for a heightened quality of living. Greenhouse technology as a basis of new type of public space A large central winter garden serves as a pleasant public space that is easily accessible by all. It s connected to the central square and many services, and actively used for community gardening and cultivation of vegetables for local restaurants. Thanks to geothermal energy Iceland is a pioneer in greenhouse technology. Local universities and other developers will be engaged and the greenhouse area will be used as a platform to test different ways of adjusting industrial agricultural greenhouse structures, lighting and thermoregulatory solutions to serve as public space and cultivation. Centre of nature and agriculture As the public interest in food and food production increases, Icelandic examples of living off the land and sea become very interesting to the wider public. The Centre will provide edutainment to visitors, school children and anyone interested in understanding how nature feeds us and how we apply technology to cultivate it. The winter garden, natural areas nearby and the local restaurant are all part of the ecosystem built for enhancing the understanding of how nature and our eating habits and wellbeing are essentially connected. The aim of the Centre is to produce globally scalable tools of behavioral change which support a sustainable change in eating culture. Sports, bathing and music The area provides great opportunities for various leisure activities: a large indoor hall for different sports, an outdoor park for skateboarding and bmx-bikes and a lot of room for outdoor sports and hiking. These and the arena for cultural events serve the whole Reykjavik area and its visitors. 9

11 TRANSPORTATION An efficient public transportation system and shared bicycles and electric cars reduce the need for parking infrastructure and provide a smooth connection to the city centre, universities and the Reykjavik hospital in the north and to the growing neighborhoods in the south. Tram system as the long term solution Solborg connects an efficient ultra light rail tram system that will be built to serve Reykjavik s growth areas. The new bridge is dedicated to public transport, bicycles and pedestrians. The tram system is an environmentally friendly solution to avoid future traffic jams, and geothermal energy will make its operational costs low. Most successful behavioral shifts from private car use to public transport are facilitated by rail-based solutions (Scherer & Dziekan, 2012). In order to provide good connections for residents from the beginning, the route of the future tramline is initially run with buses. Shared bicycles for shorter distances Bike lanes and parking are taken into account in all development. A new fast bike path connects the area to Hamraborg in the west and to the universities up north. Bicycles are included in the public transportation system. You won t need to own and upkeep a bicycle and you can easily ride it one way of your commute and take public transportation back. It is possible to cycle a part of trip and change to a connecting tram, as bicycle stations are located near tram stops and commercial buildings. Some of the bicycles are electric and thus easier to ride, even in heavy wind. Shared electric cars and ride sharing For trips to other locations Solborg has a car sharing system of electric cars. In order to ensure efficient use, the local community car sharing system is accompanied by a ridesharing service that allows people to notify others for free space in their cars or search for rides to given locations. This is built in the first stage of the development as part of a larger social cooperation initiative between the student and elderly populations in the area. 11

12 ENVIRONMENT Living by the nature There are plenty of natural green areas; parks and a green belt with a path that goes around the whole Karsnes. The shoreline is built respecting local wildlife and small islands provide nesting locations for local birds.
