Being located on the TU/e campus means that all the facilities and knowledge relating to chemical engineering and chemistry, physics, biomedical technology and mathematics are easily within reach. Target group Highly promising technostarters and growing companies of up to 15 personnel Focus on technostarters from the (bio)chemistry, biomedical, physics or mechanical engineering sectors Accommodation options Catalyst has not only office units but also chemistry and physics laboratories and workplaces that can be rented in combination. Catalyst provides a concentration of technology compactly within a single location and, as such, offers young technostarters more synergy, cooperation and know-how exchange. Naturally this business centre has a central reception service, meeting and conference facilities with all kinds of multimedia options and a high-tech broadband ICT network.

Unit description Price per year (ex. VAT) Office spaces (39 units of various dimensions): Price per square metre, per year 333,- Prices include heating, electricity consumption, services and facilities. Physical laboratories and workspace (10 units of various sizes) Price per m² per year 384,- Physical laboratories have wide access doors, antistatic floors and walls, multiple air extractors, plentiful electricity points, compressed air, argon and contaminated water drainage. Prices include heating, electricity, central reception, services and facilities. The costs for using electricity, compressed air and argon are charged on the basis of actual consumption. Tenants are not allowed to bring in any materials and/or chemicals other than via the facilities of TU/e. Chemical laboratories (20 units of various sizes) Price per m² per year 454,- Chemical laboratories have wide access doors, antistatic floors and walls, multiple air extractors,plentiful electricity points, compressed air, water, argon, and contaminated water drainage and laboratory furniture including fume and savety boxes. Prices include heating, electricity, central reception, services and facilities. The costs for using electricity, compressed air, water and argon are charged on the basis of actual consumption. Tenants are not allowed to bring in any materials and/or chemicals other than via the facilities of TU/e. The rental prices given here apply to 2011; the rental price is indexed as stated in the rental agreement. Upon the conclusion of the rental agreement, a deposit in the sum of two months rent (the all-in amount) is payable. Further provisions on this subject are included in the rental agreement. Closed The reception is closed for a maximum of five days each calendar year in addition to official holidays. The tenants will always be informed well in advance of this

Turnaround Calculated per 10 minutes or part thereof, rate 4.20 time depends on the available staff. Telephone service: telephone calls are answered if the tenant is absent or on another call. Use of office equipment Binding equipment Guillotine Paper shredder Photocopier (inc. paper, reduction and sorting facilities) A per copy, colour 0.20 A per copy, colour 0.30 Copy and coffee card 5 single payment Post Delivery of incoming and outgoing post, excluding postage charges. Stamps are available at the reception. Consulting rooms and conference room The meeting rooms are equipped with a smartboard, to the following limits: beamer and flip-over chart. Number of rented m 2 Half-days use of Use of consulting rooms and/or the conference room is the consulting room free up to a certain limit that depends on the number of 0-49 m 2 5 half-days/year square metres rented. The consulting rooms measure m 2 10 half-days/year 25 m 2 and the conference room measures 50 m 2 ( m 2 15 half-days/year and 20 participants respectively). 6 Available services and facilities Burglary security Burglary security is mandatory for units on the ground floor. For units on the upper floors it is optional. The standard package consists of: Connection to the central system Automatic reporting (outside office hours) to the incident room The lessor is responsible for the alarm call being followed up The tenant may not install his or her own burglary security without the lessor s explicit permission. Ventilation All units are equipped with a system that provides permanent ventilation. Fully individualised climate control including airco Internal public areas Flexibel workspaces Heating, lighting, water and electricity Cleaning and maintenance Use of central toilets Parking Own car park beside the building Parking for visitors Maintenance and access to car park General maintenance and insurances Normal insurances for the business centre as a whole (fire and buildings) Contents insurance for central services areas Building maintenance Maintenance of green spaces MISCELLANEOUS Coffee/tea/soup Access pass: for access to building (outside office hours), car park and cycle shed Rates (ex. VAT) 37,40 per month Costs payable by the tenant Costs per parking space per year 500 Via campus and TU/e rate Included in the rent 0.27 (tokens available from reception) security deposit per pass - 6 -
7 ICT provisions Catalyst has a high-tech ICT infrastructure in line with our tenants specific requirements, that is optimal flexibility, rapid availability, high bandwidth, good security and high reliability (fibre-optics). The ICT infrastructure is managed via the reception of the business centre. Service contracts have been drawn up for all crucial components of the ICT infrastructure. 8 Internet A collective external internet provider offers high-tech facilities, with a redundant internet connection up to 50 Mbps available immediately and extension options that include a (sophisticated) virtual firewall. Standard broadband packages are 10 Mbps ( p/m), 20 Mbps ( p/m) and 50 Mbps ( p/m). More information about the internet facilities (including prices) can be obtained on request. Server room With emergency power, air-conditioned with temperature monitoring, burglar and fire alarm and fire extinguisher unit. The server housing is 60 cm wide and 100 cm deep and is individually lockable. Electricity consumption is calculated separately and supplemented by a surcharge of 100% for the use of the air conditioning. p/month A. Server housing height 11 HE (49 cm, usable 10 HE) B.
