3 The concept of Building Information Modeling (BIM) is rapidly gaining popularity throughout the design and construction industry. BIM is essentially a data-rich database that can be expressed as a virtual model of your facility and the infrastructure within it. It is developed as a part of the design process but can represent a significant value beyond the design of your project. However, since it is an emerging technology, there is a lot of misinformation about what exactly BIM can or cannot do with regards to your specific project. At DLB, our BIM capabilities are at the forefront of the industry; it is a position attained by focusing on having the OPTIMAL combination of resources (human, hardware, software, training, etc.) to support it. INTRODUCTION TO RENDERING & BIM In our BIM experience, what we have found is that although the implementation of BIM is not yet fully mature, there are already several opportunities and benefits with this approach. These include: A Virtual Simulation a virtual simulation of the design, construction of your building / project that can help with the translation of needs into solutions. A BIM essentially is a database that contains any and all information related to your facility / infrastructure. Lower Total Cost of Ownership (TCO) a BIM-centric process certainly has the potential to provide a better building product at lower costs (both initial first cost and operating costs) to the client. However, the ability to execute a BIM-centric process is wholly dependent on the BIM implementation team. BIM & AIA Integrated Project Delivery (IPD) the American Institute of Architects (AIA) has created a delivery system that specifically seeks to leverage the holistic and collaborative benefit facilitated by the use of a BIM-centric process. From the AIA: Integrated Project Delivery (IPD) is a project delivery approach that integrates people, systems, business structures and practices into a process that collaboratively harnesses the talents and insights of all participants to optimize project results, increase value to the owner, reduce waste, and maximize efficiency through all phases of design, fabrication, and construction. INTRODUCTION TO RENDERING & BIM 1

4 One of the more recognizable manifestations of the use of BIM is in the incredibly stunning three-dimensional images and virtual animations that really bring the virtual building to life. The software and techniques involved in creating these renderings have evolved to where it is possible to produce an incredibly sophisticated and realistic output. PROJECT VISUALIZATION At DLB, we have professionals who are experts at using the various software packages that allow for the most complex rendering, lighting, daylighting and virtual walkthroughs to be created. 6 schematic design It is not necessary to have a complete project to have stunning visuals and often, visualizations are needed at the schematic design phase to validate the direction and design intent. From the very start we ensure the highest quality in all forms of project presentations. Schematic design is often presented in the form of lifeless two-dimensional plans and elevations. It only takes a minor sensitivity to light and materials to easily add depth and visual interest to the simplest ideas. Volumetric studies can be further developed into basic spatial distributions without losing the delicate quality of the choice of materials. This not only enhances the visual impact, but also helps the client relate to a seemingly real object as opposed to a cold computer graphic. 4 PROJECT VISUALIZATION

8 rendering styles From any angle and any perspective, and using the complete spectrum of rendering techniques, ranging from hidden line, sketch-mode, block shade / color, material and texture application, any style of graphical image can be created and used for effective presentation, coordination, construction document enhancement and real-life simulations. 6 PROJECT VISUALIZATION

10 weather Seasonal changes bring energy concerns to all buildings. Visualizing the effects of sun, rain and snow on facades and rooftops can help provide a better awareness to such concerns. 8 PROJECT VISUALIZATION

11 daylighting The ability to position the sun in relation to the building and then trend that information over multiple seasons allows for a comprehensive understanding of solar radiation levels on the building surfaces, as well as exploring daylight effects on interior comfort. 12 Traditionally, effective project coordination was overly dependent on individual heroics and those people with exceptional skillsets who could not only visually translate a number of disparate two-dimensional drawings from multiple trades / disciplines into a three-dimensional model in their heads, but to then also be able to identify where potential conflicts could occur. Techniques such as multi-trade coordination plans help with the visualization by assembling this information onto a single drawing but it remained two-dimensional and became congested and, therefore, difficult to comprehend. This ambiguity leads to more unanticipated situations and late hits that can have a disruptive and costly impact on your project, with fire drills to resolve. 10 PROJECT COORDINATION PROJECT COORDINATION BIM allows us to not only collate all of that same information from multiple sources, but it also provides us with the added benefit of a three-dimensional understanding and integral intelligence, such as automated collision detection. Some highlights include: Single Data Source Concept one of the powerful concepts when using BIM is that everyone is working on a single model and that a CHANGE that is made ANYWHERE within the BIM environment is a change that is immediately reflected EVERYWHERE in the BIM environment. Collision Detection / Risk Mitigation a major breakthrough on the coordination side is the ability to quickly identify physical conflicts or collisions throughout the building structure and / or infrastructure. Each conflict is then assessed and resolved prior to it being discovered during construction, thereby mitigating the risk to the schedule and cost of the project. Design >> Construction >> Commissioning >> Operations BIM represents an evolutionary work product that is integral to every phase of the design and construction project, as well as a critical tool for effective operation. The model containerizes all of the data throughout every phase and can recall and display any facet of it as needed for a given purpose. BIM & DLB s Holistic Approach at DLB, we have always been known for our holistic approach to projects and our staff has been trained to have a comprehensive multi-trade / multi-disciplined outlook which makes us naturals for using BIM the way it was intended to be used.

13 The next evolution in construction scheduling is here, thanks to BIM s ability to incorporate scheduling data and display it graphically over time as a FOUR-DIMENSIONAL visualization of exactly how the construction progress will occur. This data opens up the possibilities of early recognition of potential challenges, as well as the ability to optimize the sequencing. BIM 4-D SCHEDULING With an output that can only be described as a dynamic moving time lapse video, 4-D scheduling represents an incredible tool to better plan and understand the construction sequence / process and this function, in turn, can lead to less blindsiding in the field and, therefore, mitigating risk to project, cost, schedule and overall performance. Some of the highlights behind 4-D scheduling using BIM include: Microsoft Project we have significant in-house expertise in construction scheduling, using software such as MS Project, and it remains the platform from which the data for the 4-D scheduling can be created since it seamlessly interfaces with BIM. Practical & Tangible Value DLB s method of 4-D Scheduling is more than flashy simulations; it applies the fundamentals of industry leading experts into the sequencing process with tangible value. Construction Sequencing Possibilities you typically only get one chance at implementing the workflow sequencing, but by running different scenarios in a virtual environment, we can help the project team to develop an optimized implementation. Adaptive Scheduling through seamless updates to the MS Project schedule, the impact of any variables (e.g. weather, deliveries, new initiatives / direction, etc.) that result in changes is now able to be better communicated, visualized, understood and acted upon. This function can represent a powerful way to absorb changes with minimal negative impact to cost and schedule. Mitigating Potential Risk by placing the visual sequence at the disposal of each trade, risk is mitigated with the ability to overcome conflicts in coordination between trades, area constraints, and physical limitations not easily seen without the use of a 4-D virtual construction sequence. BIM 4-D SCHEDULING 11

14 There are many direct and indirect ways that BIM increases the ability to control costs on a project. Everything from automatically and dynamically generating material and equipment takeoffs, to a better visualization and understanding of the scope of the construction, can all result in a more accurate cost estimation and tracking process. In addition, the model itself can be used to streamline the effort associated in translation from design to construction by having the same model generate the information necessary to provide to all project participants. This concept is the premise behind the AIA Integrated Project Delivery system, with all participants actively involved from the very beginning to the very end and evolving / sharing the same model along the way. BIM & COST CONTROL Some of the direct and indirect ways that BIM can help with cost control include: Accurate Quantity Takeoff since the model consists of actual infrastructure components (piping, ductwork, lighting fixtures), as opposed to group of lines, circles and blocks, generation of a realistic Bill of Materials (BOM) can become an automated process. Better Visualization / Understanding = More Accurate Cost the greater the level of understanding and confidence in what the project involves, the more accurately the contractors can plan and staff the project construction. This awareness leads to more accurate pricing and fewer surprises which, in turn, provides greater cost control and tracking. Streamlined / Optimized Processes the shop drawing process is the vehicle that contractors use to confirm their understanding of the design intent and how it translates to the built product (since previously, design documents were often schematic depictions). With BIM, the model itself can be depicted to any level of detail imaginable and is, therefore, the single source for the design document and the shop drawing level of detail. This detail completely eliminates the cost and time associated with an iterative shop drawing process and, yet, it improves the accuracy of the translation. 12 BIM & COST CONTROL

15 The use of a BIM-centric process for the design and construction of your project has many advantages. However, the return on the investment extends beyond the completion of the construction phase and becomes an integral part of the intelligent data-driven ongoing operation of the built facility. With integrated management tools, energy analysis, maintenance, documentation management, and data storage all in a centralized, secure, easy to access manner, the benefit of a BIM-centric process can result in a world-class operation of your facility across its lifecycle; it is something that can result in significant operational cost savings. BEYOND CONSTRUCTION Your Living Breathing Model Without an accurate record of your case history, any assessment and planning effectiveness is significantly lowered, which threatens the operation and overall health of the project. With BIM, the project is captured and maintained with a living, breathing model that saves time, effort, and cost, with valuable savings applied across all aspects of lifecycle management. Some elements include: Lifetime Virtual Building Model an accurate and adaptable model of your facility is the starting point and foundation of any information that is needed to optimize its operation. Data contained in the models is used by Facility Managers for aspects such as asset tracking, space planning, renovations and additions. Adds / Moves / Changes Facilitator the model can be utilized to execute what if types of scenarios for adds, moves and changes that are being considered to assess the impact (cost / benefit) and potential logistics behind moving forward. Once an add / move / change has been executed, the model is updated and ready for the next change. Efficient Operation / Energy Savings BIM interacts with Building Management Systems (BMS) and analysis programs to operate more efficiently with quick analysis of current equipment states and various impact scenarios. The living model gives energy analysis programs the required dimensional data to implement savings in real time. BEYOND CONSTRUCTION 13

16 DLB chose Autodesk Revit as its BIM platform after looking at all of the products that were available. However, that was just the first of many components that needed to be determined with the overall goal of creating the optimal BIM environment. From a software perspective, BIM is much more than the Revit product. There are many additional programs that interface with Revit to provide even greater BIM functionality, both by Autodesk and from other software manufacturers, and DLB carefully selected the optimal software product for each BIM application in order to achieve the best possible goals. 17 Software is only a single component of a BIM environment. BIM is an incredibly powerful mode of operation and, therefore, it requires a tremendously powerful hardware environment to best support it. This implementation required a level of commitment and investment above and beyond what would typically be considered for a traditional consulting practice. The standard requirements for using BIM are already higher than for most software programs, but also represent lowest production / performance criteria. At DLB, we leverage our technology to where it no longer becomes a bottleneck by implementing the optimal hardware at the server, workstation and network level in order to eliminate any latency issues. DLB TECHNOLOGY INVESTMENT / ENVIRONMENT Some of the highlights of our hardware environment include: The DLB Data Center a state of the art, 900+ square foot data center with redundant cooling, redundant uninterruptible power supply (UPS) and backed with emergency power generators, the DLB data center is the hub of our technology environment. Some of the specs include: Full OC-3 Internet data circuit (155 Mbps) with redundant paths and separate battery backup utilizing a Tier 1 provider Enterprise level fully redundant Cisco network equipment Enterprise level deployment of VMWare (virtualization software) with multiple layers of redundancy and load balancing Enterprise level EMC SAN with multiple layers of redundancy and over 50 TB of storage Fully redundant Liebert UPS systems Fully redundant 1.5 ton Liebert computer room air conditioning (CRAC) units The latest FM200 fire suppression technology Extensive power and environmental monitoring to the rack level with exception notification Enterprise level network and system health monitoring High Performance Workstations for our Revit seats, our workstations far exceed the minimum performance requirements recommended to run the Revit software. 18 Having the right hardware and software is meaningless without the human resources who can effectively maximize that environment. At DLB, we have always encouraged employees to become technology power users and lifetime learners. DLB has never had a drafting department; instead we have always had our engineers design draft using the latest software in a true marriage of design and production. BIM represents a natural extension of that career path strategy. This cultural mindset is the foundation behind the development of the DLB BIM Training Program. DLB BIM TRAINING PROGRAM The DLB BIM Training Program is based on a customized curriculum developed in-house by our own expert Revit instructors and it covers the entire scope of learning: the basics of the program, all the way through to the advanced techniques and processes that are unique to the way we utilize BIM on our projects.
