4 Letting your Property Over 90% of our landlords are overseas buy-to-let investors. The process Rent appraisal We will inspect the property, research the market and provide a weekly rental figure Market the property to secure a tenant (see Choosing the Tenants) Negotiate report all offers and advise on the best one to accept Conduct an in depth tenant referencing process AST draw up the tenancy agreement and guarantor documents if necessary Secure the deposit and the first month s rent in advance Register the deposit with an approved Government scheme Prepare an inventory and check-in the tenant Inform all the relevant utility companies of new tenants details Arrange cleaning where necessary Handover keys to the new tenants Oversee the on-going rental collection Handle any tenancy renewals and negotiate rent increase Serve Legal Notice if the tenant or landlord does not want to renew Organise the inventory check-out Collect keys and return the deposit (see Managing your Property) Re-market 2 months before end of tenancy Our landlords are based in all areas of the world; the common factor is they own investment property in London. 5 Managing Your Property Total dedication and attention to detail. Having let your property it is important the property is managed efficiently. A landlord needs to be sure the tenants are moved in correctly, utilities are transferred and deposits secured. The on-going management can be time consuming, washing machines break, boilers fail and certificates need to be renewed. The smooth management of any property is constant. This task is not possible if a landlord is non-resident or if they are out of location. 6 Choosing the Tenants Making the right decision is key. Choosing the best tenants for a property is a skill. Whilst we are keen to make sure your property is let quickly, choosing a bad tenant can be costly and time consuming. We take all the necessary references and make sure the tenants can afford the rent. A good reference from a previous landlord and employer is worth a lot. Financial references are about affordability. It is vital to be ready to reject a tenant as well as accept one. A poor reference is an indicator. Whilst a guarantor s document is sufficient to cover rent for a student or young person, it is generally not considered to be acceptable for a tenant in work who simply cannot afford to rent. 7 Marketing your Property Photography and floor plans are a must. The aim and immediate focus is to appraise the property and make sure it is correctly presented to attract the best tenants. Excellent marketing is vital. We use the best photographs and where possible always have professionally drawn floor plans. Over 80% of all first impressions are made via the internet. Potential new tenants will often overlook a property when looking online if the photography is poor and if there is no floor plan. The system has been exclusively developed enabling us to deliver a management service that far exceeds other systems. For both landlords and tenants there is an overview of the tenancy. It is then possible to drill further down to see all the supporting documents and other key information. We also use an advanced electronic signature system for all legal contracts and other key documents. Our online statements showing all financial entries, income and expenditure are invaluable.
