Industry Standards Damage Assessments 3 rd party consultants and testing Control measures; physical and mechanical Cleanup methods and procedures RRP Standards Currently, no federal standards exist today which regulate mold remediation in buildings Proper remediation should follow industry accepted guidance documents; ANSI/IICRC S500 Standard and Reference Guide for Professional Water Damage Restoration ANSI/IICRC S520 Standard and Reference Guide for Professional Mold Remediation

Other documents commonly referred to are; New York City Guidelines EPA Mold Remediation in Schools and Commercial Buildings NADCA (National Air Duct Cleaning Association) ACR 2006 AIHA (American Industrial Hygiene Association) Recognition, Evaluation and Control of Indoor Mold IICRC - Institute of Inspection, Cleaning and Restoration Certification Formed in 1972 as an independent, non-profit, certification body, to set and promote high standards and ethics ANSI American National Standards Institute ANSI/IICRC S500 Standard and Reference Guide for Professional Water Damage Restoration ANSI/IICRC S520 Standard and Reference Guide for Professional Mold Remediation

ANSI/IICRC S520 Standard and Reference Guide for Professional Mold Remediation Indoor Environmental Professional (IEP): an individual who is qualified by education, training and experience to perform an assessment of the fungal ecology of property, systems and contents of a job site, create a sampling strategy, sample the indoor environment, interpret laboratory data and determine Condition 1, 2, and 3 status for the purpose of establishing a scope of work and verifying the return of a fungal ecology to a Condition 1 ANSI/IICRC S520 Category 1 Clean Water Originates from a sanitary water source and does not pose substantial risk from dermal, ingestion or inhalation exposure Category 2 Gray Water Contains significant contamination and has the potential to cause discomfort or sickness if contacted or consumed by humans Category 3 Black Water Grossly contaminated and contains pathogenic, toxigenic or other harmful agents ANSI/IICRC S500

Condition 1 normal fungal ecology May have settled spores, fungal fragments or traces of actual growth whose, identity location and quantity is reflective of normal fungal ecology for an indoor environment. Condition 2 settled spores An indoor environment which is primarily contaminated with settled spores that were dispersed directly or indirectly from a Condition 3 area, and which may have traces of actual growth. Condition 3 actual growth An indoor environment contaminated with the presence of actual growth and associated with spores ANSI/IICRC S520 Fungi no water, no growth Bacteria nearly every water loss Viruses bloodborne or through water in sewage

Fungal Growth Category 3 Category 2 Category 1 Fungi Are present in nearly every living environment Some are toxic Others have medicinal qualities While others help age food Spores range in size from 2 20 microns Require a food source and moisture to germinate Some fungi can germinate in as little as 48 hours

Bacteria Duplicate (exponentially) Can begin to duplicate in as little as 1 3 hours Measure.4 10 microns in size Commonly found in water damage jobs E. Coli Salmonella Tetanus Viruses Measure.03 to.25 microns in size Require a host organism Take over living cells and replicate themselves Can be found in sewage Hepatitis A, B, C and E HIV

Mold Proper steps Sewage Ultimate Goal Steps 1 and 2 Steps 3 and 4 Steps 5 and 6 Identify and correct the source of moisture Set up containment and Establish negative air Clean surfaces Establish the scope of work Remove contaminated building materials Post remediation evaluation and testing

Identify and correct the source of moisture What is the origin of water? What was it s path of travel? Has the problem been fixed? Establish the scope of work Determine the entire affected area? Determine un/affected contents? Determine un/affected domestic systems? Restoration Consultants, Inc. Set up containment and Establish negative air Utilize 6 millimeter fire retardant poly sheeting Construct a proper / durable containment Use equipment in accordance to industry standards to create negative air pressure Remove contaminated building materials Don t bash and trash Remove and transport affected building materials out of the affected area and building Dispose of properly

Clean surfaces Remove contamination Flush hard to reach areas Apply antimicrobial (if/when needed and in accordance with MSDS sheets) Detailed cleaning and or sanding Post remediation evaluation and testing Quality control 3 rd party clearance Eliminates potential conflict of interest The ultimate goal of remediation is to ensure that a structure can be reoccupied by it s occupants without adverse reactions Mold remediation; Is the effective removal of mold growth and settled spores to a level that is less than or equal to typical background or outside levels Sewage remediation; Is the effective removal of all sewage related microorganisms (zero pathogens) from contaminated surfaces or the physical removal and disposal of sewage saturated porous materials. Restoration Consultants, Inc. AMRT Technician Training handbook

Monitor regularly Structure must still be dried Re-assess moisture damage Document your job Vacate premise Maintain occupancy Immediate health/safety concerns Lower risk population High risk populations Small isolated affected area Very involved building Ability to set-up efficient control measures

Naturally occurring minerals found in certain building materials Typically found in facilities constructed prior to 1978 Exposure can cause disease of lungs and other organs Interior Demolition & Cleaning Emergency Containments Estimates and Consulting Services Coordination of asbestos identification Post Remediation Clearances Adherence to Federal, State and Local Regs.

1. Evaluate Space of Removal and Design Process 2. Notify Cal OSHA & Air Quality District (if Required) 3. Work with Supervisor to determine Skilled Crew 4. Safety Meeting and Documentation Prior to Start 5. Set Critical Seals as Appropriate Over Windows Doors and HVAC System 6. Set Up Decontamination Chambers & Negative Pressure Equipment 7. Wet Materials to Be Removed 8. Monitor a Percentage of Employees with Personal Air Pumps 9. Hand Remove or Mechanical Strip Asbestos Materials as Appropriate 10. Bag and Seal Waste for Transport 11. Detail Clean Work Area Including HEPA Vacuuming and Turn Over for Clearance Testing 12. With Favorable Results Tear Down Containment Clean and Determine Rebuild Options

Requires that firms performing renovation, repair, and painting projects that disturb lead based paint in pre-1978 homes, child care facilities and schools be certified by EPA and that they use certified renovators who are trained by EPA approved training providers. Contractors must use lead safe work practices Contain work area Minimize dust Clean up thoroughly

Restoration Management Company

Restoration Equipment

Containment Isolates affected from unaffected areas Reduces the risk of cross contamination Provides a layer of protection to occupants of unaffected areas Creates a smaller, more efficient, drying chamber Provides privacy

Air Filtration Provide negative air pressure Reduce the amount of particulates in the air HEPA - filters 99.97% of particles bigger than.3 microns

Time is against you!!!!! Moisture control is the key to mold control U.S. Environmental Protection Agency Moisture problems will progress to mold problems Water damage and microbial growth is progressive A rapid response will save you time = money
