17 MODULAR HOME DEFINITION Modular homes are part of a construction style of buildings that are prefabricated at a central location and shipped. The most commonly recognized manufactured building is the mobile home, but builders of modular and other styles of prefabricated housing aggressively separate themselves from their mobile park cousins. The difference? Mostly, you know a trailer home when you see one, but in terms of looks, construction quality and permanence, it's hard to tell a modular home from one built entirely on site.

18 MANUFACTURED HOME DEFINITION The HUD definition for a manufactured home is now regarded as the correct term to describe the "mobile" or "trailer" home of the past. This change in definition came to the industry in the late 1980s and early 1990s, as the architecture of many manufactured homes changed to include vaulted ceilings and covered porches. The term "mobile home" was retired because it no longer described the types of homes being manufactured. Today's manufactured homes offer much more diverse options in features and design.

19 Modular Homes 7 35 of Vanguard Appraisal Manual: Prefab homes can vary greatly in quality and design. Low quality prefab dwellings with wood panel interior walls and drywall cathedral ceilings with batten strips should be priced from the Manufactured Home Schedule. Better quality prefabricated homes meet the same building code requirements as standard stick built homes. In many cases it is very difficult to see any difference in these homes when compared to a standard stick built home. These homes should be priced from the Residential Schedule.

41 LOG HOMES Costs in Vanguard Appraisal Manual are for Post & Beam Construction. P in Manual. Most Log dwellings are constructed of either Pine or Cedar logs. Find these prices on pages 51 through 59. Follow the same listing procedures as used in conventional residential properties.

44 COST & GRADING LOG HOMES It is very difficult to quote per square foot as there are so many variables which effect the cost of a handcrafted log home. Some of these variables include: log species, size of logs, the detail of the plan, the number of corners, the intricacy of the floor and roof system as well as any special feature or individual touches you might want to incorporate into your log home

45 COST & GRADING LOG HOMES Commonly two species are used in the construction of log homes: Western Red Cedar and Standing Dead Lodgepole Pine. Western Red Cedar is by far the best in terms of beauty, quality and durability, yet Standing Dead Lodgepole Pine can offer such wonderful and colourful character The log species you end up building with, along with proper roof overhangs and foundation, ensures your home will last for generations. Some log homes in Europe have been engineered and rated by German Engineers to last up to 300 years.

46 LOG HOME CONSTRUCTION To ensure the least amount of shrinkage logs are rough peeled and air dried for approximately one year before used in construction. The Standing Dead Lodgepole Pine will shrink a little more than the Western Red Cedar, but all construction methods allow for the shrinkage of the logs as well as the load crush and settling of the home itself. Specialized methods of construction are used to allow for shrinkage over the doors, windows and with all the support posts in a Log Home.

47 LOG HOME CONSTRUCTION There are basically three phases: Planning & Design which varies Construction phase; on average a 3,000 square foot home will take approximately 12 to 14 weeks to handcraft De Construct, number and ship to site Re Construct takes 2 to 3 days.
