3 3 What is a Standing Seam Metal Roof! Standing seam metal roofs have been available for quite some time. Modern roofs of this type were developed in the 1960s. However, metal roofs have been traditionally used in commercial or elaborate residential applications. The value of the standing seam metal roof has brought about a change with the benefits the roof can add to regular residential applications. Standing Seam Metal Roofs As the name implies, standing seam construction uses metal as the roofing material, as opposed to asphalt, tile or slate. A variety in metal choices are available including aluminum, copper or aluminum-zinc alloy coated steel. The term standing seam comes from the fact that the connections between the metal panels are raised above the panels. The seams run vertically, not horizontally, and are created by folding and crimping the edges between the panels. A standing seam metal roof requires very little maintenance. They are available with UL-90 wind-uplift ratings, providing extreme resistance to high winds and a potential reduction on insurance premiums. This type of metal roof also has a Class A fire rating, the highest available. Additional benefits include: Weather-tightness, the raised seam does not allow water penetration Fasteners are hidden, no nails or screws are exposed or penetrate the metal Durability and puncture resistance Flexibility under drastic temperature changes, the seam system allows for expansion and contraction Resistance to mold and mildew growth

4 4 Does not slough off to clog gutters the way asphalt shingles will over time In addition, standing seam metal roofing systems are installed over an insulating material for added energy efficiency. This insulation also reduces the noise problems that may be found in some metal systems. Standing seam metal roofs can be crafted in a variety of colors and add an attractive appearance to a home or business. Lighter colors provide an additional benefit of being considered cool roofs; they resist solar heat gain. Standing seam metal roofing systems are normally used for roof slopes of 3:12 or greater. However, retrofitting can allow for the use on roofs with less slope. Standard installation can be completed over existing roofing system without the need for shingle tear off.

5 5 Common Types of Standing Seam Metal Roofs! Standing seam metal roofs are available in several different types to meet unique application and appearance needs. The variances include the type of seaming and the metal used in manufacturing the roofing system. Continuous seam positive locking The continuous standing seam metal roof design uses an integral seam. Each panel is designed to snap into place over the previous panel and it is then fastened with clips. No seam caps are required and this reduces the potential for any creeping of the seam. Continuous seam systems can be directly fastened to a solid substrate. The positive locking installation reduces labor in the field. Mechanically seamed in field A standing seam metal roof system can be mechanically seamed in the field, during installation. This system provides a variety of seam heights. Higher seams can add structural stability to the roofing system. Panels are installed with a fixed or sliding clip system. Sliding clips provide greater tolerance to temperature changes, as they slide during expansion and contraction. Mechanical seams done in the field also allow for radius formation, providing a curved effect. Planked ribs can be added to offer accent features. The style provides a unique appearance over walkways and entrances. Non-structural panel A non-structural panel system uses two sections. The first is the flat panel and the second is the batten or seam. The seam portion snaps into place over the clips protecting and concealing the fasteners. With the batten system, spacer clips are installed and locked into place. This type of standing seam metal roof must be installed over a solid substrate; it cannot be installed as a stand-alone or raised system. Tapered or curved panels are available.

6 6 These different types of standing seam metal roof systems are available in different metals including aluminum, aluminum - zinc coated alloy, coated steel and copper. Panels can be installed in a number of widths to work with the style of the business or home. Common sizes run 18 to 24 inches wide, custom sizes can be manufactured. Residential and commercial types are available in a range of colors to enhance appearance and reduce heat gain. Each style of standing seam metal roof provides the same durability, corrosion resistance and longevity that makes metal roofing an excellent investment.

7 7 Comparing Standing Seam Metal to Other Metal Roofs! Once you have realized the benefits of having a metal roof installed, you need to understand the difference in the types of systems available. You can compare the benefits of a standing seam metal roof to other metal roofs; however, you must also consider the differences in materials and installation procedures to get the full picture of maintenance and durability issues over the lifetime of the roof. Standing seam metal roof A standing seam metal roof uses interlocking panels that run vertically from the ridge to the gutter. The seam system provides better resistance to temperature changes and sliding clips can be used for extreme temperature needs. The sliding ability allows for greater expansion and contraction of the system. This roofing system does not use exposed fasteners; the raised seams interlock tightly and prevent water penetration. A standing seam metal roof also offers the ability for watertight installation on low sloping roofs, those under a 3:12 slope. A standing seam metal roof is an excellent choice for both commercial and residential applications. Agricultural or pole barn metal panel roof This type of roofing system uses metal sheeting that may be flat or corrugated. Sheet roofing should not be used on slopes of less than 3:12 without additional waterproofing techniques. While most of the materials used in sheet style metal roofs have the same longevity of a standing seam metal roof, the exposed fasteners become the downfall.

8 8 The fasteners can corrode and will require replacement. The fasteners also require an elastomeric gasket for expansion and waterproofing, and the gaskets have a shorter lifespan than the panels. The fasteners and gaskets present an area where water can penetrate underneath the roof system. Metal shingle roofs Metal shingle roofs can be very attractive for residential applications. The tiles can be stamped or formed to add patterns or simulate the look of cedar shingles or clay tile. This type of roofing is not often used in commercial applications; metal shingles provide more of an aesthetic benefit. Metal shingles are lightweight and can be prone to blow off in high winds. They are prone to uplift on ridges and hips. In high winds areas, the correct wind ratings must be used to ensure longevity. Individual tiles can also be crushed when technicians or maintenance personnel walk on the surface. While all metal roofing systems do provide excellent resistance to sparks and fire, choices must be made regarding the amount of maintenance or repairs required, as well as the potential for wind damage. A standing seam metal roof does not present the maintenance complications of other metal roofs and the design is highly wind resistant.

9 9 Costs of Standing Seam Metal Roofs Compared to Other Metal Roofs! Metal roofing systems are more expensive than most asphalt, wood or tile roofs. There are also differences between the costs of various metal roofs. Look at the differences between roofing systems to understand the costs and benefits between standard metal roofing and a standing seam metal roof. Standing seam metal roof While prices will vary by location, a standing seam metal roof may run within $5 to $9 per square foot. Prices range by the overall quality of the system and the metal material used to manufacture the roof panels. Galvanized and copper are usually the most expensive choices in material selection. Copper can run up to $20 per square foot. The labor involved in installing this type of roof is extensive and the system must be installed professionally. With advances in technology and on-site material forming, the price of standing seam panels is decreasing. Do make sure to get an up-to-date quote before thinking that this system is too expensive. Agricultural pole barn metal roof A pole barn or corrugated metal roof is normally the least expensive type of metal roof to have installed. Prices for steel sheeting run about $4 to $5 per square foot. This system is used more frequently in commercial applications, as it does not offer the stylish look most homeowners desire. Sheet metal is also not suitable for complex roofing systems, as it does not work well around penetrations or valleys. While the labor costs of installing this type of system can be lower, metal sheeting installation uses exposed fasteners and elastomeric gasket material. The fasteners and gaskets require replacement due to corrosion and fatigue. Depending on the type of metal selected, re-coating is often required. Coatings can be expected to last about 15 years.

10 10 Metal shingle roofs Metal shingle systems may actually cost more than standing seam systems. In the highest quality range for aluminum, you can expect to pay up to $10 or more per square foot. Much of the cost will depend on the thickness of the material. While the style can provide a unique architectural appearance, you can face problems with uplift in winds. Metal shingles are additionally prone to damage and crushing. Metal shingles are rarely used for commercial roofing. When comparing metal roof costs, you must also look at the life expectancy and maintenance costs involved over the life of the roof. While the standing seam metal roof is initially expensive, there are no exposed screws to corrode or begin to leak. This type of roof does not require repainting or re-coating the way agricultural or pole barn roofs will.

11 11 Budgeting For a Standing Seam Metal Roof! When you are considering a new roof of any type for a residential or commercial application, you need to budget properly for it. A standing seam metal roof is more expensive than a traditional asphalt roofing system. The initial costs may be up to three times higher, but this can vary. When you look at your budgeting, you must also consider the benefits of this style of metal roof. more Roofing Costs An asphalt shingle roof with a 10-year warranty is about the least expensive on the market. This is an acceptable choice in desperate financial situations, but you must consider that a new roof will be required near the end of the 10- year period. Your standing seam metal roofing system will give you at least 50 years of protection. Multiply the costs of the 10-year shingle roof by five to get a basic idea before you compare costs. Markets fluctuate and the costs associated with metal roofing do vary by the commodity market and geographic location. When you are looking at roofing prices, make sure that you know the true costs in your area. Your price may be lower than the national average, or the costs quoted from six months previously. Also, include in your budget any maintenance requirements for your roof selection. Asphalt shingles shed debris and require you to clean your gutters frequently. Some roofing systems will require re-coating or special cleaning techniques to prevent mildew growth. Standing Seam Metal Roof Benefits Your new standing seam metal roof can be expected to last a lifetime. In fact, a steel roof with an aluminum-zinc alloy coating can easily last up to 100 years. While warranties may range from 25 to 50 years, the actual roofing system has be proven to last far longer. Even the lowest end of metal systems will outlast standard shingles.

12 Architectural shingle roofs are available with limited lifetime warranties and are expected to last up to 50 years. The difference with a standing seam metal roof is that the style provides greater durability against hail and high winds. Even if your shingle roof is under warranty, having to have it repaired or replaced due to blow off can be a nuisance. When you are budgeting, do look at the initial costs of different roofing systems. Then compare the costs in roof repair, replacement and maintenance. When you factor in the added wind and fire resistance, with the potential for insurance savings, the cost of a standing seam metal roof, over its lifetime, is no greater than the costs of any quality roofing system. 12
