2 Guide to drawing scale floor plans and elevation visuals Room planning for project decisions Introduction In Home Staging it is not usually important to provide scale drawings for the customer. This is because scale drawings are time consuming and increases the fee you will need to charge. As you are making most of the decisions on behalf of the owner, this is not about their tastes and styles. However scale drawings are useful for your own planning and can sometimes be useful to show to the customer or to use in reports and a portfolio. Scale drawings in home staging projects Scale drawings of floor plans, elevations and 3D drawings are useful: When planning a layout to check furniture will fit the space and allow for movement about the room. When the client may need to make a decision on purchases and require visual confirmation about your suggestions. To develop your ability in using scale drawings in planning a design scheme To add to your portfolio for added value and detail. In a makeover project or room scheme design service When offering services which include renovation When offering an online report Rendered drawings Keep it simple. Rendered (coloured) drawings again involve additional time and need to be evaluated against their usefulness. Simple sketches of floor plans and shapes of furniture and accessories will often be adequate. Consider using copy and paste of sources and supplies from an online picture straight into a Report document. This is a faster option and show colours. 3 Technical drawing The formal technical drawing skills used in the strict architects drawings as depicting wall depth as shown on some of the floor plans shown in this guide can be dispensed with for home staging layout floor plans. A simple sketch of the dimensions of the interior of the rooms is adequate for home staging needs. Floor plans for whole floor or by room You can decide whether to do one or more individual rooms or a full floor plan for the whole ground floor as required. In the case of an apartment it is useful to draw a whole floor plan sketch as in the example provided below. This project was a more costly refurbishment for property selling. Visual evidence was useful for planning and for the customers visualisation. The scale plans were useful in decision making as full measurements of the rooms on a floor plan assisted with layout detail and wall dimensions for positioning furniture and details. The primary aim of the drawings and plans should be to save you time when making effective decisions. The time spent measuring and drawing as a rough sketch at an initial appointment may save you a return trip to the property to check details. Decide at the appointment Making draft scale drawings at initial appointments will be useful for portfolio evidence and experience in all first jobs. Measure and sketch at the appointment. However later on you will become skilful at assessing how serious a client is and whether for work agreed you will need full measurements. If in doubt and the property is within close locality leave measuring until the job is agreed. Costing in floor plans Your total time in this business includes time spent not only with customers and on written reports but also in shopping, sourcing goods, ordering and administrative tasks such as your book keeping and sending out invoices. Keeping a detailed diary sheet of time spent on each job is useful in assessing future project costs. However, early projects should not be charged entirely according to your total time as this will include an element of the time taken due to your learning needs. 4 If the customer feels your services are poor value for money then you can be sure recommendations will not occur. Charge for the value of floor plans and work completed but not necessarily at an hourly rate. See Document templates for a diary/timetable sheet. Survey a room and take measurements The following details are suitable for making scale drawings for Interior Design projects and makeovers projects. Once practiced in producing scale drawing it is possible to adjust the details for the requirements of any project. Notes on measuring up 1. Rough sketches will help with decorators, carpet fitting quotes, curtain requirements and so on later. 2. Use centimetres and write clearly on your draft sketch. 3. Use a spiral A4 lined pad for initial on site sketches and notes. 4. Make sure that you use a clear mark to the show start and finish of measurement otherwise you may be confused later. 5. Later you can draw a more carefully plotted plan to scale with a scale ruler either free hand or on a drawing board, but only if the detail taken on site is accurate enough. 6. Write the measurements on the outside of the plan. 7. Use a tier of measurements as shown on the examples to break up each item/part dimensions and overall measurements of walls etc. Guide to drawing floor plans and elevations to Scale - page 4 of 20

5 Survey and sketch 1. To survey a room firstly draw a floor plan of the room by eye including doorways, windows, alcoves etc. Try to be clear and proportional. 2. Letter each wall in order to describe any condition or detail in your notes. 3. Then take measurements starting in one corner and move on going around the room clockwise. 4. Use running dimensions in centimetres and measure one corner to the next, starting each wall with zero (0). Measure awkward angles and check wall distances at 2 other points across the room. 5. Measure the height of the ceiling and insert the figure in a circle on the plan. 6. Then draw the four walls as 4 elevation (flat 2 dimensional) drawings. 7. Include measurements and details of the radiators and any details such as a boiler, chimney breast, doorways, windows, power points and light switches. 8. Draw separate detailed drawings of anything such as door archives, window ledges, fittings that you need to write detailed measurements on. If it is style or shape detail you need to remember take close up photos it is much quicker! 9. When the sketches are complete take a final look at the room and make sure that all the measurements required are included look at measurements on the plan do they seem a logical identification of the measurement. 10. If there is any detail that is essential to be absolutely accurate then double check the measurement and its representation on the drawing. 6 Order of horizontal measurements for floor plan Take the measurements in the following order 1. Front wall to back wall; side wall to side wall 2. Wall to window 3. Width of window 4. Window to wall 5. Width of window architrave NB window and door architraves should be included in the wall measurements and not the door or window openings. 6. Wall to door 7. Width of door (excluding architraves) 8. Door to wall 9. Wall to fireplace 10. Depth of fireplace recess 11. Overall width of fireplace wall 12. Fireplace to wall Order of vertical measurements for elevation drawings If elevation drawings are not required then it is possible to note the important details or sketch only the essentials eg the windows for window treatment details. 1. Overall height from floor to ceiling 2. Depth of skirting board 3. Skirting board to bottom of (any) dado 4. Depth of dado 5. Top of dado to bottom of (any) picture rail 6. Depth of picture rail 7. Top of picture rail to bottom of cornice 8. Depth of cornice to ceiling 9. Overall height of door; omitting architrave 10. 7 Plan Drawing conventions (drawn by hand whilst on site) These drawing conventions are used by architects and designers to indicate details on floor plans. 9 Stair Plans ( drawn by hand whilst on site) Complete scale drawings When all the details are sketched and measurements checked to be accurate you will be able to start the scale drawing. A scale ruler converts the measurement from metres to a smaller scale but always proportional to the original measurement so that the drawing will fit to a more practical sized piece of paper. 1. Make sure that you have enough room on a flat desk or table top. Guide to drawing floor plans and elevations to Scale - page 9 of 20

10 2. Chose plane paper for single rooms or graph paper for full floor plans. 3. Use a scale ruler 4. Use a technical drawing retractable pencil such as Staedtler Mars Micro Automatic pencil 0.5mm (available from most Art shops or stationers). 5. Use a set square to draw in the 90 angled lines such as walls to floor and ceilings to wall and corners of floor plans. 6. Choose a relevant scale according to the size of drawing you wish to end up with. 1:50 is suitable for use in an A4 presented report. 1cm on the ruler= 50cm of the room. Precise measurements are important at this scale as small differences on paper make a big difference in reality. It could look as if a sofa will fit when in reality it will not the on-paper measurement is not accurate. 7. Plan where to start on the paper with a base line and check that its position will be okay with the sizing and spacing of additional areas before commencing. 8. Decide which way up the finished drawing should be and start with the bottom edge of the room. Position centre point of wall 1 on the paper near the bottom edge. 9. Measure up from the line to the point of the next wall with the scale rule and make a draft mark. 10. Use the set square to draw a perfect 90 line at correct length for the wall. 11. Continue building the drawing a line at a time. 12. When a floor plan is complete use the scale ruler to draw out on separate paper the exact measurements of any furniture which needs placing. Cut out. 13. Use the furniture cut out to scale to locate on the floor plan and move to best layout and fit. 14. A Designers stencil (as seen in diagram below) saves time to draw standard sized furniture and fittings. 15. Draw elevation drawings in the same way. This is a 2 dimensional image of each wall detail in elevation. See examples below. Start with the floor line and draw in wall height and details such as cornice and skirting to scale. 20 Scale drawings Practical exercise Exercise One Choose a room in your own home or accommodation. Test your ability to measure and draft plans on site accurately. Step 1 - Complete a room survey and sketch draft floor plans and elevations with measurements. Step 2 Use the sketch and measurements to draw a floor plan and elevations using a scale ruler and set square. Use 1:50 scale. Just as if you had left the property of a client try not to have to remeasure the room. Exercise Two Carry out the same exercise in a property which is less familiar to you. This will challenge you more realistically. It will test your ability to use the information from draft plans taken initially. When completing the final scale drawing from notes and draft sketches any errors in details taken at site are obvious and will help you to get this right at a client s property.
