10 Leader in the Light Working Forum March 7-8, 2011 Drivers and Barriers Optimize Asset Performance Assignment Your group will focus on identifying how the goal of optimizing asset performance can both drive and become a barrier to real estate sustainability initiatives. For example, green initiatives can be driven by assets financial performance by lowering utility expenses across a real estate portfolio. However, the lack of a cohesive business case that is understood and accepted by executive management may become a barrier to implementing real estate sustainability initiatives. Process 1. Identify real estate sustainability drivers related to optimizing asset performance (e.g. increase long-term NOI). 2. Identify barriers or challenges related to optimizing asset performance via sustainability initiatives (e.g. decrease short-term NOI) Tips Allocate equal amounts of time for drivers and barriers Track your discussion on the whiteboard Your objective is to get the biggest, most comprehensive list possible. (Breadth of topics is more important than depth of detail in this exercise.) Please remember: other working groups will have distinct but related topical areas; so your best bet is to stick as closely as possible to Asset Performance Time Your team has approximately 30 minutes to identify all the drivers and barriers related to your topic. Next Your group will have 5 minutes to present your drivers and barriers.
