Compact, contemporary and connected, hub hotels are our latest innovation in high-quality, great value hotel design and are all about taking the comfort, convenience and consistency of Premier Inn and putting it into a smaller package. hub hotels will have smaller and more compact bedrooms than Premier Inns just over half the size and we ve engineered them to use the latest technology, features and components. Our mission remains to give our guests a great night s sleep with a comfortable bed, great quality in-room TV, WiFi and AV and a fully-equipped modern bathroom. As we look to expand our total UK bedrooms to 75,000 by 2018, hub hotels will work alongside Premier Inn hotels to help us get the growth. We have 1,000 bedrooms in a committed pipeline of five central London sites today and we want to expand the total number of hub bedrooms in London and across the UK, in line with customer demand and our strategic growth in key urban centres. hub bedrooms will typically work best in high footfall city centre locations where a proportion of guests seeking accommodation will prioritise location, comfort, style and quality over room size. hub will typically cost around 25% less than the price of a Premier Inn stay and will offer an attractive, contemporary alternative to value-conscious customers. As of July 2013, we have five London sites that we are taking forward. We expect to add more hub locations in London and across the high-demand and major UK cities. That s where you come in. This introduction to hub is designed to tell you more about what we need from the market and what we can offer in return.
3 Property specification hub bedroom gross internal area 11.4m 2 Premier Inn bedroom gross internal area 21.3m 2 hub hotels will typically have between 80 and 200 bedrooms and be in the UK s main tourist and high-demand cities London (Zones 1 and 2), Spire Cities (such as Oxford, Cambridge, Bath and York) as well as major gateway, urban centres (such as Edinburgh, Bristol, Birmingham, Leeds, Manchester, Newcastle etc). We are typically looking for locations offering between 16,000 sq ft and 40,000 sq ft. As is synonymous with Premier Inn, we are highly flexible and will work with you to bring forward the right site and the right deal. Freehold or leasehold New build or conversion Working in partnership with developers or self-build All hub hotels will offer a Food & Beverage service integrated into the hotel. While many guests are expected to make use of nearby city centre restaurants and other attractions, we will offer an attractive and well priced Food & Beverage service on site. All bedrooms will have en suite bathrooms, WiFi (with 40 internet enabled Samsung smart TVs), and air conditioning. hub will be supported by Premier Inn s market-leading on-line booking and reservations service and will be the UK s first hotel chain with its own app, letting customers control their hotel experience. Freehold or leasehold Build costs around 25% below Premier Inn Rooms will be 11.4m 2 compared to the 21.3m 2 of a Premier Inn bedroom Air conditioning (required) Whitbread backed covenant, 25 year leases, CPI linked and 5-yearly rent reviews

We know that we ll want more sites in central London (Zones 1 and 2) and expect to roll out hub hotels across other UK key cities.
