4 Market overview The majority of major sources all report month-on-month improvement in UK house prices in their latest reports, and even the dissenting voices report only the most marginal of decreases. The Office of National Statistics reports that, even when excluding London and the South East, UK house prices increased by 8.1% in the 12 months to March Additionally, The ONS states that in March 2015, prices paid by first-time buyers were 7.8% higher on average than in March For owner-occupiers, prices increased by 10.3% for the same period. The Halifax reports that an imbalance between supply and demand is likely to continue to push house prices up over the coming months. Looking further ahead, they project that an imbalanced increase of house prices in relation to earnings will dampen house price growth. Home.co.uk reports political uncertainty over the last month having no effect on increasing house prices, reflecting increasing and widespread confidence in the property market. They claim all English regions saw an increase in the average price of a home. Nationwide estimates the share of cash purchases in the housing market reached an all-time high of 38% in Q With continued healthy demand from cash buyers helping to support transaction levels in recent quarters, since mortgage lending has remained relatively subdued. 4
