4 Residential Bridging & Refurbishment Bridging Finance is the term used for short term borrowing and like a mortgage is secured on property or land. A bridging loan can be used as a solution to a temporary cash flow problem. Since bridging finance is a much faster and simpler method than a conventional mortgage it can provide the answer for rapid funding, with a more flexible process, without rigid lending criteria. Bridging finance can be applied for by anyone who is property or home owner. Your bridging loan will be secured against your house or property. Bad credit loan enquiries are most welcomed as your loan is secured against your home, not your credit history. 5 Commercial Bridging & Development Finance In addition to providing bridging finance on residential properties, we can also provide facilities using commercial properties as security, on a 1st or 2nd charge basis. Commercial Bridging Suitable for owner occupied or investment properties, a 1st charge bridging loan can be used for any purpose, for example: Commercial property purchases Cashflow / consolidation Capital Raising Cashflow for businesses LTV s up to 70% Rates from 1% per month Term up to 2 years Development Finance is primarily designed to finance new build development projects. However, development finance is also available for part built projects and for property renovations and refurbishments. Funding products are flexible and can be tailored to suit the client s individual requirements. Finance is also available for problem sites, whereby clients have gone over budget or have run out of funds to complete the development. Funds are released in arrears, in stage payments and at each stage a Quantity Surveyor will visit the site to confirm the increase in value.
