2 Mission Statement The Mission of Key Realty is to provide real estate agents with a technologically-based business model that will reduce their operating expenditures and enhance their effectiveness and overall profitability. Basic Information Location of Office: 1690 Woodlands, Suite 244 Maumee, Ohio Broker/Owner: Dennis Degnan Manager: Phil Henderson Transfer of License The form necessary to transfer your license is available at: It is called the transfer reactivation form, it is interactive, and can be printed or saved as a.pdf in your print area, but not saved as a Microsoft Word document. Together with a credit card or check, this can be processed by being mailed into the State of Ohio. You need to direct your broker to return your license to the State of Ohio, Department of Commerce, Ohio Division of Real Estate. When your license and the transfer form arrive at the State of Ohio, the transfer is then completed by the State of Ohio.
3 The Website Our website is called Mykeyrealty.com. sections: It has four main Listing Packets Sales Packets Resources Documents Coming Soon: Calendar of Events The Internet will be our primary means of communication and document transfer. All listing and sales documents are to be ed to Most communication regarding industry updates, board of realtors information and company procedures, etc. will take place by . Please read this carefully.
4 Office Facilities and Phone Number It is our belief that people calling the office and having staff there to direct calls to our associates is unnecessary, redundant and expensive. The office number is not for agent and/or client use. Please direct your clients to your numbers and tell them that you have a branch office and that is where you work. If anyone does call the office and we pick up, we will tell them, Oh, Mary has a branch office, let me give you that number. If we direct or transfer those calls, they will call simply call back. Additionally, this phone will be monitored but not answered and it may be some time before you get messages. Please register with the State of Ohio as a branch office with us and utilize your cell phone and other lines for communication. Also call the manager or broker on their cell phones. In the MLS, please put your office/home number in the office number space provided and your cell phone numbers. Agents are responsible for setting their own showings. Listing Marketing: Agents are responsible for all aspects of listing processing, including photos and brochure development. Agent will put home office number in as office number and cell number as agent number. PROCESSING One of the crucial components of our ability to charge agents a fraction of the cost of normal affiliation costs in our profession is the prompt, mature and professional handling of paperwork. Key Realty must have a complete and updated file for each property, including personal sales. We ask that you provide this information in a stacking order as outlined below.

6 LISTING, SALES AND CLOSING PROCESSING All paperwork will be handled by scanning. Scanning is easy and once the document is stored, you will be able to send anywhere to anyone anytime. If you have a fax machine, but no ability to scan at home, you can use Hi speed Metro Scan ( ). It is simple and inexpensive. When you get an accepted offer: make a deposit to the 5 th /3 rd earnest money account number: on the earnest money deposit slip please note the purchasers(s) name and property address Scan all documents to Files@mykeyrealty.com, with the subject line, ACCEPTED OFFER, Agent Name, Address When you receive notification that a closing is occurring: Notify Phil Henderson at and they will issue you an earnest money check by mail or pickup After closing: Deposit the commission check in 5 th /3 rd, when it clears we will electronically transfer funds to your account or issue you a check the account number is Prior to disbursement, we need a scanned copy of the HUD and closing check When you receive a listing: Simply scan the appropriate paperwork into the computer and send it to us.
