4 Get copy of covenants and restrictions: Fax paperwork to closing attorney: Get existing title policy copy Send letter/ to client with closing date, time and location: Check on final amount buyer needs for closing in form of certified check: One Week Before Closing Are utilities on for the walk through Follow up with lender about final loan approval Schedule the final walk through Confirm buyer has homeowner s insurance and flood insurance Confirm the flood elevation certificate and survey Confirm the CL-100 has been received and is on the HUD Confirm the home inspection cost is on the HUD Confirm the Global HomeUSA warranty is on the HUD The Day Before the Closing Go with buyer on final walk-through Has closing attorney received the closing package from the lender? Get a copy of the HUD from the attorney Check HUD for accuracy Go over HUD with buyer 1/27/15 Page! 4 of 5
5 Check commission amount for accuracy Be sure buyer knows they need certified funds for the closing Confirm amount needed for closing, time & location for the closing Check your office file to be sure that you have all the necessary paperwork At Closing Check closing statement to be sure earnest money was deducted from correct Real Estate Firm Again, check the closing statement for accuracy regarding fees for buyer After Closing You should have the following for Office Admin: Commission check payable to AgentOwned Realty Title Insurance check & Title disclosure form from attorney if we did the title insurance Final Signed HUD statement for 1 st & 2 nd mortgages Signed CL-100 letter if contract calls for one Any required paperwork that was missing from the office file You should receive your commission check from AgentOwned Realty within 24 hours of your turning in the completed file to Office Admin.
