1 TEAM PATRICK SPRING, 2011 HAPPENINGS Think Fruits And Vegetables! Three months ago, the members of Team Patrick came to the conclusion that things had gotten out of hand. It was time for each of us to make an important lifestyle change. We know you may not believe this, but we had fallen into bad habits by making unhealthy choices at mealtime and neglecting physical fitness. You guessed it; we went on a DIET! We are proud to say that collectively we have lost a total of 107 pounds. We confess that none of us could have imagined such an outcome! While some of us have reached our target weight, others of us are still working toward our goals. As a team, we know we will get there! Time Flies When You Are Having Fun! This year marks Jan Patrick s 24 th year in real estate. In the course of those years, Team Patrick has been recognized locally, nationally and internationally for the number of properties her team has sold annually as well as for the quality of services provided to her clients. 2 Team Patrick Hosts Christmas Open House On a cold snowy night in December, Patterson-Schwartz real estate agents and administrative colleagues throughout the Hockessin Office joined Team Patrick for a festive holiday celebration. With fresh greens, live Christmas tree and an abundance of delectable gourmet dishes, our offices were transformed into the perfect venue for sharing holiday cheer with many of our dedicated associates. We are grateful for the professional business relationships we have established over the years, as the synergy created ultimately benefits all of the clients we serve. A New Chapter Begins For Lisa Owen After almost 14 years of dedicated service to Team Patrick, Lisa Owen has retired from the real estate business. We are grateful beyond words for the self-sacrificing contribution Lisa made to the success of our business, serving one client at a time. As Lisa faced the day-to-day challenges encountered in the course of a real estate transaction, she always sought solutions and never failed to put the needs of the client before everything else. Lisa displays a beautiful soul, filled with care and compassion. Team Patrick is indebted to Lisa for the important role that she played in our business, and we extend to her all of our best wishes for much happiness as she begins a new chapter in her life. George Patrick Celebrates An Important Milestone! George Patrick recently celebrated a very big birthday! Amazingly enough, the surprise party caught George off-guard as friends and family came from near and far to help him celebrate the occasion. To one special guest, Jan s mother, Carrie Peters, George is just a youngster. Carrie happens to be 97 years old.

3 Susan Patrick-Musi Rejoins Team Patrick Susan Patrick-Musi was an integral part of the success of our real estate business throughout the 1990 s. Susan is married to Ken Musi, Broker/ Owner of Musi Commercial Properties. A graduate of the University of Delaware, Susan managed a small local business before originally joining Team Patrick. After the birth of their first child in 1999, Susan left the business to raise their children; Alexandra is now 12 years old and Nicholas is 8. With her children now in school, Susan rejoined Team Patrick this past fall to serve as Client Care Manager. Susan is a licensed real estate agent in Delaware and Pennsylvania. Susan s role is to ensure that our clients receive the highest quality of service throughout the entire course of their real estate transaction. We are thrilled to have Susan return to Team Patrick! New Team Patrick Members In The Making! Alexandra and Nicholas Musi It seems like just yesterday we were celebrating the birth of our first grandchild, Alexandra. And now here she is 12 years old! After being selected to perform in the National Honor Choir, Alexandra will be traveling to Chicago in March. You can be sure that all of the Patrick-Musi family will be there to applaud the performance. Her brother Nicolas is now 8 years old. Nicolas is an avid football, baseball player and hockey player. If you are on the road before dawn on any given Saturday or Sunday, you just might pass the Musi family headed to one of Nicholas s sporting events. Scotty and Sean Patrick Scotty is now 5 years old. He completes pre-school this year and begins kindergarten in the fall. Lisa and Scott were amazed to learn that Scotty has been selected to audition for a television series currently being filmed in New York. Also very exciting is the fact that Sean, 3 years old, was chosen to appear on the cover of Heartstrings Magazine for the fall edition. A busy family indeed! Their daddy is grooming them early to be a valuable part of Team Patrick. Both boys have periodically helped their dad, Scott, show property to buyers who are touring. We have found that they are very adept in endearing our clients to us.

4 Exclusive Gold Star Advantage Program A Huge Success! Using Creative Marketing Strategies to Overcome Today s Challenges. As a result of the challenges faced in today s real estate market, we developed a creative marketing strategy to distinguish our properties in the marketplace. Our exclusive program in called the Gold Star Advantage. To be part of the Gold Star Advantage program, a home must qualify by meeting three criteria: 1. The home must be in Showcase condition. 2. The property must be appraised by an independent appraiser and priced within the range of fair market value. 3. The property must be inspected by a licensed home inspector with all major defects completed prior to settlement. The results have been stunning - the statistics prove it! In 2007, 54% of our clients had to adjust their price in order to achieve the sale of their home. In 2010, after the implementation of the Gold Star Advantage program, only 33% of our Gold Star clients had to adjust their price. Better yet, our clients sold their homes in an average of 31 days with an average list to sales price of 97% from the final adjusted price. Fear of loss causes buyers to act when value is perceived. Real Estate Seminars A Huge Success! Throughout the first quarter of 2011, we have successfully conducted a series of real estate seminars providing valuable information to homeowners interested in selling their home. Despite the challenges of the current real estate market faced by sellers, there is actually a silver lining for those who wish to sell their home and also repurchase. KNOWLEDGE IS POWER! Reasonable people, once educated, make very wise decisions. Many people who attended the seminars found that, for them, this is a great time to sell! For buyers, opportunities abound! Interest rates remain low, an abundant supply of homes exists and prices have become dramatically more affordable. 6 The Year In Review for New Castle County, Delaware Westwoods - $445,000 The 2010 year set a new record with the lowest number of homes sold over the past ten years. In comparison to 2009, the number of homes sold declined by 11% or 548 units. Area average home prices remained unchanged from 2009 with median home prices declining 2%. New contract activity in 2010 fell 12% below that of The Year In Review for Southern Chester County, Pennsylvania Hockessin Valley Falls - $650,000 Hartefeld - $490,000 White Clay Glen - $520,000 The Southern Chester County area experienced a slight uptick in the number of homes sold as compared to 2009 although still well below the numbers recorded in the first half of the decade. Area average and median home prices increased 2% from New contract activity also rose by 4% compared to 2009.
