8 We always go the extra mile :-) 10 things to help you sell or rent your home... 1.De-clutter / Tidy Get rid of any clutter and excess items. Although clutter can deter buyers or tenants, it s still important that your property has personality so don t get rid of everything or it will look more like a Holiday Inn. The main reason for this is to allow potential buyers to envisage what the property will look like if they live there. 4.Gardens Clean and tidy your gardens but also trim any over grown bushes / trees and create an area in the back garden that can be used for entertaining. Pick up some cheap patio furniture and consider creating a patio if you don t have one and your garden is mainly grass. 2.Clean With our busy lives sometimes we don t have chance to move the breakfast pots before a viewing! A clean up is essential to help in selling or renting any property. The tidier, the better. 3.Fix Some buyers and a large majority of tenants will want as little work as possible when they move in. Fix or replace leaky taps, broken or worn door handles and de-squeak hinges. Not only will this reduce work the potential buyers / tenants are thinking they might have to do on the property, it will also show your home has been looked after. 5.Front Door This is the entrance to your home and it needs to create the right impression. If you have a wooden front door, re-paint it a nice clean colour, nothing too bright or garish. UPVC doors can be cleaned using special cleaners or ask your window cleaner. Also adding a potted plant on each side of the door can help create warmth and a homely feeling. Don t forget - first impressions count!

9 6.Paint Colour is something that is a personal choice. Painting your home in neutral colours will create the effect of a blank canvas for the new owner or tenant to work with and personalise. 7.Pets Not everyone is an animal lover, people are often scared of dogs / exotic animals and some are allergic. A viewer having an allergic reaction could put them off your home. Leave pets with a friend or family member and also remove feeding bowls, beds and toys. 9.Atmosphere It s not always possible to bake a cake or buns to create lovely aromas for every viewing but put fresh flowers or fruit out, it not only looks inviting but they smell nice too. Air fresheners could also be used but be careful they aren t too strong and over powering. 10.You Finally you! It may seem like common sense but during a viewing your home is on show and if you re present at the viewing you can help sway the buyers mind. So just be your usual lovely self. 8.Odours Some people are more sensitive to pet odours than others. Just be mindful of this if you have a pet.
