Partridge, CAE President & Chief Staff Officer BOMA Calgary Next Gen: Skilled labour shortages are projected across all sectors, including commercial real estate. If left unchecked, it poses a threat to the Canadian economy. Shortages of skilled labour are a concern repeated in discussions with many BOMA members. We often hear about this issue from Alberta s oil and gas sector, but seldom does the focus land on the commercial real estate sector. Skilled labour shortages are projected across all sectors, and, if allowed to persist, will be a threat to our economy. Everybody deserves a start. Our society pumps people through an education system that leaves many of them unsuited to be hired and lacking a marketable skill-set. The traditional trades have been underemphasized. Instead, young adults have been directed to colleges and universities at the expense of trade schools and technical institutions. This trend could come back to bite us. I once had the pleasure of addressing an association representing the sheet metal industry. One of their concerns was the diminishing enrolment in trades programs that supply tin bashers to the labour supply. Try to imagine sheet metal, in the form of air ducts and the like, that are installed in a typical commercial building. It is monumental in scope. If there is no one to translate the mechanical engineer s design into a built form, where might we expect it to come from? Trades are important and honourable professions. We need to do more to encourage the next generation of workers to consider trades as genuine career options. How do we reach them? For starters, industry must reach out to the career counselors and inform them of the many career and occupational opportunities available in commercial real estate. For my part, I m continuing to reach out to young professionals, informing them about our industry through the BOMA Association, and encouraging them to participate. But mostly, I listen to what they say and what they want. One day, this group of bright young professional women and men will be leaders of our industry and, indeed, our society. It is our obligation to prepare them for the roles they will one day assume. This new generation of young professionals is different than we boomers. It doesn t mean this generation is inferior or superior just different. These young professionals are very civic-minded, tech savvy and eager to learn. They have something to contribute. We must understand what this difference is, what it means to our industry and how to leverage those differences for the greater good. To that end, BOMA has established a Next Gen group within its committee structure, designed to engage young professionals and contribute to the future shape of the association and through it, the industry. Two years ago, BOMA also established a President s Award to acknowledge the outstanding contributions made to the association and industry by young professionals. We want to send a message that we recognize and acknowledge them and what they have to give. Further, BOMA is in the process of establishing competencies in support of about 40 separate occupational profiles. The intent is to establish training or learning standards for these occupations and, from this, build a clear career path that will set down choices for young professionals. BOMA has also created a mentorship program to help young professionals adapt to the corporate world and its culture. In short, Next Gen has changed this organization and its long-term thinking. It is only a matter of time until the full effect of this fantastic demographic cohort is realized. n Boma building guide calgary /

11 INDUSTRY OVERVIEW Demystifying the millennials Next Gen group motivated by different priorities than predecessors By SHANNON SUTHERLAND It is the millennials also known as Generation Y, Next Gen or Echo Boomers who just might keep employers rosters relatively replete despite a looming skilled-labour crunch. First, however, employers must recruit and retain a generation that continues to be largely misunderstood, says Robyn Bews, program manager for WORKshift at Calgary Economic Development. The corner office with the mahogany desk with its implied status won t resonate like it used to, she says of millennials, most often defined as those born in the 1980s or later. Employees now want to know, How will you allow me to be most effective? Will you allow me to bring my own technology to work? Will you let me work where and when I am most productive? Will you allow me to master tasks and have the autonomy to perform my best? Employers won t have much time to adjust, either. Key employees in commercial real estate are and will continue to retire at record rates. The average age of a building operator, for example, is 55, according to the 2011 Building Operator Scoping Study. Times have changed and so have employees, says Bews. Our lives the way we connect, communicate and collaborate has been so profoundly altered by technology that was so rapidly introduced and prolific, we actually forget how things got done just five or 10 years ago, she says. The future of work is no longer telework or mobile work the future is here. Don t believe me? Walk down the hall and do a quick tally on the number of desks that are empty. Employees are already untethered. Employers who disregard millennials may also be missing out on some dedicated and productive employees. About two-thirds of millennials agree that an employee owes his or her employer loyalty, according to an online study by J. Walter Thompson in which more than 1,000 millennials age 21 to 29 were surveyed. Continued on Page 12 / Boma building guide calgary

12 Continued from Page 11 Millennials are also considered most likely to rank fun and stimulation as priorities in a work environment When it comes to committing to a career, some millennials are considered 4- F in that they have four values that come before work: friends, fun, free time and family, writes author Rebecca Huntley in The World According to Y. Relationships have also been redefined by this generation, says Darrell Winwood, a spokesman with the government of Alberta s Enterprise and Advanced Education department. Millennials are accustomed to keeping in constant communication with what previous generations would call contacts, but this generation tends to perceive as friends. Relationships are maintained via cellphones and social media, says Winwood. Millennials were also raised during a period of relative economic prosperity in the province, which has shaped their perceptions of the world, he adds. Alberta s strong economy over most of the past 10 years has allowed a large proportion of this age group to enjoy a reasonably good quality of life, says Winwood, adding that despite this high level of comfort, millennials are also more socially diverse and aware then many previous generations. Alberta s increasing social diversity and quick access to information from around the world has helped expand the world view of today s youth, including their concern for social issues and the environment. Millennials transition to adulthood also generally takes longer than previous generations and is less linear, says Winwood in addressing the stereotype that millennials are taking longer to grow up in the eyes of some people particularly employers who might be put off by a 27-year-old employee who lives with his or her parents. There is a general trend toward youth extending the traditional markers of adulthood living independently of their parents, entering into marriage or other long-term relationships and having children, he says. Today s youth are more inclined to progress through a series of experiences, which may include periods of learning, working and travelling. Millennials are also often scornfully referred to as trophy kids. This is reference to the fact that, in an effort to build self esteem, educators and parents often shower kids with appreciation, and competition is seen as a negative influence, according to Neil Howe and William Strauss, authors of Millennials Rising: The Next Great Generation. Consequently, an environment where everyone wins is preferred. This can be an advantage to employers. It can create a work atmosphere where young employees spend more time supporting, rather than competing with, co-workers. n Boma building guide calgary /

13 VIEWPOINT Commercial real estate runs in the family David PARKER The last thing many a young person might want to hear around the supper table is how mom or dad made out at the office today. Yet enough have been intrigued in listening to the ups and downs of the commercial real estate industry to follow in their parents footsteps and accept the challenges the sometimes too-exciting career offers. Avison Young has been able to attract a number of young workers who have been listened to such stories of being patient, the frustration of not being able to close a deal, as well as the excitement of being able to share successes no matter the size. Executive vice-president Mark St. Pierre has specialized in downtown office leasing for the past 20 years. The introduction to his book Good As Your Last Deal leads off with Commercial brokerage is one of the most ferocious and rewarding industries in the world hardly a carrot for his own kids. Yet his daughter, Nicole, has been working as part of his team for almost nine months and says she loves it. St. Pierre says it is important for any newcomer to start the climb from the bottom rung. Nicole, for example, has been busy learning the ropes of research, marketing, collecting data on landlords and tenants, and understudying with a mentor before being allowed to make those first cold calls. Her father says there is a lot to learn about documentation, understanding features and benefits (and BOMA floor measurements) before stepping out solo on the calling process, often to confront people who already have a lot of knowledge on leasing expensive spaces. All in the family: Avison Young executive vice-president Mark St. Pierre with daughter Nicole, who has been learning the ropes of research, marketing and data collection. Also on St. Pierre s team are Matt Evans, son of Michael Evans, president of Atlas Development; and Eric Horne, whose uncle Allan Jackson is president of real estate investment company ARCI Ltd. Avison Young director and principal Tod Hughes took on his son, Noah, when he was quite young. Now, his hard work under good mentorship in industrial sales and leasing has landed him a position as leasing manager with Bentall Kennedy (Canada) LP in Winnipeg. One of the city s most experienced suburban office realtors, Colliers International executive vice-president and partner Peter Mayerchak, has two sons on his team. He says he did not try to encourage either Justin or Tyler to join him after they had completed university, but they both knew what was required, asked dad if they could work alongside him and hit the ground running. On the development side of the business, Royop Development chair and CEO Harvey Thal welcomed his son, Jeremy, to the firm six years ago. After graduating from Western University in London, Ont., he stayed out east to gain commercial real industry experience with Colliers International in Toronto. As development manager, Jeremy focuses on new projects, which means he has to understand the workings of city hall. Harvey says it is good to have fresh legs who can better deal with a younger generation of clients and business contacts. But he warns that today s younger management have yet to worry about any kind of recession, which is why the old guard tend to still be more cautious. Centron Group of Companies president Cole Harris is thankful for the training he received from his father, Bob, company founder and CEO. Randy Remington, chair of Remington Development Corp., is also well supported by his son, Ryan, in his position as director of leasing and land sales. Graeme Melton, meanwhile, is working alongside his father, Andrew Melton, executive vice-chairman of Melcor Developments, in the role of regional development manager. His brother, Kavan, has joined CBRE Limited on the investment team, led by senior vice-president Garry Beres. There is a great deal of real estate knowledge and a lot of contacts being shared through Calgary families. n / Boma building guide calgary

19 retail overview Calgary continues to rock with new projects By MICHAEL L. KEHOE, Broker, Fairfield Commercial Real Estate Inc. The Calgary region continues to be the hot retail development market in Canada as the city rocks with a record number of new retail-oriented projects in pre-leasing or final planning stages. Calgary s economy is set to grow 3.8 per cent over the next year, with net migration to the city up 300 per cent since 2010, according to the Calgary Chamber of Commerce. Calgary is the head office capital of Canada s energy sector, and the retail and distribution hub of Western Canada. The region enjoys low unemployment and solid consumer confidence levels. The city s ultra-competitive retail and shopping centre network is an ever-evolving component of the region s economy. According to a recent Kubas Primedia Retail Sales Outlook report, Calgary is the retail sales growth leader in 2012 among the major markets it surveyed, projecting the city s sales have grown by 7.5 per cent over last year, reaching $26 billion. Calgary s retail momentum has not gone unnoticed by Canadian and U.S. retailers and restaurant chains looking to expand. American retail giant Target will enter the Calgary market in 2013 with six new stores, further driving sales across the city. Luxury retailer Nordstrom is currently in the beginning stages of entering the Canadian market, with Calgary as one of four locations. n n n Ring road drives new activity The Calgary ring road is emerging as a key factor in driving many of the 39 new retail construction projects in the pre-leasing or final planning stages, says Jay de Nance, associate at Fairfield Commercial Real Estate Inc. These projects will be constructed over the next three to five years, and will add 13.1 million square feet of new retail space to the market. Blue chip workhorse: Calgary s growing shopping centre network is capturing the attention of international retailers. Stable rental rates, a competitive leasing environment and consumer demand make Calgary the quintessential landlords market, as well as fertile ground for retail venues such as grocery-anchored community centres, category-dominant retail power centers, mixed-use/lifestyle centre projects, freestanding retail and main-/high-street retail. The Calgary regional trade area includes the satellite communities of Strathmore, Okotoks, Cochrane, Banff/Canmore, Chestermere and Airdrie. n n n Shopping centres are blue chip workhorses Calgary shopping centres have evolved from the 1950s open-air plazas and enclosed malls into some of Canada s most successful regional shopping centres. Most shopping centres in Calgary are owned by some of the country s finest and well-managed corporations, pension funds and real estate investment trusts. Retail real estate truly is the blue chip workhorse of a diversified investment portfolio. During the 1950s and 60s, car-oriented suburbanites accelerated the transition from the traditional downtown shopping experience to the suburban plaza, and eventually the regional shopping centre. Post-war suburban consumerism exploded in Calgary with the development of new roadways and record housebuilding. Retail followed the rooftops. In 1953, the Britannia neighborhood shopping centre was the first purpose-built shopping centre in Calgary, and became the template for other suburban strip plazas. By 1958, department store Simpsons- Sears opened at the North Hill Centre, the city s first regional shopping centre. Following in 1960 was Chinook Centre, which is now the leading regional shopping centre with rents well over $1,000 per square foot. Calgary shoppers continue to enjoy the most up-to-date, fashion-forward shopping facilities in Canada. The Calgary market is a key destination for international retailers with a stable economy and an excellent shopping centre network. n n n Inner-city urban business districts densify The urban street retail scene is thriving in Kensington, Uptown 17/17th Avenue S.W., 4th Street S.W./Mission, 1st Street between 12th Avenue and 17th Avenue S.W., Marda Loop, Inglewood, Bridgeland and Stephen Avenue Walk. New mixed-use developments at the Stampede Trail in Victoria Park, Mission and East Village district will feature streetfront retail space, adding to the excitement. In the downtown core, six new office tower projects now under construction will feature retail podiums. n n n New shopping centres driven by demand New power centres, lifestyle retail, community shopping centres, hybrid-mixed-use and transit-oriented specialty retail projects continue to evolve across the greater Calgary regional district.
