5 ACCESS CARDS Requests for Access Cards must be placed in Building Engines. When entering a request, be sure to enter the type of clearance the employee should have either 24/7 or Monday - Friday 7:00 a.m. to 6:00 p.m. When an employee leaves or is terminated, please enter a request in Building Engines to have the keycard deleted and return the keycard to the Office of the Building. Clearances There are two types of clearances, 24/7 and Weekday (7:00 a.m. to 6:00 p.m., Monday-Friday). The clearance is determined the person entering the request in Building Engines. Please enter a request in Building Engines if the clearance needs to be changed. Photo Hours Office of the Building, Suite 2285 Monday Friday 10:00 a.m. until 12:00 noon Access Every employee will need to have their Building Access Card each time they want to enter the turnstiles on the lobby level. To access the turnstile, the employee must wave the building access card over the white rectangle on the turnstile and the gates will open. The gates are timed long enough for one (1) person to enter. If an employee does not have their building access card the following procedures must be followed. Employee must stop at the security desk and present a state issued picture ID. (driver s license, state ID, or passport). The security officer will check the building access system to ensure that the employee is still employed with the company. Once the officer has confirmed the employee s status, the officer will issue a visitor pass which will be good for the day only. If an employee needs a building ID, please enter a request in Building Engines. Pictures are taken, Monday thru Friday from 10:00 a.m. until 12:00 p.m. Please see the Lock-Out Procedures for suite access. 5
6 AFTER-HOURS EVENTS Please follow these guidelines when hosting an event in your suite after-hours (6:00 p.m.-7:00 a.m./weekdays and all day/saturday, Sunday and Holidays. Should you have any questions, please contact our Tenant Services Coordinator, Kellie Croteau, by at or by phone at Air Conditioning or Heat Please place a request in Building Engines if you require air conditioning or heat during the hours listed below. All requests must be submitted by 9:00 a.m. no later than 24 hours of a business day before the day of your event. No Exceptions. Monday Friday 7:00 a.m.-8:00 a.m. & 6:00 p.m.-11:00 p.m. A/C - $ / hour Heat - $50.00 / hour Holiday (4 hour minimum) A/C - $ / hour Heat - $ / hour All Times Outside Other Listed Times A/C - $ / hour Heat - $ / hour Deliveries All deliveries (pick-ups and/or drop-offs) must be made via the dock during dock hours 6:00 a.m. 5:00 p.m. There is a 30 minute time limit for all deliveries. The dock/freight elevator must be reserved in Building Engines if your vendor/caterer s delivery will take longer than the allotted 30 minutes or they will need to pick-up and/or drop-off any equipment/food when the dock is closed. Reservations are booked for a minimum of 4 hours at a cost of $ Any additional hours will be billed at a rate of $50.00 per hour. Below are the times that are available. Your caterer will be allowed to leave one (1) vehicle in the dock during your event if you reserve the dock/freight. Turnstile & Elevator access There are three options tenants must choose from 48 hours prior to the event to manage guest arrival: Option 1: Building management will provide a table for two employees of the tenant to set up outside of the turnstiles. One employee will check guests in at the table and the other employee will use an access card to admit guests through the turnstiles and into the elevators to the tenant floor. 6
7 AFTER-HOURS EVENTS (continued) Option 2: Building management will provide two officers at the tenants cost. One security officer will check guests in at the table and the other security officer will use an access card to admit guests through the turnstiles and into the elevators to the tenant floor. Option 3: Regular sign-in procedures (see VISITORS section). If there are many visitors expected for the event, there may be a delay due to checking in the visitor and then to admit guests through the turnstiles and into the elevators to the tenant floor. Please be aware that when choosing option 1, at 6:00 p.m. someone from your office with 24/7 access will need to be in the lobby to give the remainder of your guests elevator access to your floor. Vendors / Caterers All vendors/caterers coming into the building during business hours or otherwise must provide the Office of the Building with a Certificate of Insurance (see Certificate of Insurance Requirements) at least five days prior to the date of your event. Access to the building will be denied if there is no Certificate of Insurance on file. No exceptions. Food delivery that can be brought into the building from the street level through the lobby on a maximum of two soft-wheeled carts in one trip is not required to send the building a Certificate of Insurance or enter the building through the dock (see photo for reference of a soft-wheeled cart). Any food delivery over this amount must be delivered through the dock and have a Certificate of Insurance on file with the building at least five days prior to the date of the event. 7
8 AMENITIES Bike Room Located at the P1 Level of the Public Parking Garage, the bike room has the capacity for 30 bikes and has lockers available for riders to use with their own locks. Fitness Center HarborFit powered by LifeStart Wellness Network, a 7,846 square-foot fitness center, featuring state-of-the-art equipment, towel service, classes and more OSW Conference Center OSW Conference Center powered by Serendipity Labs, Inc. The 2,119 square-foot conference center will feature new audio-visual equipment, catering facilities, and seating for up to 100 people OSW Worklounge OSW Conference Center powered by Serendipity Labs, Inc. Reserved executive parking and car washing services are also available. Contact the Parking Garage at Parkonnect Use smart phone technology to purchase parking for yourself or clients at our Lower Wacker Drive parking garage. Contact the Parking Garage at Pressbox Drop off your clothes in one of the 24/7-accessible boxes in the mailroom in the lobby and easily place your order with a text. They will text you back to notify you when your clothes are ready for pickup in one of the boxes in the lobby. Zipcar A car sharing for commuters that do not have or own vehicles. Cars can be booked by the day or the hour and they can be picked up and dropped off in our parking garage on Lower Wacker Drive. Contact the Parking Garage at
9 AMENITIES (continued) Lloyd s Chicago A full-service restaurant located at the front of the lobby on Wacker. An impressive meeting place for a client lunch or a friendly gathering spot for employees after work. Lloyd s Express A café style eatery located in the lobby. Open for breakfast and lunch, Lloyd s Express offers a variety of quick options to take back to the office or to enjoy in their café dining area. Radio Shack A retail shopping experience, providing technology and electronic solutions for home and business. Mid-City Cards and Gifts A convenience store located on the lobby offering everything from snacks, drinks, greeting cards, newspapers, small gifts, lottery tickets and tobacco products. MB Financial Bank Located in the lobby, the bank also offers a 24-hour ATM machine Ricoh Corporation Offering a glimpse of the new office environment, the Ricoh Technology Portal located in the lobby, demonstrates corporate workflow solutions that meet everyday document and printing management needs. Customers can visit the Technology Portal and have a Ricoh consultant analyze their workflow goals and customize a solution for their company. Notary Public Services Notary services offered in the Office of the Building, Suite Documents cannot be signed prior to arrival. All parties must be present to sign documents. Please call prior to coming to the office to assure notary is available
10 APPLIANCES (WATER SUPPLY) Water supply for appliances such as coffee makers, ice makers, water coolers, etc., must be installed with soft copper tubing NOT plastic tubing. Plastic tubing has a tendency to rupture, which could result in a flood to your space and the space below. 10

12 BICYCLES One South Wacker does not allow bicycles through the lobby or in the elevators. There is a bike room located on P1 of the Parking Garage that can be accessed from Lower Wacker Drive. Please come to the Office of the Building in suite 2285 to sign-up for access. One South Wacker is not responsible for any damage and/or theft. 12
13 BUILDING ENGINES SYSTEM Building Engines is a user-friendly application that you can access from the convenience of your desk ( Using your Internet browser, you will be able to enter service and maintenance requests and receive building information easily and quickly. Building Engines access is decided by tenant office managers or other daily contacts listed on the Tenant Contact Form on file in the Office of the Building. If changes need to be made to the list of employees with Building Engines access, please the Tenant Services Coordinator, Kellie Croteau at kcroteau@harborg.com or at
14 BUILDING HOURS Monday-Friday: 7:00 a.m. to 6:00 p.m. Mondays-Friday (after 6:00 p.m.) and Weekends/Holidays: 24 hours (with a building access card with 24/7 clearance) Turnstile access is accessible after hours only if you have an access card with 24/7 clearance. Clearance is determined by your company s daily contact at the time the access card is issued. You must have a key/access card to gain entrance to your suite. If you will need access to your suite, please see the Lock-Out Procedures. Harbor Group Management Company observes the following holidays. New Year s Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day The Office of the Building is closed on these days. 14
15 CERTIFICATE OF INSURANCE REQUIREMENTS All vendors, contractors, messengers, moving companies, etc. coming in the building are required to provide the Office of the Building with a Certificate of Insurance. A copy of the COI can be faxed to , a copy can be scanned or ed to Kellie Croteau, Tenant Services Coordinator, and the original must be mailed to the Certificate Holder. If you have any questions, please contact Kellie at kcroteau@harborg.com or at All Certificates must meet the requirements below. 16 CLEANING SERVICES Cleaning Services are provided Monday through Friday in accordance with your lease, excluding Christmas Eve, Christmas Day, New Year s Day, Memorial Day, Fourth of July, Labor Day and Thanksgiving Day. Services outside the realm of regular specifications, such as carpet shampooing, loading & unloading dishwashers, washing dishes, furniture polishing and other services can be provided at an additional charge. Please enter your request in Building Engines for a quote and to arrange for these services. 16
17 COMPUTER AND E-WASTE DISPOSAL One South Wacker 300 South Wacker will dispose of computers, computer parts such as monitors, mice and keyboards as well as other electronic machines such as printers, copiers, etc. Please use Building Engines to put a work order in under Other for this service. Once or twice per calendar year, Harbor Group Management Co. & PC Rebuilders and Recyclers will collect unwanted computer related equipment (meaning anything you can plug into a computer- working or non-working), fax machines, scanners, printers, copiers and phones. These items will be reused, refurbished and recycled. All hard drives will be wiped to the NIST standard. 17

19 CONSTRUCTION Tenants must receive prior approval from the Office of the Building before undertaking any construction/remodeling in their suite. All contractors used in such work must be unionaffiliated, licensed and bonded. Before any work begins, the tenant must furnish to the building s construction team all drawings and specifications for review and approval. The cost of such review by the landlord s appropriate consultants will be paid by the tenant and will include an administrative fee. To ensure the integrity of the building distribution systems, i.e. HVAC, plumbing, electrical, and life safety, it is the policy of the building that the landlord s designated contractors be used to perform such work. To this end, the landlord endeavors to ensure that the pricing of such work be competitive. Please see the Construction Manual for Building Rules and Regulations. 19
20 DELIVERY POLICY All deliveries requiring freight elevator usage of longer than 30 minutes must be scheduled through Building Engines with at least a 24-hour notice. If your request date is not available, you will receive an via Building Engines. Freight Elevator usage for large deliveries are only allowed beginning at 6:00 p.m. Monday through Friday and anytime on Saturday and Sunday. There is a $ / 4-hour minimum plus $50 / hour each hour after charge for this service A $ fee will be charged if the reservation is not cancelled by 1:00 p.m. on the day of the reservation or the Friday prior to the reservation if it is on a weekend. All delivery companies must be union affiliated, licensed & bonded and are required to submit a Certificate of Insurance (COI) to the Office of the Building in accordance with the Certificate of Insurance Requirements prior to the delivery day. Any company that does not have a COI on file will be turned away. All packing materials (i.e. boxes) must be removed by the delivery company. There will be a charge if the Office of the Building has to remove any debris. The Office of the Building can not give your delivery company access to your suite. An employee from your company must be on site. 20
21 DIRECTIONS Entering Lower Wacker Drive From the south (I-290, I-55, I-90/94, south Loop) From the expressway, proceed to eastbound Congress Parkway and take the exit ramp for Wacker Drive. From the south Loop enter Lower Wacker from Harrison Street and proceed north. On Lower Wacker Drive, stay in the through lanes and proceed to Adams Street. Enter the service lane at the traffic signal and proceed to the building entrance. From the north (Lake Shore Drive, north Loop) Enter Lower Wacker Drive from Lake Shore Drive, Columbus Drive, Michigan Avenue, Garvey Court or Post Place and proceed west / south into the through lanes. Continue south in the through lanes to the traffic signal at Monroe Street. Enter the service lane at the traffic signal and proceed to the traffic signal at Adams Street. Make a U-Turn at the traffic signal to the northbound service drive and proceed to the building. NOTE: Left turns are prohibited from the through lanes so you must get into the service lane to turn left or make a u-turn at Adams Street. Exiting Lower Wacker Drive Turn right and proceed north in the service drive to the traffic signal at Madison Street. Enter the through lanes at the traffic signal and proceed north to exit at Post Place, Garvey Court, Michigan Avenue, Columbus Drive or Lake Shore Drive. 21
22 DOCK The dock is open from 6:00 a.m. until 5:00 p.m. Monday through Friday. Vendors are allowed 30 minutes on the dock. The freight elevator is available on a first come first served basis. All large deliveries (i.e. office supplies, furniture, copiers, appliances, heavy equipment, files, boxes etc.) must be transported via the freight. All moves in or out of office space must be scheduled after dock hours. Dock and Freight Hours: 6:00 a.m. to 5:00 p.m. DIMENSIONS Posted height at bay 1 entrance is The posted height for bay 2 entrance is 12' 0". The depth of all bays is 50 ; bay entrance to dock platform. The width of each bay varies from 9 5 to Some bay slots will accompany taller truck trailers. Inquiry can be made to the Dock Security Officer upon the trucks arrival which bay slots have the higher ceiling capacity. 23 ELEVATORS One South Wacker has six high-speed elevators serving the low-rise floors of the Building (floors 1-11), six serving the mid-rise floors high-rise of the building (floors 12-24) and six serving the high-rise elevators (floors 25-36). These elevators are connected to the main security console in case of an emergency or malfunction. During business hours (7:00 a.m. to 6:00 p.m.) the elevators stop on all floors. During non-business hours, an access card with 24/7 access (this is determined by the company s office manager at the time the card is issued) is needed. Employees are only allowed access to their company s floor(s). If an employee does not have his/her Access Card during non-business hours, please present a picture I.D. and the security officer will check the employee s clearance level in the security system. If the employee has 24/7 clearance, the officer will give the employee elevator access to the appropriate floor. If the employee has Weekday Access, the officer will have to call the company s emergency contact for approval before giving the employee elevator access. NOTE Should an employee need access or gets locked out of the Suite, the Lock Out Procedure will apply. 23
24 ENGINEERING SERVICES The in-house engineering staff performs maintenance of the building s HVAC, electrical, plumbing and other mechanical systems. Please enter your request for these services and any special requests in Building Engines. There may be an additional charge for special requests. 24
25 FURNITURE DISPOSAL One South Wacker cannot dispose of furniture, appliances, etc. The only items we can dispose of are wet waste and recyclable items that can fit in our compactor (boxes, paper, cans, etc.). Any company entering the building hired to remove furniture, appliances, etc., must provide the Office of the Building with a Certificate of Insurance prior to moving any items. If a company arrives at the building and there is no Certificate of Insurance on file, the company will be denied access. Another option for the removal of these items would be for the Office of the Building to order a Construction Roll-Off Dumpster from our waste hauler. The cost would be the cost of the Construction Roll-Off Dumpster + Housekeeping Labor. 25
26 HVAC (Heating Ventilation and Air Conditioning) One South Wacker is equipped with a state-of-the-art heating, ventilation and air conditioning (HVAC) system. The temperature is controlled by the engineering staff through the Building Automation System. HVAC is provided to tenant spaces between the hours of: 7:00 a.m. to 6:00 p.m., Monday-Friday 8:00 a.m. to 1:00 p.m., Saturday For Extended HVAC (outside of the standard hours), tenants must enter a request in Building Engines no later than 24 hours before the day needed (if it is a weekday) or the Thursday before the weekend, or on the business day prior to the holiday. There will be an overtime rate charged for these services which will be assessed to tenants according to the number of hours used. SPACE HEATERS Space heaters are not permitted. Space heaters can cause a fire and /or overload your circuit and cause a fuse to blow. If your suite is cold, please enter a request in Building Engines and the engineering staff will make the necessary adjustments. SUPPLEMENTAL A/C UNITS Air Cooled Units are not permitted. Tenants are allowed to install water cooled condenser units which must be tied into the building s condenser water loop (the System ). Manufacturer and specifications must be submitted to The Office of the Building for design review and approval before installation. Tenants are responsible for all costs (pump, electric, annual maintenance, condenser water loop fees, etc.) associated with the supplemental units. The System is operational 24 hours a day, 7 days a week. There will be a $ one-time connection charge and an annual charge for the cooling water. Please contact The Office of the Building for the current annual charge. Once a year during non-business hours, upon prior notice from Landlord, the System will be turned off for maintenance purposes for the period of time necessary to complete same. Tenants are responsible for shutting down and turning on their units during this period. 26
27 KEYS AND LOCKS Tenants are provided with keys for each lock in their office space at the time of move-in. Tenants are not permitted to install their own primary locks or any supplemental locks. After the initial move-in, requests for keys and lock changes must be made through Building Engines. There will be an additional charge for these requests. At the termination of the lease, tenants must return all keys to the Office of the Building. Note Keys made from another source (i.e. Ace Hardware, Home Depot, etc.) may not work and could cause damage to the lock. Tenants may be charged for damaged locks. 27

29 LIFE SAFETY One South Wacker has been designed to provide a safe environment for its occupants and to quickly curtail a fire condition occurring anywhere in the building. The building is fully sprinklered and has a sophisticated fire alarm system that meets with the City of Chicago highrise building code. Any sprinkler water flow or smoke detection signal is reported on an alarm panel, which is monitored 24 hours a day. A communications system provides tone alarm and voice communication to individual floors. All stairwell doors will automatically unlock in the event of a fire. 29
30 LOCK OUT PROCEDURES Should an employee need access or gets locked out of a suite, the employee must go to the security desk in the lobby and present a picture ID (this is to verify the employee s identity). The employee will be asked to complete the top portion of a Lock-Out Form. The security officer will contact one of the company s emergency contacts for approval. There will be a fee of $50 charged under a Building Engines work order that the Office of the Building will create for the tenant. Once the security officer receives approval, the security officer will call the engineer on duty to meet the employee on the appropriate floor to give him/her access to the appropriate suite. The security officer will give the employee elevator access to the appropriate floor if needed. If there is no engineer on duty, the security officer will escort the employee to the suite and open the door for him/her. 30
31 LOST AND FOUND To claim a lost item, please contact our Director of Security, Jon Alfred, by phone at or you may stop by the Office of the Building, Suite
32 MOVING POLICY The Freight Elevator must be used for all moves. The Freight must be scheduled through Building Engines with at least a 24-hour notice. If your request date is not available, you will receive an via Building Engines. Moves are only scheduled after 5:00 p.m. Monday through Friday and anytime on Saturday and Sunday. There is a 4 hour minimum at the cost of $ Additional time will be billed at $50.00 per hour. All moving companies must be union affiliated, licensed & bonded and are required to submit a Certificate of Insurance (COI) to the Office of the Building in accordance with the Certificate of Insurance Requirements prior to the scheduled move day. Any company that does not have a COI on file will be turned away. All moving company employees must present their union identification when they enter the building and they must wear a uniform or some other form of identification. If the company you choose uses a sub-contractor, please remember that the sub-contractor must also follow the same rules & regulations. All trucks must access the property from Lower Wacker Drive. Moving through the lobby is prohibited. Clean masonite sections must be used as runners on all finished floor areas where heavy furniture or equipment is being moved with wheel or skid type dollies. The masonite should be at least one-fourth inch thick. All sections of masonite should be taped to prevent sliding. The moving company must provide and install protective coverings on all vulnerable corners, walls, door facings, elevator cabs and other areas along the route to be followed during the move. Never stick duct tape on the floors, walls, doorjambs or doors. All packing materials (i.e. boxes) must be removed by the delivery company. There will be a charge if the Office of the Building has to remove any debris. The Office of the Building can not give your moving company access to your suite. An employee from your company must be on site. You are free to use any moving company that you like, as long as they adhere to the requirements above. CANCELLATION POLICY Reservations must be cancelled in Building Engines. If a reservation is not canceled in Building Engines with a 24-hour notice before the day of the reservation, the tenant account will be charged $
33 NOTARY SERVICES Complimentary Notary Services are provided by the management staff in the Office of the Building, suite You can call to see if a notary is available immediately or to make an appointment. The person signing the document must come to the Office of the Building with a driver s license or state i.d. and must sign the document in front of the notary. We will not be able to notarize a document if it signed prior to coming to the Office of the Building. 33

38 PROPERTY REMOVAL PASS One South Wacker requires that any person wishing to remove property from the building (i.e. boxes, computers, furniture, etc.) must present a property removal pass signed by an authorized tenant representative to security when exiting the building. During Business Hours If an individual does not have a property removal pass, security will ask him/her to return to his/her suite to get a property removal pass. If the individual refuses to return to his/her office, he/she will be ask for the employee s access card and complete an incident report. Requests for a supply of Property Removal Passes should be made through Building Engines. 38
39 RECYCLING One South Wacker s recycling program consists of an in-house basic separation by tenants and a post collection separation of recyclables by Independent Recycling. This program allows us to continue to meet and surpass the City of Chicago mandatory recycling ordinance. Your involvement is simple!!! All you need to do is place your paper waste in a blue container under your desk and food/wet waste in the kitchen containers. In the kitchen, make sure your company has a clearly marked receptacle for food/wet garbage and one for aluminum, plastic and glass (all three of these should go in one container). Please review the classifications on the following pages for more specific recycling information. We also provide recycle toner/ink cartridges. Please put a work order into Building Engines under Other and housekeeping will come to your suite to pick up your items. 47 SMOKING POLICY One South Wacker maintains a NO Smoking Policy throughout the building including all common areas, rest rooms, elevators and at the front of the building or on the plaza. Smoking is only allowed on the Wacker side of the building. 47

51 TRASH One South Wacker only disposes of wet waste and paper/boxes. Garbage cans are emptied on a nightly basis. If you have boxes that you would like to have removed from your space, please place an orange, PLEASE THROW OUT, sticker on the item. Requests for a supply of stickers should be made through Building Engines. If you need to have trash removed during the day, please enter a request in Building Engines. NOTE Trash, boxes, mats, furniture, etc. cannot be placed in the public corridors. 51
52 UMBRELLA PROGRAM Umbrellas are available on a first come first served basis at the lobby security desk in exchange for your Access Card. When you return the umbrella, the officer will return your Access Card. There is a $40.00 Lost Umbrella Fee for any umbrella that is not returned. Your Access Card will not be returned to you until the umbrella is returned or the $40.00 Lost Umbrella Fee is paid. The cost to replace an Access Card due to an employee not returning an umbrella or paying the lost umbrella fee is $ Should the umbrella break while in your possession, please return the broken umbrella to security and you will not be charged. Payments will be charged to the tenant in a Building Engines work order. 52
53 U.S. MAIL Incoming Mail is delivered to each tenant s suite by an employee of the United States Postal Service. Any mail that does not belong to your company should be returned to your mail carrier. Any concerns and/or complaints should be directed to The United States Postal Service. Outgoing There are U.S. Mail Drop Boxes located in the lobby. Tenants are responsible for bringing their outgoing mail to the drop box location. The mail is picked-up once a day and there is no scheduled time. All mail that weighs more than 13 ounces must be taken to a Post Office Retail Service Counter. 54 VISITORS Tenants have been given the option of having an Open or Closed suite. The choice has been recorded by security. Any changes to this option need to be ed to the Director of Security, Jon Alfred, at Open Option Visitor(s) will come to the security desk, tell the security officer the name of the company they are visiting and present a state issued picture i.d. (driver s license, state i.d., or passport). The officer will register the visitor, give them a Visitor Pass and direct the visitor(s) to the appropriate turnstiles. Closed Option All visitors must be pre-registered in order to access the turnstiles. Visitor(s) will come to the security desk, tell the security officer the name of the company they are visiting and present a state issued picture i.d. (driver s license, state i.d., or passport). The officer will check to make sure the visitor has been pre-registered and check them in. The visitor(s) will receive a Visitor Pass for the time determined by the tenant. If the visitor is not pre-registered the visitor will be informed they are not currently registered as a visitor and they will be asked to call their contact within the company to be added to the system. The task of contacting the company to arrange access falls to the visitor and not to building security. Caterers, Messengers, Vendors Caterers, food deliveries, messengers, and vendors will be given elevator access to the appropriate floor once they have signed in with security. They do not need to be on an access list. 54
