Option #3: Research the leads yourself using the local courthouse s website. Here are the instructions on how to do that. Contact your county courthouse for information on how to get the leads. The people that work there will help you get the information. You might also be able to get the information off of the county Clerk of Court s Website. In some areas it is called the Register of Deeds. Just Google County Name Courthouse and the correct website will probably show up at the top of the results. You will want to look up divorce cases and look for recent divorces. We mail people with a finalized divorce and people who just started the divorce process. You will get a better conversion from people that are closer to finalizing their divorce.

B. Find out if the divorcees own a home. Once you have the name of the people getting divorced, search your county s property records to see if they own a home. Quick Note: Property Appraiser is not the correct term in all areas. I have found that in some areas it is called Tax Assessor, Property Assessor, or another similar name. C. If they own a home, then put their name and mailing address into your database as a lead. Inherited Property Leads. Most people who inherit a house want to sell it right away. The courthouse is a great way to find out about these listings before other agents even know about them. Many of these people are willing to sell their homes, often at bargain basement prices. These are easy to list and easy to sell. New Home Permits. Many of these will be pulled by small builders. If you know about the new home being built, then you can discuss listing it before other agents know about it. Small Bank REOs. I know agents who have knew about REOs and listed them. They contacted the Asset Manager and listed the home. Their regular listing agent took them for granted and didn t reply in a timely manner. It was easier for the Asset Manager to hire the new agent versus waiting for their regular listing agent to respond to them.

Find Cash Investors. The courthouse is a great place to find cash investors who can buy any hot deals you know about. You might even be able to build a relationship with them and sell them multiple homes. This is just a small sample of the available leads at your courthouse. How to find out where your competition is getting listings from and list those properties before they have a chance to talk to them. Have you seen a hot new agent come into the market and start listing homes left and right? You can t figure out where they are getting their listings from. That s pretty frustrating, isn t it? Here is how to find out how the other agent got the listing and beat them at their own game. Let me explain. Start tracking the listings they are taking. You will find that many of the homes they are listing were previously an Expired Listing, For-Sale-by-Owner, Divorce, Vacant Home, Inherited Property, or another kind of lead. There was usually some kind of indicator that arose before the other agent listed the house. If you start looking for these things, then you will find that you can find out about most potential listings before other agents have. In fact, that s how we run our business today. We track all of the indicators for our marketing. This enables us to market to potential sellers before our competition has a chance to. Moving Companies - Many home sellers hire professional moving companies to help them move. Storage Companies - Many home sellers will put some of their belongings into storage when they move. Staging Professionals - Many home sellers may consider hiring a professional stager to help make their home more attractive to potential buyers.

Estate Auctioneers - These people make a living auctioning and liquidating estates. They may be interested in marketing to owners of inherited properties. Home Inspectors - Some home sellers want to have their home inspected before a buyer makes an offer so they won t have any surprises. Painting Contractors - Many home sellers want to spruce up their home and paint is a very inexpensive way to do that.
