Executive Summary July 2013 A. Management Narrative The Lower Lobby flood restoration continues well on pace and projected to be completed by August 9, 2013. Installation of the Sheet Rock, door, painting flooring is ongoing and expected completion by said date. Management continues coordinating and working with the General (Super Restoration) on project and renovation matters that occasionally arise. The Security (US Security) and management in conjunction with the association had a logistic meeting for the Fourth of July weekend. To satisfy the requirements of the association, management implemented daily colored hand wrists, a limit to four guests per unit and added additional guards which resulted in numerous unauthorized person not associated with The Wave community. On July 09, 2013, the pool filter broke on the pool mechanical room. The electrical room was shut to stop the water flow at around midnight. Pool area was cautioned and covered with yellow tape. The current pool filters were discontinued, but found and shipped from Texas. While waiting for the part, management got proposals for pool vendor to clear oxidation from steel barriers around the pool surface. The association in conjunction with the Legal and Construction committees are gathering all tools needed to present the scope of the work to restore the pool deck to a select group of engineers. Management is assisting with this first step in order will help hire a contractor which will then present a plan, a timetable, information about the assessment, and a plan for financing. Management continues daily, weekly, and monthly property inspections of common elements and hallways, including landscaped areas to identify locations for detail cleaning, painting, maintenance or repair. Executive Summary Unit 811- Move in Truck (Avis Rent a Car) crashed on the North side-receiving canopy damaging the canopy on August 2, 2013. Pictures were sent to the insurance carrier. Management made a claim for the association (#13T006179) to Avis Rent a Car. Pending adjuster review set for August 30, 2013. Unit 820- Crashed into the North exit gate and total replacement of the gate was required on August 3, 2013. Management made a claim for the association (#0295418156)) to Renter s insurance carrier Allstate. CD-ROM was sent to insurance carrier. Claim was for $5,755.00 and paid in full by Renter s insurance carrier on August 5, 2013. The Lower Lobby flood restoration was completed on August 9, 2013. The City of Hollywood building department approved the inspection. Management continued coordinating and working with the General (Super Restoration) and Insurance Adjuster from Brian Wasserman (Colonial Claims) on the final corrected amount which was paid in full. The Wave Condominium no longer has any open balances or inspections. The association in conjunction with the Legal and Construction committees are gathering all tools needed to present the scope of the work to restore the pool deck to a select group of engineers. Management is assisting with this first step in order will help hire a contractor which will then present a plan, a timetable, information about the assessment, and a plan for financing. To satisfy the requirements of the association, management implemented daily E-mail transactions from the construction committee and Board with their recommendations. A request for engineering services invitation was sent to eleven (11) prospective vendors on August 19, 2013, which included a walk on the property with six (6) engineering vendors on August 22, 2013. Closed bids are due on the first week of September. The Security (US Security) and management in conjunction with the association had a logistic meeting for Labor Day weekend.
