THE OPPORTUNITY The Offering Panther Lake Heated Storage provides an investor with the opportunity to purchase a fully entitled, permit ready self storage development site where construction can commence in a matter of weeks. This 4.53 acre site has approvals for 84,075 rentable square feet of modern, heated self storage. Property Highlights: No competition within 1.5 miles with virtually no competition east of the subject property within the 3 mile trade area. One of very few competitors to offer heated units. Location offers exposure on a major east/west arterial. New construction will provide the most modern product which should allow operator to capture market leading rental rates. The site boasts excellent exposure and accessibility with exposure to over 25,000 motorists daily on 208th Street immediately east of 108th Avenue SE. The project shall consist of heated units which command a premium in rental rates. The immediate trade area surrounding the subject property can be described as stable with most of the existing self storage facilities enjoying physical occupancies in the 85% - 90% range. There are eleven competing facilities within three miles ranging 60,000 to 105,000 rentable square feet. Six of the eleven facilities are owned by Public Storage with the remaining five being owned by local regional operators. 4
