BUILDING TODAY WITH THE FUTURE IN MIND Future-proof building is the next consumer driven initiative that builders, designers and developers will need to embrace if they wish to deliver a sustainable product that their client wants. It means incorporating features that may seem cutting edge today but will become standard features in the future. So how does it all work? Eight sections or icons to do with the design and construction phase have been developed by Construction Marketing Services (CMS). Each one of these has considerations and best practise scenarios that in many cases will be beyond the minimum required under the Building Act or may not even be a consideration. But, they all will deliver benefi ts in some way to the home owner. ENERGY EFFICIENCY Energy costs are rising like never before as resources become scarce. Heating both your home and water uses the bulk of your energy. Effi cient ways of heating, insulating and even passive solar energy will become increasingly important to energy conscious clients. SPACE MANAGEMENT Changes to lifestyle and increasing construction costs mean space management is now an essential consideration in the design process. Good use of available space can mean that a similar lifestyle can be achieved from smaller areas and hence savings on construction costs. By using Villaboard Lining to line your wet areas, you ll save space. Villaboard Lining is 6mm thick while other alternative linings are 9mm thick. LIFE CYCLE COSTING More expensive materials with a longer life can often work out to be a more cost effective option than low costs, short life alternatives. Wherever there s water there s potential for moisture or water damage rotting walls and shower linings, walls that swell and shift, tiles that fail, even structural damage. Plenty of storage space. An ensuite can be designed to fi t into a 900mm wide space, extending 500mm into the bedroom. Water-heating capacity. CHOOSING YOUR STYLE... MODERN COLONIAL This style is ideal for restored villas, or traditionally styled new homes. Today s high-spec, colonial style fi ttings let you create the charm without sacrifi cing comfort. LOOK FOR: Refi nished and restored claw foot baths. Heritage style taps and basins. Oversized brass shower heads. Tiled walls over Villaboard Lining with feature borders. Traditional tongue and groove look walls either to dado height or full ceiling. Easily achieved with HardiGroove Lining. MINIMALIST/MODERN This is a great approach for smaller bathrooms reducing all the elements to the bare minimum creates a zen-like ambiance.
