4 MIDTOWN & DOWNTOWN MUSEUM DISTRICT 1704 RUTH LOCATION MATTERS The Museum District is geographically centered between the Downtown and Texas Medical Center. Residents enjoy the convenience of living minutes away from their places of employment, parks, culture, restaurant, with easy access to the light rail and the four major freeways serving Houston. There is no other district in Houston that offers golf, jogging, parks, museums, and hotels at your back door, and still be minutes from work. Further, with over 300 restaurants and 2.45 million square feet of retail within 2 miles, the area is full of exciting places to go. N

5 The Muse is a single family residential community with one simple mission, to provide an inspiring environment centered around timeless modern design in a neighborhood of distinguished museums and convenient amenities. The Muse on Ruth is comprised of 5 homes that are three-story, with three bedrooms and three baths each. There are two different home designs ranging in size from 2,308 to 2,614 square feet. This sketch illustrates the thought given in positioning each home on the property. The homes are spaced apart to capture the southeast Texas breezes and allow for private yards. All of the homes face downtown and have a spacious roof top terrace with a panoramic view of the downtown skylines. Each terrace also has a mechanical room with a pergola for shade and is situated to provide privacy between the neighbors. The large floor to ceiling windows are positioned to maximize quality day lighting by being oriented toward the North. Unlike. the typical townhouse designs commonly built by home builders, this project is designed and controlled by the architect-developer so design is paramount. The clean lines, simple forms, and traditional materials in a warm color palette will create a welcoming, timeless modern look. The homes will also be energy star certified and embrace sustainable construction practices that meet LEED standards. The Museum District is home to several nationally recognized museums and cultural centers including the Museum of Fine Art, Houston Children s Museum, Holocaust Museum and the Asia Society. The district has other desirable amenities including two light rail stops, Hermann Park and its beautiful golf course as well as the Houston Zoo.

19 ABOUT THE ARCHITECT-DEVELOPER Architect Matthew Stovall has designed, developed and built commercial and residential projects in the Houston area for the last 20 Years. His modern design style was influenced by the timeless inspiring architecture he encountered while studying in Europe. His passion is to design thoughtful sustainable and enduring homes for those who both appreciate good architecture and want to live near the many cultural and culinary amenities Houston has to offer. Over the past 9 years, he as devoted his time to designing and developing exclusively in the Midtown area. He is widely known as one of the individuals who was instrumental in the revitalization of the area. His designs can be seen throughout the district including the buildings that currently house Reef Restaurant, Gloria s Restaurant and Starbucks. He also developed the very popular Midtown district that contains the award winning High Fashion Home, 24hr Fitness and Artisan s Restaurant. His understanding of urban design, architecture and material selection is evident in all of this work. Matthew began his career in residential design and has produced dozens of home designs. He has experience working on spec homes ranging $250,000 up to $1+ Million custom residences including a 11,600 square foot home in Tanglewood and a 10,000 square foot home on a ranch in Murray, Kentucky. His combined experience encompasses over 7 million square feet of construction spanning three decades. Matthew has a Bachelor of Architecture from the University of Houston, College of Architecture. He has served on several advisory boards for the City of Houston and Urban Land Institute, and has been interviewed on TV and published in newspaper as an authority on urban design.
