COMPLETED PROJECTS University Ave Consolidated I & II (1985) Morris Heights, Bronx AERIAL IMAGE: VIEW SOUTH University Avenue Consolidated I and II consist of 8 multi-family buildings (321 units) all located within the Morris Heights neighborhood. The development was completed in two phases by Bronx Pro Real Estate Management. Phase I included the renovation of four (4) buildings and construction of one (1) new building to create 210 units with significant green and energy efficient features. The project included renovation of ground-floor commercial spaces and an on-site day care center. Phase II of the project resulted in renovation of three (3) buildings with 111 units. Apartments are affordable to households making up to 60% AMI. Rental preference and Section 8 Vouchers were available to former and current UAC residents for 35% of all units. Both phases are tenanted. Fifty-four (54) of all units are currently occupied by former UAC residents. 8 New York City Housing Authority

The developer renovated the structures and conveyed the rental units to the NYC Partnership Housing Development Fund Company, Inc. Twenty-five percent of the rental units (72 units) are reserved for NYCHA, with rental priority for former UAC residents. The 6 buildings are now tenanted. In addition to 79 units with project based vouchers, 66 units are occupied by tenant based voucher holders. 12 New York City Housing Authority

The developer entered into a 99-year ground lease with NYCHA for all properties. The development created 65 units for Section 8 voucher holders and families earning up to 60% AMI. First priority was given to the 31 former residents of Fabria Houses; second priority was available to households on NYCHA s Section 8 waiting list. COMPLETED PROJECTS Markham Gardens (1943) Richmond Terrace, Staten Island AERIAL IMAGE: VIEW NORTH Built in 1943, Markham Garden s original two-story structures (360 units) were demolished in 2007. The first phase of redevelopment included (i) 240 affordable rental units and (ii) 25 two-family homes for affordable homeownership. All rental housing is affordable to households earning below 60% AMI and up to 120% AMI. Townhouses are available for purchase by families earning between 70-130% AMI. Former residents of Markham Gardens have rental preference and priority for homeownership. A total of thirteen townhomes have been sold including three to former NYCHA residents. Sixteen former Markham Gardens residents have returned as tenants. 16 New York City Housing Authority

COMPLETED PROJECTS Stapleton (1962) Stapleton, Staten Island ue Tompkins Aven AERIAL IMAGE: VIEW WEST The development at Stapleton Houses consist of an eight-story building with 105 units for low income seniors earning up to 60% AMI. Due to marketing issues, the senior requirement has been replaced by a senior preference. Income eligible NYCHA residents have rental priority for 37 units in the building. Initial rent-up is now complete, including 37 units being occupied by NYCHA Section 8 voucher holders. In lieu of an acquisition fee, the developer provided improvements to recreational facilities including a basketball court, tennis court, and playground. 18 New York City Housing Authority
