All properties within Imperial Oaks Park POA are subject to certain easements, restrictions, covenants and conditions which are designed to protect the value and desirability of the community. Any alterations or improvements to existing homes or additions to the property, must be approved by the Architectural Control Committee (ACC). The ACC does not intend to restrict individuals creativity or personal preferences, but to help assure a continuity in design that will preserve and improve the appearance of the community. The following are guidelines used to specify standards and requirements used in evaluating an application. These guidelines may be amended from time to time as the circumstances or conditions dictate. ACC GUIDELINES

EXTERIOR PAINTING: Paint samples are to be submitted to the ACC. Earth tone blend colors will be considered. The colors of neighboring homes will be considered along with the brick features of the applicant's home. LANDSCAPING: All landscaping work, planting and installation of sprinklers shall remain aesthetically consistent with the design of the home and must remain consistent with the general scheme of the neighborhood. Major landscaping requires approval. The owner or occupant shall always keep all weeds and grass cut in a sanitary, healthful and attractive manner. WALLS, FENCES AND HEDGES: No wall, fence or hedge may exceed six (6) ft. in height. No wall, fence or hedge shall be built or maintained nearer to the front lot line than the front building line. Replacement or repair of fences must be made with similar materials and construction details as used in original fence. Painting or staining of fencing requires approval. WINDOW TREATMENT, STORM WINDOWS/DOORS, SCREENS DOORS: Frames should be of a color compatible with the exterior house color. No reflective glazing will be allowed on any front or side facade. Glass tinting will be considered. Mirror finished will not be approved. The use of a security grille on the exterior of any window that is visible from a front, rear or side street is not allowed without approval. Storm windows/doors or screens will be considered. Solar screens are allowed on windows. Colors must be acceptable to the ACC. EXTERIOR LIGHTING: Exterior lighting should not be of wattage or lumen count which will affect neighboring homes. Color lens covers will be considered in landscaping applications only. Colored lens covers for porches, sidewalks or for illuminating the area are prohibited. Bug lights will be allowed. Yard lights may be gas or electric single lamp only. Maximum height of six (6) feet may be in front yard, and black, brown, or white color, depending on color of house. DECKS: Decking should not exceed 18" in height. Decking should not be placed within the utility easement without approval by the utility company. STORAGE BUILDINGS:

Limited to not more than eight (8) feet in height and one hundred twenty (120) square feet of floor space. ACC approval is required. Materials should match those of the main residence in both size and color. Small prefabricated metal storage buildings must be of a color that blends with the main residence. Building should not be placed within easement without permission from the utility company. Building must be five (5) feet from the side fence and ten (10) feet from the rear fence. PLAYHOUSE/FORT STRUCTURES, SWING SETS, ETC. The highest point of the structure may not exceed eight (8) feet. This includes shades, roof, flagpoles, or other elevated platforms. Approval is required. Placement must be five (5) feet from side fence and ten (10) feet from rear fence for optimum neighbor privacy. No structures may be in any side yard to the residence. Must be in fenced backyard. NOTE: Variances up to 12 ft will be considered. GAZEBOS: Must not exceed eight (8) feet at its highest point without approval and be maintained a minimum of three (3) feet away from side or rear of property line. ACC Committee will review the structure for quality of design, overall appearance, quality of construction and degree of visibility from the street. ANTENNAS/SATELLITE DISH: No electronic antenna or device of any type other than an antenna for receiving normal television signals shall be installed. Antennas located inside the attic are preferred. No antenna shall be supported by any type of guide wires. One satellite dish may be installed so long as dish does not extend more than six (6) feet above the ground, is not visible from the street and is screened by fence. SIGNS, ADVERTISEMENTS & BILLBOARDS: One standard realtor sized sign is allowed for sale or lease. Garage sale signs must be removed from all locations immediately following the sale. All other signs require ACC approval. ROOFS, ROOF ACCESSORIES & SKYLIGHTS: The roof shall be constructed or covered with asphalt composition shingles or fiberglass composition shingles. The color shall be of wood or earth tone. New roofing requires ACC approval. All exposed metal roof accessories (stack vents, roof flashing, attic ventilators, metal chimney caps) shall be located on the rear slopes of the roofs. Skylight, location and design require written approval. MECHANICAL EQUIPMENT: All mechanical equipment shall be screened from view.

Window air conditioners are prohibited. SWIMMING POOL AND SPAS: No above ground pools are allowed. Pool pumps and equipment must be within fenced back yard. Only pools completely fenced will be approved. No pool/spa should be placed within the utility easement. DRIVEWAY EXTENSIONS/SIDEWALKS: Driveway extensions, sidewalks, or any additions of concrete beyond the original package must have approval. ROOM ADDITIONS/SOLARIUMS/SUN ROOMS: All alterations and additions shall be in keeping with the general aesthetic nature of the community. Exteriors shall be constructed with the materials that conform the type, quality, character and detailing of the existing dwelling. Detailed plans must be submitted to the ACC. No additions are allowed within the utility easement. PATIO COVERS: Should be constructed of materials that complement the main structure. Baked enamel aluminum patio covers must be earth tone colors. Unfinished metal will not be approved. Natural pressure treated wood such as cedar, fir, redwood or pine may be used. Painted wood is to match home. Roofing to match the home is preferred. Other roofing must be in earth tone colors. Patio covers must be situated on the lot to provide drainage solely into owner's lot. If attached to house, must be integrated into existing roof line (flush with eaves) and if it is to be shingled, the shingles must match the roof. Entire patio covers and posts should be trimmed to match the house. Supports must be painted wooden or metal columns. No pipe is allowed. BASKETBALL GOALS: The basketball goal backboard, rim, net and post must be maintained in excellent condition at all times. Goals must be ten (10) feet from the front easement. Portable goals may not be placed in the street right-of-way, at the curb or sidewalk. Goals must not become a nuisance to others. IMPERIAL OAKS PARK POA, INC. PLAY STRUCTURE VARIANCE

The ACC Committee has decided to grant variances on play structures (up to 12 feet). Variances need to be recorded on pending entry in all caps and then approved or denied as per committee decision, i.e. play structure *VARIANCE* - APPROVED. This decision was based on Estates Section 4, page 10, first sentence. POA ACC GUIDELINES
