Developer As a developer you ca: offer Buildmark o ew homes you sell offer Buildmark o ew homes that are ot for sale. Please ote that developers are ot able to carry out ay buildig works themselves ad will eed to use a NHBC registered builder. How it works There are 6 steps to becomig NHBC registered: 1 Applicatio You sed us a applicatio form ad fee together with a Site Notificatio ad Iitial Notice form (SNIN). For builders, we ormally assess costructio stadards ad health & safety o your first project with us. 4 Techical 4 For assessmet builder applicats oly Offer of NHBC 5 registratio Oce steps 2 ad 3 (ad step 4 for builders) have bee successfully completed, we will offer you NHBC registratio. To complete your applicatio, you must retur the accepted offer to us alog with ay coditios that have bee requested. Step 1 Applicatio To get thigs started, you eed to sed us a applicatio form ad fee. The curret fee ca be foud o the applicatio form. If you are due to start buildig works, you will also eed to sed a Site Notificatio ad Iitial Notice (SNIN) form at the same time. Please be aware that: You eed to submit a SNIN to us 28 days before work begis. If it is a o-covetioal costructio or hazardous site, we eed 8 weeks otice. Submittig a SNIN does ot mea that your homes are registered for Buildmark. Homes caot be registered for cover util your applicatio has bee successfully completed ad a paymet for cover has bee made. We caot accept as your first project, a coversio (i.e. ay elemet of a existig structure beig retaied/used), or a property that icludes a full or partial basemet. Upo receipt of your applicatio, we will sed you a copy of the NHBC Stadards. Step 2 Commercial review We will carry out a commercial review of your applicatio, because you will have liability o ay home you register with us. This review ivolves: credit searches o you ad your associates/compay a review of available compay accouts a check for ay curret or previous liks to NHBC The results of this review may mea that we ask you for a form of security. Step 3 Olie tutorial You will be expected to complete 9 olie tutorials as follows: Itroductio Buildmark NHBC Register Becomig registered Stadards ad ispectios Gettig techical Beig safe, buildig safely Registerig sites You will the be asked to complete a short olie test to cofirm your uderstadig of your obligatios if you are appoited a NHBC Registered Builder or Developer. Step 4 Techical assessmet (builder applicats oly) You will eed to show exceptioal techical ad site maagemet capabilities to become a NHBC registered builder. We will also look for good commuicatio ad co-operatio, alog with clear procedures for maagig health ad safety. We assess the above o site. However, if NHBC has prior experiece or workig kowledge of the perso resposible for this, it may ot be required. Please be aware that: Coversios ad homes with full ad partial basemets are ot always acceptable for assessmet purposes - please cotact our techical team for advice. You ca oly submit oe site for assessmet purposes. All ispectios are o a o-obligatio basis. Please also be aware that Buildmark will ot be available o ay home already uder costructio if: your applicatio is rejected you do ot reach the NHBC Stadards you do ot accept our offer of registratio you do ot pay the warraty fees. Step 5 Offer of NHBC registratio Oce steps 1 to 3 for developers or 1 to 4 for builders have bee completed, we will offer you NHBC registratio. This offer will cofirm the terms of your NHBC registratio, ad will also iclude ay request for security. Step 6 The Acceptace of our offer To complete your applicatio, you must retur the accepted offer to us alog with ay coditios that have bee requested. Upo receipt, we will place you o the register withi 48 hours. By registerig with NHBC, you will accept obligatios ad resposibilities uder the NHBC Rules, Buildmark cover ad the Cosumer Code. We therefore recommed that you read the NHBC Rules, the Buildmark policies ad study the Cosumer Code before makig a formal applicatio. Why do we ask for security? We may ask for security from you i respect of ay liability you take o. This is because if you are uable to meet your obligatios uder Buildmark ad/or the NHBC Rules, we may be required to take them o. Please be aware that security is ot a paymet for or towards Buildmark warraty. How log would I eed to provide security for? Security is i relatio to liability therefore, if you have liability with us, security will eed to remai i place. A rule of thumb would be that you could ask for its retur: a miimum of two ad a half years from the date of last legal completio/fial ispectio (whichever is later) o ay home that you have registered for cover if you do ot have a curret NHBC registratio. If you make a request for its retur, there would eed to be o outstadig issues i relatio to either of the above before we could retur it. NHBC s Premium Ratig scheme works o the same priciple as your o claims bous for car isurace. Just as good drivers beefit from discout, good builders ad developers pay reduced home-registratio fees. Your premium ratig is based o your claims record ad the amout of time you have bee o the NHBC Register. We use this ratig to calculate how much you pay to register homes.
