Newman A quorum being present, Muenzer called the meeting to order at 2:31 p.m. New Business: 1) 615 Dempster St. (Bagel Art) Preliminary & Final Review Vincent Doyle, business owner, submits for outdoor seating on private property for a Type 2 restaurant (Bagel Art). The Property is zoned B2, Business District and is part of the Dempster-Main Overlay District odm. Mr. Nagar left the meeting. 2) 1700 Maple Ave. (Red Robin) Recommendation to ZBA Brad Smith, property development manager, submits for Special Use approval for a Type 2 Restaurant, Red Robin Burger Works. The property is zoned RP, Research Park. The Committee voted unanimously 8-0 to recommend approval. 3) 700 Main St. (La Principal) Preliminary & Final Review Derek Gaspar, business owner, submits for a building permit to complete interior and exterior improvements to the existing storefront for a Type 1 Restaurant, La Principal. The property is zoned B2 Business District and is part of the Dempster-Main Overlay District odm. The Committee voted unanimously 8-0 to approve the plans with the conditions. 4) 2751-2767 Ashland Ave. (NU Baseball Stadium) Final Review Steven Matz, representative for the property owner, submits for a building permit to complete various renovations to the Northwestern University Miller Park Baseball Stadium. o Concession stand/building o Press box o Installing new seats o Plans do not include a scoreboard, lights or lighting infrastructure Materials: beige brick, metal panel and glass, matching existing Anderson Hall Sidewalk: plan to build an ADA accessible straight sidewalk along Isabella from Ashland to the alley at the east end of the site Removing 19 trees and replacing with 18 trees (no utilities involved) Timeline: start ASAP, finish by December, 2015 Fence height issue to be investigated with planning and zoning division Mr. Latinovic moved to approve the plans on the condition that the fence has been approved by Zoning, seconded by Ms. Jones. The Committee voted unanimously 8-0 to approve the plans with the condition. 5) 2020 Greenwood St. (Northside Storage) Recommendation to Sign Review Bd. Corrine Kacprzak, sign contractor, submits for four sign variations to install: 1) An illuminated wall sign on the west façade above the maximum permitted wall mounting height of 15.5 feet and on a façade which does not front a public thoroughfare, 2) An illuminated wall sign on the east façade above the maximum permitted wall mounting height of 15.5 feet and on a façade which does not front a public thoroughfare, 3) A nonilluminated wall sign on the north façade above the maximum permitted wall mounting height of 15.5 feet, and 4) An illuminated wall sign on the north façade above the maximum permitted wall mounting height of 15.5 feet. The property is zoned I2, General Industrial. APPLICATION PRESENTED BY: Michelle Forys Omega Sign for Northside Storage Variations requested because: o The east and west elevations do not front another street; the street dead ends at Greenwood o Frontage of building is 605 long; traffic going east and west on Greenwood cannot see the sign on north facade o Request height variance for better visibility; to be lit only during business hours o For north elevation, if a compliant size sign is installed, it would not show the business name adequately. o Design of building has horizontal windows and the compliant sized sign cannot fit in the space allowed. Hours: office closes at 10pm; customers of the self-storage facility may have access later Mr. Berg stated staff recommended denial of the variations Upon a suggestion, the applicant said owner would consider a free standing sign as a last resort, but it may have to be on shared property DAPR Meeting Minutes June 24, 2015 Page 3 of 4
Mr. Muenzer moved to recommend, seconded by Mr. Latinovic: Denial of variances for signs 1 and 2 on east and west facades, and Approval of variances for signs 3 and 4 on north elevation as long as they meet the height requirement (15.5 ) The Committee voted unanimously 8-0 to recommend the approvals/denials. Other Business: APPROVAL OF MINUTES FROM THE JUNE 10, 2015 DAPR COMMITTEE MEETING. Mr. Nelson moved to approve the meeting minutes, seconded by Mr. Gerdes. The Committee voted unanimously 7-0-1 with one abstaining, to approve the minutes. Adjournment: Mr. Tristan moved to adjourn, seconded by Mr. Gerdes.
