Viewing Arrangements You can contact us at our office on (08) 9173 9200 between the hours of 8:30am 5:00pm Monday to Friday or you can fax us on or email: rentals@hfn.com.au or amy@hfn.com.au 2. Tenant Information Once you have selected properties that interest you, please call the office and make an appointment with the leasing officer to view any properties of interest. If you wish to take up residence in one of our properties, you must fully complete the application form attached. Please ensure you carefully read this form and sign and initial where required to avoid delays in processing your applications. 3. Application and Offer Option to Lease The application for Tenancy can be obtained from our office at, or you can download this information from our web site at www.hfn.com.au Once we receive your completed application form we conduct tenancy checks through two agencies. Once you have been cleared we then put forward your application to the Owner for acceptance. 4. Initial Monies Once accepted, you will be required to pay the equivalent of 6 weeks rent. This must be in the form of cash, bank cheque or money order. Please note: NO PERSONAL CHEQUES WILL BE ACCEPTED. The tenant agrees to keep the ceiling fans clean at all times. 8. The tenant or the occupants shall observe and perform all that is asked by the strata company caretaker from time to time. 9. This premise is a SMOKE FREE ZONE. The tenant is aware that smoking within the residence is strictly prohibited. Any painting, deodorising and refurbishing will be at the tenants cost. The amounts referred to in item 9 being the bond/pet bond/initial rent and other costs are payable upon the applicant signing the Lease and/or prior to taking possession of the Premises. 2. The Applicant acknowledges having inspected the Premises and if the Option is exercised, will accept the possession of the Premises in the condition as at the date of inspection. 5. Upon the exercise of this option by the applicant, the Applicant will execute the Lease. The Lease shall be the REIWA Standard Residential Property Lease. Including any special conditions included and/or attached to this application and the payment of all monies referred to in item 9. 6. The applicant agrees to pay the rent one period in advance except for the first two weeks rent, and to pay the letting fee to the maximum amount allowable pursuant to Section 27 of the Residential Tenancies Act 1957 7. The Applicant acknowledges that they are responsible for their own contents. The applicant should arrange their own insurance to cover their own contents and determine if the insurer covers damage to Premises caused by a waterbed or the escape of water from a waterbed. 8. The applicant acknowledges and agrees that the owner will carry out all inspections of the Premises between normal Business hours. 9. All acts and things which the Owner is required or empowered to do may be done by the lesser or their appointed Managing Agent. Notices to the Owner must be served on the Managing Agent unless otherwise directed by the owner. 10. The Applicant makes this Application and Offer jointly and severally. Service of any notice to any one Applicant shall be deemed to be service to all of them. 11. The Applicant agrees that for the purpose of this Application, the Owner/Managing Agent may make enquiries of the persons given as referees by the Applicant, and also make enquiries of such other persons or agencies as the Owner may see fit. 12. The Applicant acknowledges having been advised that items of personal information contained in the Application may be recorded in a Tenancy Database by or on behalf of the Owner and may be disclosed in connection with other residential tenancy applications by the Applicant.

OFFER OF OPTION TO OWNER 13. The Applicant offers to the Owner an Option to lease the Premises. The Option to lease is created when Owner s notification to the Applicant whether in writing or not that the Application and Offer is accepted by the Owner. The Option Fee payable with the Application and Offer shall be the amount referred to in Item 7. The period of the Option shall commence from and include the date of the acceptance of the Application by the Owner and continues for the number of business days referred to in item 8, or if none, then by 4pm two business days after the acceptance of the Application and Offer. 14. The Option is exercised by the Applicant either; i. Executing the Lease; or ii. Taking possession of the Property with the Owner s consent; or iii. Giving a notice in writing to the Owner exercising the Option; Whichever occurs first. 15. If the Option is exercised by the Applicant, then the Option Fee is paid is credited to the rent payable pursuant to the Lease. If not exercised, then the Option Fee is the property of the Owner pursuant to Section 27 (2) (a) of the residential Tenancies Act 1987. 16.
