The Old Way At the financial completion of a project, the construction manager typically delivers a truck-full of boxes (or CD's containing e- paper) to the facility manager. It is assumed that this information can assist the facility manager to maintain, operate, and track assets within the building. More often than not this information is delivered months or years after the building has been occupied and is ultimately placed in a storage room where it is never used.
COBie is methodology for collecting project data once it becomes available and storing it in a common dataset. Provides for open standard delivery of building information to owner. 1) The Myth COBie is only a spread sheet. We can do it all in Excel. The Reality COBie is a specific set of rules for collecting accurate facility data, which can be represented on a spreadsheet. The data is often too large to implement in real world scenarios, using Excel alone. 2) The Myth Including the words We require COBie within a construction contract, will be enough to get a good COBie formatted dataset. The Reality Ambiguous and often undefined contractual requirements, cause confusion, they are almost never met. Therefore, each project, requires an implementation plan based on defined and detailed owners requirements. 3) The Myth COBie can be exported from BIM authoring software (i.e. Revit) The Reality A significant part of COBie data should be exported from BIM, but much more information is added by other means (documents, field verified parameters, etc.) and carefully updated by various project team members

Turnover documents are not tied to the Maximo records. There are no photos (behind-the-wall or below-the-floor) tied to the locations (spaces) in Maximo. The as-built model (BIM) is not linked to Maximo. When either the BIM or Maximo record changes, the other data sources do not reflect the change. As a result, the as-built documents become outdated. The BIM becomes unreliable, so additional verification will be required each time. During the construction process, the model is not updated and accurate info is not available until the end of the project. This delays access to the data for FM, and causes duplicate efforts in construction.
Set up project requirements for data and documentation in the contract. Continuously collect and check quality of entered data and documents throughout the project, in EcoDomus PM (D/B) and FM (GSA). Barcoding (optional). Test-run data exchange between EcoDomus FM and Maximo. Allow for continued use of Form 491, enhanced by EcoDomus. Final acceptance of data handover in Maximo and EcoDomus FM. BIM is linked to Maximo via EcoDomus FM.
