ABOUT US Bjørvika Utvikling (BU) was founded by the landowners of Bjørvika to coordinate and communicate between the landowners and local authorities. One of BU s key tasks is to decide the chronological order of developements and set priorities within its professional areas. 66% of BU is owned by HAV Properties Ltd. and 34% by Oslo S Developement. The shares are divided according to ownership of the areas to be developed. BU has established Bjørvika Infrastruktur (BI), a 100% owned subsidiary of BU, and is formed with the purpose of having the overall responsibility of all technical infrastructure in relation to the developement of Bjørvika. Bjørvika - the new city within the city One of the most comprehensive urban developement projects Norway has ever seen. The vision is for Bjørvika as the port of Norway s capital to appear as an expression of contemporary Norwegian urban culture and identity within architecture, technology and sustainable city developement. The new district is to be the pride of all inhabitants of Oslo and will contribute to writing the city s historical developement from it s origin to the 21st century. Illustration:Placebo effects Where land and water meet For the city of Oslo it s particularly important that the developement of Bjørvika will contribute to Oslo s identity as a fjordcity by making the sea more accessibile and opening the city towards the fjord. The city council adopted the Vision and the Masterplan for the area on the 27th of August 2003. The main guidelines for public spaces and the shoreline lie within the Masterplan. To accompany this there are three documents of guidelines: The Design Handbook, Cultural Programs and The Main Environmental Program.

This is the new Bjørvika A whole new urban district in central Oslo strategically planned with the future in mind, developed with contemporary urban architecture. Dronning Eufemias gate Is the name of the main street through Bjørvika. 418 trees of different varieties decorate Dronning Eufemias gate. The commons, the waterfront promenade and the urban spaces open this part of the city towards the fjord. 4-5000 apartments on sunny sites, most of them close to the sea. The first apartments in the Opera quarter will be ready by 2010. The Submerged tunnel moves the traffic The E18 with through traffic goes via the 6 lane submerged tunnel. This will move most of the traffic away from Bjørvika. The tunnel will open in 2010. 7-9000 people are going to live in the area and between 15 and 20 000 are going to work here. The developement will generate about 100 000 new public travellers on a daily basis. A place for culture The Opera has already moved into Bjørvika. Soon The Museum of Cultural History, The Deichmanske Main Library and The Munch/Stenersen Museum will also move in. In addition to this there will be workspaces including shops, cafees and restaurants. The first phase of the building prosess is expected to be finished by the end of 2011. The developement binds the renaissance district Kvadraturen together with the Middelalderparken (The Medieval Park) and the older housing in Gamlebyen (The Old City). This will provide an exciting contrast to the preserved buildings and older parts of the city. Design, environmental aspects and culture are central elements in the planning and developement process. Three programs for substainability have been adopted as part of the developement. An enviromental programme, a design manual and a culture programme, gives guidelines that should be considered in the development process. The public urban spaces in Bjørvika The public spaces are important for a city to function well. One of the most important city developement actions for Bjørvika is the seven public commons and the continuous waterfront promenade. The commons stretch out as open connections from todays city areas through the new city developement areas to the fjord and the waterfront promenade. The commons and the waterfront promenade have varied contents and function. Some will be commercial areas with high activity, restaurants, business and commerce. Others are ment for recreational purposes, outdoor activities, sports and quiet moments. The commons will bind the seafront and the city behind together. The promenade stretches through varied spaces with a wide range of recreation, social and cultural activities.

Technical Infrastructure Bjørvika Infrastruktur (BI) has the overall responsibility for the building and coordination of all technical infrastructure in the area. Environement in Bjørvika Bjørvika is at the cutting edge of environmental concerns. The main environmental program has high ambitions for Bjørvika. New ways of working have been developed to fullfill the high ambitions. Central to this is a strategic approach to who is doing what in which development phase of the project. This approach is rooted in environemental control systems. Environmental undertakings Environmentally friendly energy supply - sea water will heat and cool the buildings Environmentally friendly use of materials and energy efficient buildings. The area is arranged/adapted for pedestrians, cyclists and users of public transport Removal of polluted sediments in the city harbour E18 in a tunnel under Bjørvika, removes the traffic and the pollution from the surface Art and culture in Bjørvika The redevelopment of Bjørvika is one of the most comprehensive urban city developement processes in Norway ever. Art in public spaces is a product of contemporary social structure and place in time. The place and meaning of art in Bjørvika must therefore be seen in relation to what type of area Bjørvika is, wants to be and the bodies that influence the developement. BU wants to contribute to making Bjørvika a place where different art expressions are clearly present, and where the public can see and experience art on an international level.
