The report will always override the summary. Please read the report in its entirety. TERMITES Were active termites (live termites) present at the time of inspection? A visual pest inspection was completed of the dwelling and at the time of the inspection. No active (live termites) were present at the time of inspection. However, termites could still exist in concealed areas of the dwelling - please read the report. BORERS Was there evidence of borer activity at the time of the inspection? A visual pest inspection was completed of the dwelling and at the time of the inspection. No - There was no borer damage at the time of inspection FUNGI Was there fungi decay at time of the inspection? Areas inspected & Not inspected Only structures, fences &/or trees within 50m of the building but within the property boundaries were inspected. The areas inspected with any restrictions were: External Access Visual Inspection of gutters, eves and fascia, viewed from ground due to height restrictions. Gardens growing against wall have restricted access. Fence located within 50 meters of the dwelling but within the property boundaries were inspected, to the side facing the dwelling. Retaining walls located within 50 meters of the dwelling but within the property boundaries were inspected, to the visible side facing the dwelling. Grounds including trees located within 50 meters of the dwelling but within the property boundaries were inspected. Visual Inspection of gutters, eaves and fascia, viewed from ground due to height restrictions. No access to side due to zero boundary allotment * Internal Access Interior inspected Heavily stored items restricted the inspectors access to the inside of cupboards * Access to majority of walls have been restricted by furnishings and or stored items * Roof No access to roof due to OH&S height restrictions Visual from ground only Floor Sub floor was inspected - Access was fair Roof Cavity Access to roof cavity was restricted due to insulation No access beyond hanging beams and past collar ties. External top plates will have no physical access No access to low pitched gables Viewed from access panel only * High Risk Area(s) to which access should be gained, or fully gained, since they may show evidence of Timber Pests or Damage. Where access is restricted and the purchaser requires a full inspection of the roof cavity, a special purpose inspection and report is available and recommended. Permission from the owner is required to complete this inspection as sections of the roof may require removal. It is possible to order an invasive inspection of the property and this is recommended. This type of inspection will only be undertaken with the written permission of the property owner. This involves moving furniture, appliances, stored items and lifting insulation and carpeting where possible. This also involves physically touching and testing the timber that may result in permanent marking to the timber. Areas Not Inspected: No inspection was made, and no report is submitted, of inaccessible areas. These include, but may not be limited to, cavity walls, concealed frame timbers, eaves, flat roofs, fully enclosed patios subfloors, soil concealed by concrete floors, fireplace hearths, wall linings, landscaping, rubbish, floor coverings, furniture, pictures, appliances, stored items, insulation, hollow block/posts, etc. Where a property is furnished at the time of the inspection then you must understand that the furnishings and stored goods may be concealing evidence of Timber Pest Activity and or damage. This evidence may only be revealed when the property is vacated. A further inspection of the vacant property is strongly recommended in this case. TERMITES It is recommended that unless the owner can provide evidence of treatment in accordance with Australian Standard AS3660, a perimeter treatment be undertaken. This is required to minimise the chance of termite infestations internally, which has the potential to cause extensive damage. we would recommend that if required, a quote be obtained from a termite specialist as these types of treatments can run into many thousands of dollars. TERMITES Were active termites (live termites) present at the time of inspection? No active (live termites) were present at the time of inspection. TERMITE DAMAGE Was any evidence of timber damage visible at the time of inspection? A Pest Report does not quantify termite damage, only an indication of the damage is provided. A Building Report conducted by a professional will clarify the damage. No damage was evident at the time of inspection StructuralScan can find hidden damage inside walls etc - highly recommended if there is any evidence of current or previous activity in or around the dwelling. Our inspector is internationally trained as a Certified Thermographer of Building Science. TREATMENTS CONSULT PBC FOR AN INDEPENDENT TERMITE MANAGEMENT PROGRAM We cannot guarantee any termite protection put in place by another pest management company. No termite program notice in meter box No evidence of termite treatments Property considered to have no termite protection Consult owners for 'Certificate of Treatment' and associated paper work. Date of Treatment: Type of Management System NOTE: The reason Certificate of Treatments and or Termite Management programs are requested is so we can determine that they are in accordance with the relevant Australian Standards and thus assure your protection. Associated documentation is important to help establish the validity and the reason for treatments. If there are live termites visible or visible termite damage then it is possible that termite damage may exist in inaccessible areas. We recommend further invasive inspection be undertaken. DETECTERMITE BAITING SYSTEM A bait works on the principle that termites will be attracted to the bait and whilst feeding on the food source they will come in contact with the termiticide which will then be transferred onto other termites and carried back to the nest and achieve colony eradication. Once the bait is installed it is recommended it be left undisturbed for a minimum of 3 months. DETECTERMITE TERMITE BAIT - $250 EACH TERMITE SHEILDS Was there evidence of termite sheilds visible at the time of inspection? Termite shields provide a means of detecting termite entry by exposing termite mud tubes. The termite shields should not be damaged or missing as this may increase the likelihood of termite attack or infestations. Sample pictures Ant caps are not continuous hence termites may breach this physical barrier Inadequate termite shields Ant caps act as termite shields on peired dwellings Ant caps here are compromised by enclosed walls which does not fully protect against termites. RECOMMENDATIONS NOTE: We recommend that the termite protection program comply with the Australian Standard AS3660. We recommend a minimum of 12 monthly Pest inspections. If termites are evident in dwelling or the yard immediate eradication is highly recommended. Installation of Detect-ermite monitoring and bait system Invasive inspection is available Yearly inspections Management program is strongly recommended Consult owners for 'Certificate of Treatment' and associated paper work. We recommend a TermiteScan - Infrared Thermal Imaging to find relative thermal patterns associated wtih termite nesting in concealed areas, ie: inside walls that can not be visually accessed by the inspector. AREAS WHICH ARE SUSCEPTIBLE TO TERMITE ACTIVITY Conditions which can increase the likelihood of timber infestation include poor ventilation and inadequate drainage in subfloor area. When previous activity has been noted. Gardens growing against wall. Subfloor Slab on ground and Weep holes especially when not 75mm clearance Fence - Untreated timbers in contact with ground Retainer - Untreated timbers in contact with ground Large Trees especially over 3m Sample pictures When weep holes are less than 75mm above the ground, clear access should be obtained * Remedies to susceptible / conducive areas form an integral part of termite management system and this is recommended. This will reduce the likelihood of timber pest infestation. Air conditioning overflow pipe should be connected to stormwater to ensure there is no moisture to attract termites Loose timbers should be removed from near dwelling Untreated timbers and tree stumps are susceptible areas Inspected: 24 Vowles Street, Red Hill (Our Ref: 54336 ) Page 7

RISK MANAGEMENT OPTIONS 1. DETECTERMITE BAITING SYSTEM A bait works on the principle that termites will be attracted to the bait and whilst feeding on the food source they will come in contact with the termiticide which will then be transferred onto other termites and carried back to the nest and achieve colony eradication. Once the bait is installed it is recommended it be left undisturbed for a minimum of 3 months. 2. DETECTERMITE MONITORING SYSTEM A number of monitoring stations will be installed in your yard around the dwelling. The principle of the system is our specially designed attractant. So when termites come in the vicinity of your dwelling they are attracted to the station. The stations can be inspected at regular intervals and when termite activity is present, PBC can add the termite matrix which will change the status from a monitor to an active bait. (as above) 3. RECTIFY CONDUCIVE AREAS Conducive conditions can be attractants for termite infestation. We highly recommend to reduce any conduce areas which may be mentioned in your report to assist in keeping your home termite free. Some conducive areas are: High Moisture Readings reported Untreated in gardens and or near house Tree stumps Please refer to the Conducive Area Explanation sheet Current drought and dry conditions are now also causing concerns as there are less dark, moist areas for termites to live contentedly and hence they are seeking any moisture leaking taps, air condition drains near the dwelling are ideal areas for termites to be attracted to. 4.REGULAR PEST INSPECTIONS Australian Standards recommend yearly pest inspections. PBC recommend more regular inspections for homes that are at high risk. A higher risk home would be a home that has: Current termite activity Previous termite activity Conducive areas - as reported Others as mentioned Please refer to the Conducive areas maintenance sheet 5. CHEMICAL BARRIER in accordance with AS3660 We only recommend a Termidor, 8 year control zone around your dwelling. This will protect all areas of the dwelling that are in contact with the ground according to AS 3660 practices. More information on any of the Risk Management can be obtained through our office. BORERS Borer activity is usually determined by the presence of exit holes and or frass. Since a delay exists between the time of the initial infestation and the appearance of these signs, it is possible that some borer activity may exist that is not discernible at the time of inspection. If a treatment is recommended we suggest a further inspection after a 12 month period. Was there evidence of borer activity at the time of the inspection? No - There was no borer damage at the time of inspection Extent of the damage at time of inspection: It is suspected the borer species found are: Recommendation of treatment of borers: Borer Species: Lyctus brunnus (powder post beetle) Lyctus brunneus (powder post beetle) is not considered a significant pest of timber. Damage is confined to the sapwood so treatment or timber replacement is not usually required. However, you should have a building expert investigate if any timber replacement is required. Anobium punctatum (furniture beetle) Calymmaderus incisus (Queensland pine beetle) Anobium punctatum (furniture beetle) and Calymmaderus incisus (Queensland pine beetle) must always be considered active, unless proof of treatment is provided, because, unless the timber is ground up, one cannot determine conclusively if activity has ceased. Total timber replacement of all susceptible timbers is recommended. A secondary choice is treatment. ROT FUNGI DECAY Fungi - The microbiologic degradation of timber caused by soft rot fungi and decay fungi. CONDITIONS CONDUCIVE TO FUNGI DECAY Fence - Untreated timbers in contact with ground Retainer - Untreated timbers in contact with ground Deck Timbers weathering * Remedies to susceptible / conducive areas form an integral part of termite management system and this is recommended. This will reduce the likelihood of timber pest infestation. Was there fungi decay at time of the inspection?
