Application fee There is a non-refundable application fee of $35.00 per occupant 19 years and older. This application fee must be paid separately from the deposit. Proof of Income most recent paystub, statement or official letter from your employer, or the latest Leave and Earnings Statement (LES) is needed. They will be copied and attached to the application. For self-employed/1099 d applicants, your bank statements or prior year s tax returns are required and a statement of current year income. Century 21 Meyer Long-Term Rentals utilizes the following criteria and procedures to determine the qualifications for applicants seeking to rent properties managed by Century 21 Meyer Long-term Rentals. Application Applicant completes an application for tenancy and pays a non-refundable fee to defray the cost required credit check, criminal background check and necessary application process obtained through a credit reporting agency. Falsification of application and incomplete application will result in denial. Review Information provided by the applicant on the application is verified and used as a basis for the following review and may be given out to Landlord or third party upon request: 1. Income: A formula is used to determine whether the applicant has sufficient monthly income to pay the rent for the property in question: Monthly debt payments + proposed rent divided by monthly gross income must not exceed 40% debt-to-income ratio in order to receive an acceptable rating for this category. 2. Credit Check: A written credit report and criminal background check is obtained from a credit reporting agency. The entire report is reviewed with the following information given specific attention: Credit Score Judgments or Liens Any? Amount? Age? Has judgment been satisfied? Applicants with unpaid judgments will receive and unacceptable rating for this category. Bankruptcies Has applicant filed bankruptcy? If so, when? Applicants who have filed bankruptcy proceedings in the past, but have reestablished a satisfactory credit history receive an acceptable rating for this category. If applicant has filed for bankruptcy and the bankruptcy has not been discharged, the application will be denied. Late payments? How many times late? Charged off due to non-payment. Criminal charges Any? Date? If applicant has a felony convictions in the last 10 years or is on the registered sex offender database application will be denied. 3. Rental History: Century 21 Meyer Long-Term Rentals contacts applicant s current and past landlords to: Verify information provided by the applicant. Determine amount of previous rent Determine if the applicant made timely rent payments. Any late rent payments in the prior 12 months will result in an unacceptable rating for this category. If applicant has outstanding debt to previous landlord in the last 24 months application will be denied. If applicant has eviction records in the last 10 years application will be denied. Determine if applicant gave proper notice when lease terminated 4. Employment History: Century 21 Meyer Long-Term Rentals may contact the applicant s current employer to verify: Employment Length of employment Occupation - Salary 5. Pets: All PETS must be approved by the Property Owner and Century 21 Meyer Real Estate. If a pet is allowed, there will be a minimum $250 NON-REFUNDABLE pet fee.
