1 Using Your Website To Get Listings The website pulls your listing data from the MLS and it appears under the Listings button on the back door (Agent Login) of the website. By clicking View next to one of your listings, you can update listing information, add pictures, banner, print and email flyers and more. Listing Description: You can add custom text to your site for your listing. Just click on the Listings button then click View next to the listing. On the next screen you can revise the listing description. Note: By editing the "Listing Description", you will take control and permanently overwrite the MLS "Remarks" for this listing as it is displayed on the web site so that any new remarks you add to the mls will not overwrite your website listing description. Listing Banners: You can adjust the banner that displays next to your listing on the website system search results expanded view screen. The listing banner draws attention to your listing on the search results page. Just click on the Listings button then click View next to your listing. On the next screen you can change the listing banner then click Update Listing Banner to save. Temporary Price Change: You can do a price reduction on your site. The price reduction will be changed to match the mls data upon the next mls update to the website system. So be sure the price is updated on the mls. Open Houses: You can add open house information to your listings through the Click Here to Add an Open House link. However you do not need to enter open house info into your website if you have entered it into the mls as it should pull over open house info with data feed.

2 Virtual Showings: To find the Virtual Showings feature click the number of Listing Views (LV) on the Listing Manager Main page or click the View link next to the listing on the Listing Manager Main page and then click the Virtual Showings tab. On the Virtual Showings screen you can choose the start and end date range and then Run Report for views of a listing. If a listing was viewed by the registered web client of another PSP agent, the agent will be named and you will be able to click the Agent Follow-up Email link. By clicking the Agent Follow-up Email link on right an email screen will open that is preaddresses to the agent whose client looked at your listing. Some text including the listing number and client number of the client who viewed the listing is already filled in for you. This text can be edited as desired. Click Send Email to send.

3 Managing Pictures on Your Listings Photo data should appear on your website about 24 to 48 hours after the listing data appears. NOTE: Due to the reality of the nature of the MLS systems, the variability of the data, the means of file transmission over the Internet, the designed engineering, and human involvement pretty much guarantee routine update delays. However, the website system is designed with features to manually enter any missing listing data or photos so that the marketing of a seller's property is always up to date. It is the agent s responsibility to check their listings on the website system and make sure that they are accurate. Reliance has built-in features which allow for you to adjust the listing and/or any mishaps in data. You can easily add, remove or change the order of photos appearing on your listings on the website. Change the Order of Photos on Your Website Listing: 1. Click the Listings button on the backdoor of your website, the Listings Manager Main page should appear. 2. Click the View link to the left of the listing under the Your Listings section. 3. On the next screen click the View/Edit link next to Photo Gallery located on the upper right of the screen under Photo & Tour Summaries 4. In the Manage Photo Gallery Photos section of the next screen you can easily add, delete or change the order of the photos. To change the order click the Change Photo Order button. 5. Be sure to click Save Sort Order button at the bottom of the pop up window when complete. Add Photos to a Listing on Your Website: 1. Open Maris, go to your listing, click on the listing photo 2. Then RIGHT CLICK on the bigger sized photo and choose SAVE PICTURE AS. 3. Save the picture to My Pictures. (Repeat for all photos on the listing.) 4. Log in to the Agent Login area of your website and click on the Listings button. 5. Then click View next to your listing that has missing photos. 6. At the top right of the next screen in Photo and Tour Summaries, click View/Edit next to Main Photo. 7. On the next screen click Add Photo then click Browse button and find the photo in your My Pictures folder. 8. Upload the photo. Then scroll down and click Upload Photo to Listing. This will add the photo to the listing. 9. Repeat steps 7 and 8 until all photos are added to the listing. The only catch to managing your photos beyond the regular data feed: Once you make changes to photos on the listing from the backdoor of your site, the website system saves your changes assuming that you want them saved that way. So if you add more photos to the MLS, you ll also need to add them to your website. 1. Note: If you open MARIS on citrix, you ll also need to open your website on citrix to perform the steps above properly. OR you can open your website and MARIS on your computer WITHOUT going through citrix for improved speed and visual performance.

4 Seller Reports You can provide reports to your sellers for the hits on their listing by doing the following: 2. Log in to the backdoor of your website 3. If your seller is not already a contact, click the Clients button then the Contact List tab and add the client to your Contact List 4. Then click on the Listings button 5. Click View next to the listing you want to see the hits on and the Listing Data screen will appear. 6. Click the Seller Reports tab 7. Click Add Contact/Seller

5 8. Choose the seller from your contact list by locating seller s name and clicking Select 9. That s it! The report goes out every Monday. If you want to go ahead and send a report now, click View Report button underneath the Add Seller/Contact button.

6 Here is an example of the Sellers Report: It can be printed OR It can be emailed to the Seller or Contact with a message included. Your picture and information along with a picture of the listing are included on the report. Also included are: monthly summaries of listing hits a graph of listing hits area market listing activity links to comparable listings in the area the last week s daily activity on listing (note: definitions of this data are available at the bottom of the report) Data shown on the Seller Report includes Full Data from: PSPhomes.com All PSP Agent Websites Click-throughs from: Cyberhomes FrontDoor GoogleBase Oodle Realtor.com STLToday.com Trulia Zillow

7 Seller Report Historical Listing Activity Report The old version of the Seller Report is still available as well. With this version of the report you can pick a data range over which to run the report. From the Seller Reports screen scroll down, pick a starting date for the report, then the number of days for the report to cover and click the View Report button. Here is an example of the historical sellers report. Definitions for statistical meanings are available at the bottom of the report.

8 Changing the Listings that appear on Your Home Page The feature properties page object that appears on your home page can be changed to show just your properties, your office listings or the listings of your choice. To edit the featured properties page object: 1. Click the Listings Button then the Featured Properties tab. 2. On the Featured Properties page you can control listings that appear on your home/main page. To display your own listings: Click the radial button next to Display My Listings to show only your listings. If you do not have any listings and this radial button is checked, it will roll over to the office listings. To display your office listings: Click the radial button next to Office listings to show these. To choose specific listings (pictured above): Click the radial button next to Listings Where I Specify MLS Agent ID or Listing #. Then click Save Main Page Settings button. The links below this button should become available. Click on one of the blue links By Listing Number or By MLS Agent ID to choose a specific listing. A new window will open up (pictured above). a. Choose the MLS state b. Type in the MLS listing number c. Click the Add Selected button 3. Click the Save Main Page Settings Button to save your changes. Changing the Listings that appear on the My Featured Properties Page (Thumbnail Page) The link to the My Feature Properties page is located on the Properties page of the agent websites. There is also a link to this page under the picture of the featured property that appears on the Standard Home Page. This page can be adjusted to show whatever properties you want. You could feature all properties under 30k and make an investors page. Or you could feature all properties above 500k, and make a fine homes page. Or you can just feature your own properties here or the properties of your office. The settings for this page work just like the Main Page Featured Properties Settings section above. You can choose from radial buttons: Display My Listings, Display Office s Listings or Listings Where I Specify. See instructions 1 3 above under the Changing the Listings that Appear on Your Home Page section.

9 Changing Listings Appearing on the List (Resume) Page The link to the Resume page appears on the My Profile page of the agent websites. Since properties drop off the website system once they become pending, withdrawn, expired or sold, you will need to manually enter your sold listings (see Manual Listings section on next page) and then select those listings using the Listings Where I Specify option under the List (Resume) Page Featured Properties Settings section to have them appear on the Resume page. Otherwise this page shows active listings. Note: If you don t have time to build your resume page, you can hide the link to this page by going to Site Builder button Click Site Content tab Scroll down and click the radial button to Hide the Property Resume page (under the My Profile section see picture) Feature Office Listings Criteria This section allows you to set price parameters for which office listings can appear on your site. Note: If you get a listing that falls outside of these criteria, your own listing will not display on your site.

10 Manual Listings There are several reasons you may want to manually add a listing to your website: To add a listing you helped sell to your website resume page Listing Type: Sold Listing To add a listing to your site to show at a listing presentation Listing Type: Demo Listing You don t want to wait for the mls feed and want to listing on your site now Listing Type: Manual Listing (replace with MLS when available) You want your listing to appear on your website the way you entered it as opposed to the way it feeds over from the mls Listing Type: Manual Listing (Override MLS listing) Knowing how to enter a manual listing can also be important as computers and data feeds are not always perfect. If you find that your listing information has not transferred from MARIS to your Reliance website, please email webfix@psphomes.com with the mls number of the missing listing. Then you can do the following until the listing updates on your site. 1. Click the Listings button and then click on the Manual Listings tab. This will bring up the first of a 2 page process for entering your listing. 2. Check the box to Accept Terms & Conditions 3. Select the MLS, Property Type & Region that your property is in. Then click the Continue button. 4. Enter the listing type. Note: If you are waiting for MARIS info to transfer, choose Manual Listing (replace with MLS when available). 5. Enter the MLS number. Note: If you are doing a listing for a presentation and don t know the MLS #, create a fake number that you will be able to find again easily. If you are entering a sold listing to appear on your resume page, enter the old mls number. 6. Scroll down the page and check the boxes and radial buttons for all the information that applies to the listing. 7. When you are done, click the Add Manual Listing button at the bottom of the page. This will add the listing to your Listing Manager Main tab under the Listings button. 8. To add photos, click View next to the newly entered listing under the Your Listings section. Then on the next screen click Photos & Tours tab. 9. Click Add Photo on the next screen. It will pull up another screen, click Browse button to find the image you want to add on your computer. Click Upload Photo button. 10. Check your site often and when the MARIS data becomes available on your site, delete the mocked up listing if you used a fake MLS #.

11 Print & Email Flyers of Any Listing Under the Listings button you can click the Print Flyers tab or Email Flyers tab to print or email a flyer for any listing on the website system. You can enter an mls number into the field under Find Listing by MLS#. Or you can click Select next to one of your listings or any office listing. After choosing the listing for printing or emailing a flyer, another screen will pull up for you to decide which flyer layout you want. The layout choices are based on data availability, so if the listing has no floor plan, the floor plan flyer will not be available. Click the radial button below the flyer you want to print and click Print Selected Flyer or Email Selected Flyer button.

12 Create Your Seller s Address Into a Website In your marketing plan consider creating your seller s home address into a website address. For example www.303elmstreet.com can point directly to that listing s property detail page on your website! From there clients can map the property, view details & photo gallery, create flyers, view community and school information, request appointments and request information from you. This marketing trick pleases sellers and brings another way to drive buyers to your website and capture leads. Best of all it is relatively inexpensive and easy to activate. To create this seller s address website (using a godaddy.com account): 1. Visit www.godaddy.com (or other provider) to purchase a domain name of the seller s address. Note: On GoDaddy domain names are available for $8.95 per year. 2. After purchasing, login to your domain account at godaddy, click link My Account then link Manage Domains. 3. Check the box next to domain and click Forward (domain forwarding). 4. Click the round Enabled button. Then in the Forward To: field type in your website address using the mls identifier. (Example: www.yourwebsitename.com/80010780) Then click OK.

13 Promote Listings to Your Web Contacts On the Clients button under Contact list, you can click the Search Options button that brings up the contact search module to look up which clients on your contact list have viewed a particular listing. Then you can market that listing better to those clients by sending updates about that particular listing (new listing info, price reduction, back on market, new photos, open house, etc). If a client is receiving Property Watch email notifications, a price change or photo addition to the listing will prompt a property watch prospecting email to send to the client. However, a personally written notification will ensure your clients know that you are working for their interests. To search for a web client that has looked at a particular listing: 1. Select MLS (MO or IL) 2. Type in MLS number 3. Click Search button 4. The next screen should show clients on your contactlist who have viewed that listing on your website (see image below). Other ways of using the Search for Contacts screen: Use the Web Clients Based on Listing Viewed search to send updates about your listings to interested clients. Easily see which clients have submitted forms and may be closer to buying (warm) Pull a report of Non-Web Clients so you can secure the client and give them access to Property Watch Easily find clients without auto-prospecting set up so you can turn it on for all active clients
