OVERVIEW The Electronic Mortgage Loan Submission allows our agency to grant access to lenders to perform such tasks as electronic loan submissions, uploading initial Underwriting Documents and Post Closing Documents, checking a loan s status, and reviewing outstanding conditions. To access the site, you must have credentials provided by our agency. These include Web Profile, Originator Number, Branch Number, Username and Password.
Accessing Our Website To access the Electronic Submission Site, go to our website www.thda.org, click on Business Partners, Lenders/Services, Electronic Loan Submission. *Check our website for our current interest rate, this is for training purposes only
LOGIN SCREEN Enter the following: Web Profile: Select Lender option to submit electronic files, upload Underwriting or Closing Documents, and check loan status. Select Lender-Inquiry only to check loan status only. Lender Number (assigned by THDA) Branch Number (assigned by THDA) *Contact our information line 615-815-2100 or Sfask@thda.org to get set-up. If you already have Lender Query access, and need submission access, let us know so we can update your user profile.** Username (assigned by THDA) Password Temporary password assigned by THDA, user to reset
Once you have successfully logged into the system, you will see the Main Menu. Select New Loan Application
Select Loan Program Type Great Choice Great Choice Plus Homeownership for the Brave Homeownership for the Brave Plus
Loan data can be imported or manually entered at this point. To manually input, start entering data and click next to navigate through the screens, click submit when complete. OR Click Data Import to browse for the DU/MISMO file to import. **Do not use back arrow on the web browser, use Screens and Options menu on left side of screen.**
Once the file has been uploaded, click Process Now to continue the upload process.
You will return to the Loan Information screen to check your information. Select Next to navigate through each screen. Select Submit to complete the process
You will receive your submission confirmation, this confirms that your data submission is complete and assigns the THDA Loan Number. You can use the THDA Loan Number to track the status of your loan. Click Next to return to the Loan Detail Screen.
Uploading Document Images (This also includes Closing documents) From the Loan Detail Screen, Click on the Document Images tab. To access the Loan Detail Screen from the Main Menu, select View Loan Details and input your THDA Loan Number.
Underwriting documents can be uploaded two ways. Indexing (a list of the documents for each index is included for underwriting and post closing) or a complete underwriting loan package can be uploaded. A complete underwriting package needs to be in the underwriting submission stacking order that is listed on the underwriting submission checklist to provide quick review by THDA staff and uploaded in the Underwriting Submission Pkg index. With either method, the appraisal needs to be uploaded separately using the Appraisal Index, to insure a clear color copy is uploaded. Please only submit applicable documents.

Once the loan documents have been uploaded, click Continue to complete the upload process. Image will not import if you do not click continue. You have completed the electronic submission process.
At anytime you can review the documents you have uploaded to THDA. Just click on the Received button. Click Back to return to the Loan Detail Screen. Loan Status and conditions can be reviewed on the Loan Detail Screen by entering the THDA loan number or using the cross-reference tab. Your submission/upload is complete.

Enter loan number you would like to retrieve, then click Retrieve OR Click Cross-Reference to look up your borrower by name.
Loan Status and unsatisfied conditions can be viewed on this page. ELVIS TEST You can click Main Menu to retrieve other loans or click Logoff to end your session.
Trouble Shooting-Tips If you are having trouble logging in The system is case sensitive, check your caps lock. If you have the web page saved to your favorites, trying logging in from our main page www.thda.org. Do not let the system auto-populate any information for you while logging in, you need to retype all data into the log in screen. Completely close your internet explorer and log in from our main page if you are denied access the first time. If you are having trouble uploading a file If you get the message that there is a duplicate social security number, email Rhonda Ellis at rellis@thda.org,this means this borrower is already in our system, she can check the status of the original loan. If the system gives you a time out error, the package could be too large, try uploading smaller indexes.
