Unlike a bank (who can only talk about their own products), EZFinance can tell you which bank has a better interest rate, or less fees or we can even outline which banks lending criteria is more suited to your situation. Bank Valuations may also be a problem in some instances and we have process in place to better handle these issues should they arise. PHIL RICE DIRECTOR OF EZFINANCE Experience and previous positions that Philip has held : Philip Rice, Director of EZFinance has been in finance for 17 years, is a member of the Mortgage and Finance Association of Australia (MFAA), COSL (dispute resolution), Member of the Institute of Business Leaders (IBL) and recognised by "Stanford Who's Who" as a leader in the Finance field. Philip has a Diploma in Finance, a certificate IV in Finance, AML certificate, an Australian Credit Licence issued by ASIC, and he is known to and accredited with around 70 different financiers around Australia. Further studies also include Business Law, Business Economics, accounting and effective communication. 1998 - Senior Lender - Business Development- BankSA, Philip Joined BankSA / StGeorge Bank as a Lending Manager within a branch. Within months of exceeding budgets and creating good referral networks within his allocated geographical area, Philip attained the role of Senior Lending Manager, Business Development Northern - searching for and bringing in new business for the bank. 2004 - General Manager of Brokerage firms, Philip left the bank to pursue bigger and better opportunities, not being limited to just one bank. He undertook a senior role within a major finance brokerage firm in North Adelaide to manage the day to day operations and to seek out new opportunities with a staff of around 14 finance Brokers and support personnel. It was within this role that Philip secured the National contract from Century21 Real Estate to develop and implement their National finance arm. 2005 - Century 21 Home Loans Co-Founder and establishment of Century21 Home Loans Nationally - Philip was approached by Century21 to develop and implement a new finance arm, to be rolled out nationally. This was developed and piloted in Adelaide over a 12 month period, before being rolled out nationally. Philip re-located to Brisbane to begin to roll out whereby extensive relationships on a national level were formed. A major shift within the business saw the group change aggregators, turn the business into a franchised operation and become involved with Macquarie Bank as a JV partner in order to elevate the business with financial and intellectual support. 2009, Director of EZFinance. When Philip s contract with Century21 was completed, Philip decided to use all the information learned, along with national contacts made, to start his own National Finance firm. All aspects of finance are offered through the firm on a National platform, with staff currently in Queensland and South Australia. Philip s is particularly interested in the large development projects and acquisitions around Australia, with the backing of the major Banks and an assortment of private funders. Philip s drive and ambitions far exceed many of those currently in the finance industry, to be able to truly offer a National service with secure relationships in place to achieve solutions for developers, purchasers and financiers.

Meet the Management Team Nick Cappelleri, EZFinance Queensland State Manager with experience in all types of lending, General Insurance, Business Management and Accounting, Nick moved into the area of Finance Broking in 2002. After operating as a successful loan writer for one of Australia s largest broker firms, Nick then assisted in the creation of a dedicated mortgage broking arm of a reputable, Brisbane based, Financial Services Company. During this time, Nick was listed in the MPA top 100 brokers in Australia and has input to industry leaders on the needs of finance brokers, and the types of products that would benefit the current finance market. Debbie Hundal-Rice, EZFinance Office Manager with 10 years experience in office management within both the Finance and Real Estate industries. Debbie s skills include (but are not limited to) organising the day to day office operations, procedures and efficiency; controlling correspondence; designing filing systems; reviewing and approving supply requisitions; assigning and monitoring of loan applications. Debbie also holds certificates in Marketing, Advertising and MYOB.Debbie is a fully qualified Real Estate Licence holder and Justice of the Peace Qualified (Qld).

LARGE DEVELOPMENT & CONSTRUCTION OPTIONS When the world's financial economies went into "melt-down" as a result of the Global Financial Crisis (GFC), one of the hardest sectors to attain finance has been with major construction and development projects. What has become more relevant over the last couple of years is that "the funding sources create the rules, and in order for you to receive funding, you and I have to work within the rules". Local Banks and Lenders: Banks and lending institutions within Australia have tightened up their lending policies and guidelines to an extent where their risk is at an absolute minimum when it comes to lending money on major development and construction projects. This can make it very difficult indeed for a developer to get the finance they need to undertake some of these large projects. So what are some of the main factors these banks and lending institutions look for? - 1. EXPERIENCE The lender requires confidence in the developer to be able to cost and efficiently construct the project. Previous experience will be well regarded. 2. EQUITY Some equity from the developer will be required to start the process. The amount of deposit will be determined on a case by case basis. TDC (as below) may apply and presales may also be a requirement. 3. LOCATION The location of the development may also become a major factor in determining "Risk" for the Lender. Some areas in each state are not looked upon as "desirable" or "economically viable" 4. "TDC" Traditionally, "Total Development Cost" (TDC) has been the banks and other funders standard method of funding. Basically, this is where the funder would lend a percentage of the TDC up to a maximum of 80% Non Bank Financiers and Private Funders This type of funding is becoming more widely used as the developer may have access to more funds with different lending policies to the Banks. It is not unusual for the interest rate to be higher with this type of funding, however, it does provide a "means to an end". The experience, equity and location factors (as above) still apply here, however, the most common method of funding here is by way of Gross Realisable Value (GRV). This method of finance is based on the end value of the project, on a cost to complete basis. GRV finance is generally less stringent requiring minimum or no presales. The maximum LVR for this type of facility is 70% of GRV. In relation to land settlement, the loan cannot exceed 70% of the value of the land "as is". Should a property be acquired without the relevant DA approvals, and the developer put in place the appropriate DA approvals adding significant value to the land, it may be possible to borrow 100% of the land and development costs. Alternatively, should a developer acquire an approved development site, it would mean that they would need

to provide at least a 30% deposit of the "as is" value of the land. Assuming that the borrowings do not exceed 70% of GRV, the entire project would be fully funded from this point. EZFinance has many sources of non-bank and private funders and by utilizing the GRV method, a property developer is generally able to borrow more money against their project, minimising their equity outlay. Funding from Overseas... Our commercial managers are in constant contact with banks and high net worth Investors located in both Australia and overseas. Our sources in India, China and the US are just starting to release funding for investment in Australia as we are seen to be a safe country in which to invest.
