We can even contact the prospective tenant on your behalf and, of course, we ll provide you with regular updates and ensure that you stay in control. PRODUCT RANGE TENANT REFERENCING As a professional Letting Agent you know the importance of referencing tenants. Obtaining high quality, accurate references quickly has historically been a problem. Assurant Let s referencing service uses the latest software to give you and the Landlord the tools to make the right reference decisions. There are two referencing options Express or Comprehensive: Express Reference Available through the simple and quick online system 24 hours a day, 365 days a year Interrogates multiple databases in seconds and consolidates to provide a tenant s report Undertakes detailed background checks Provides a quick, accurate report Comprehensive Reference All the benefits of an Express Reference plus, System generated written reference requests from: Previous landlord Current employer Our referencing service is one of the most detailed on the market at very competitive prices. It provides a simple five page report indicating the suitability of your prospective tenant unlike many other references that simply carry out a credit search. The system assesses your prospective tenant s creditworthiness today based on historical trends and circumstances, to indicate their propensity to default in future. The Tenant Referencing software is provided by Certifi Limited. Both the Express and Comprehensive service can be completed by you online (self-service) or, if you haven t got the time, we can complete the reference for you through our Managed Service just complete the Referral Form. RENT GUARANTEE In today s economic climate even reliable tenants can face unforeseen financial difficulties, through redundancy, unexpected bills etc. In turn, a tenant who can t or won t pay places a financial burden on the landlord and the agent. Rent Guarantee insurance helps to relieve that financial burden. And our Rent Guarantee insurance has an added benefit. It can be bought by the letting agent. This enables you to protect the landlord s income in the event of a claim, right up to the point of eviction. You can buy our rent guarantee cover to protect the rental income for your landlord, providing you have the following points built into your contract with the landlord: The letting agent is responsible for managing the landlord s obligations contained within the tenancy agreement relating to the property; and A guarantee made by the letting agent to provide the landlord with the monthly rent specified in the tenancy agreement relating to the property; and The right for the letting agent to repossess the property from the tenant in the landlord s name; and The right for the letting agent to recover any costs incurred due to the tenant not fulfilling their obligations in the tenancy agreement in the landlord s name Policy features include: Upon accepting a claim the cover provider will seek to repossess the property as soon as possible The cover will pay the rent arrears while a tenant or extenant still occupies the property The policy will cover 2,500 per month with an overall limit of 50,000 per claim. An option for rents above 2,500 per month is also available, this also has an overall limit of 50,000 per claim Right up to the point of eviction our Rent Guarantee cover will assist in the eviction of a tenant if they fail to pay their rent Legal advice helpline service Policy options include: 6 or 12 months cover to suit the tenancy period Back to day one cover or a 30 day excess available Rent Guarantee is underwritten by DAS Legal Expenses Insurance Company Limited. TENANTS INSURANCES Whilst contents insurance is not compulsory, the cost of replacing gadgets such as laptops, ipods, televisions or even DVD collections if they are stolen or damaged by fire would be considerable. Contents insurance is clearly a sensible option. At Assurant Let we have a variety of Tenant Contents Insurance policies we can offer, the main consideration is the true value of a tenant s total belongings; put simply, what they would like to insure. Our policies also include Tenant s Liability; this means that accidental damage by the Tenant to the building is covered. We also offer Tenants Income Protection cover. This policy is an effective way for a Tenant to continue paying their rent should the worst happen through Accident, Sickness or Unemployment and they are unable to work for 30 consecutive days or more.
