5 Buildings insurance continued Significant conditions/exclusions Unoccupied properties - The property can remain unoccupied without restrictions in cover for up to 60 days. Cover restrictions may apply to properties unoccupied at the start date of the policy. Buildings insurance is underwritten by AXA Insurance UK plc. Note that cover is available in Great Britain, Northern Ireland, the Channel Islands and the Isle of Man. 5

7 Emergency assistance Household emergencies are bad news for tenants and potentially disastrous for you, as damage occurs to your property and call out charges mount up. Paragon s emergency assistance provides you AND your tenant with a 24 hour emergency number. This gives direct access to an experienced professional, who will evaluate the incident and appoint a qualified tradesman to attend a genuine emergency and deal with it directly. Swift, reassuring response for the tenant, avoiding costly call outs for the landlord. 24 hour, nationwide emergency protection for your property and tenants for just 7.50 per month plus Insurance Premium Tax (IPT) with no excess Key features Attendance to genuine emergencies involving: Plumbing problems related to leaking pipes, blocked drains, water tanks or leaking radiators Emergency repairs to central heating boilers up to 15 years old Electricity failure within the property Sudden and unforeseen roofing problems such as tiles blown off during a storm or bad weather Vermin - rats, mice, or wasps nests inside the home Broken or damaged windows and doors that necessitate repairs (note: operative will complete an emergency repair only i.e board up, make safe/secure) The attending tradesman will make repairs to mitigate the circumstances of the emergency to a maximum amount of 500 including materials and VAT with no excess Only available for properties in a good state of repair and does not cover incidents arising from lack of routine maintenance Emergency assistance cover is underwritten by Inter Partner Assistance SA, who are a wholly owned subsidiary of AXA Assistance SA and part of the Worldwide AXA Group. 7

This includes: Buildings insurance Contents insurance Emergency assistance Rent guarantee Legal expenses This option is ideal if your let properties do not represent your main source of income and you have limited time to devote to them. Cover from just per month plus Insurance Premium Tax (IPT) Key features Buildings insurance Covers the rebuilding of your property following loss or damage caused by fire, aircraft, malicious persons (including malicious damage by tenants), accidental damage, lightning, explosion, collision or impact, falling trees and earthquakes, theft by forcible means, subsidence, riot/civil commotion, storm, flood, escape of water or oil leakage - plus loss of rent and your re-letting costs (following damage) up to 20% of the sum insured. Also includes 10,000,000 employers liability cover and 5,000,000 property owners liability cover. Contents cover Cover for all of your contents up to a value of 10,000, on a new for old basis for loss or damage caused by fire, aircraft, malicious persons (including malicious damage by tenants), lightning, explosion, impact, theft by forcible means, subsidence, riot/civil commotion, storm, flood, escape of water or oil leakage. Replacement of locks following theft of keys. Emergency assistance Covers the cost of a contractor s call out and labour charges, parts and materials up to a maximum to 500 (including VAT) for each emergency. 8

9 Paragon complete continued Rent guarantee Total peace of mind for landlords if your tenant fails to pay the rent. Our insurers will pay up to 2500 per month until vacant possession is obtained (for up to 12 months and excluding a sum equivalent to one month s rent). Additionally, our insurers will pay 50% of the rent for up to three months after vacant possession has been obtained whilst a new tenant is found. Legal expenses You may be unable to collect your rent, your tenants may not vacate the property and you may need to evict unauthorised occupiers. All these problems can be resolved by legal action but this is expensive. We cover all of your legal expenses up to 50,000. Significant conditions/exclusions Rent guarantee and Legal expenses Claims will only be met if the tenant(s) have been satisfactorily referenced by a professional referencing agency acceptable to Inter Partner Assistance and any conditions attached to the references provided have been met. Rent guarantee will not be paid if only non-dependent occupants that have not been referenced and are not named as tenants in the tenancy agreement remain in the property. Where the policy cover starts after the commencement of an existing tenancy the insurer will not cover any incident arising in the first 90 days of the policy term Claims are subject to a claim form and supporting documentation being received by AXA Assistance s agents no later than 45 days after the tenant s first breach of the tenancy agreement terms Rent guarantee claims payments are limited once vacant possession is gained by the landlord Cover is strictly subject to the landlord allowing the tenant into occupation only once a signed tenancy agreement appropriate for the tenancy has been entered into, the first month s rent and deposit payments having been paid in cash or payment having cleared in the landlord s or managing agent s account and a detailed check-in inventory having been prepared and signed by the tenant Paragon complete is underwritten by AXA Insurance UK plc and Inter Partner Assistance, a member of the AXA Group of Companies. 9
