1234 Main Street, Tallahassee, Florida Page 2 4-POINT INSURANCE INFORMATION ROOF The roofing inspection was conducted from the roof. The roofing materials are 3-tab asphalt fiberglass composition shingles installed in July 2005 (building permit research). Flashing details are metal and are found at the chimneys, drip edges and roof to wall intersections. NOTE: The roof coverings are in satisfactory condition. With proper care and routine maintenance, the roof has an estimated useful remaining life of more than 7-10 years. PLUMBING The plumbing system is connected to a private supply (well) and private sanitary waste (septic) system. The service pipe to the house is 3/4-inch PVC plastic pipe. The main water entry shutoff is located at the well. In-house supply plumbing is a combination of 1/2-inch and 3/4-inch galvanized steel pipe (75%) and copper pipe (25%). The drain/waste/vent plumbing is cast iron pipe (50%) and schedule 40 PVC pipe (50%). Hot water for the residence is provided by a 1980 52 gallon electric water heater installed in a utility closet. NOTE: The kitchen and bathroom plumbing and fixtures have been repaired as needed over time. ELECTRICAL The main service entrance panel is a circuit breaker system. The service entrance amperage rating is 200 amps with a voltage rating of 120/240 volts. The final service rating was determined to be 200 amps. The distribution and branch wiring is non-metallic sheathed cable (romex) type, copper wiring. A representative number of the electrical receptacles in this home were tested and found to have the correct polarity and grounding. The service grounding electrode conductor is a copper single conductor located on a driven rod at the exterior. NOTE: Smoke detectors are installed. GFCI outlets are installed at the exterior and in wet locations. The electrical system was updated in 2010 when a new circuit breaker panel and breakers, switches and outlet receptacles were installed. HEATING AND AIR CONDITIONING A 1989 (installed in 1990) 5 ton split system straight cool air conditioner and a 1989 (installed in 1990) fuel oil forced air furnace are used for heating and cooling. NOTE: The HVAC system was updated in 1990 when the air conditioner and furnace were replaced.

1234 Main Street, Tallahassee, Florida Page 4 STRUCTURAL In accordance with the ASHI standard of practice pertaining to Structural Systems, this report describes the foundation, floor, wall, ceiling and roof structures and the method used to inspect any accessible attics and under floor crawlspace areas. Our inspectors are required to inspect and probe the structural components of the home, including the foundation and framing, where deterioration is suspected or where clear indications of possible deterioration exist. COMPONENT DESCRIPTION: The subject residence is a two story, wood frame with well attached brick veneer single family dwelling, built about 1969. The residence has four bedrooms, one kitchen, two and one-half bathrooms and is built on a poured concrete foundation. Wall framing is 2x4 and 2x6 on 16-inch centers sheathed with drywall and wood plank paneling. The ceiling joists are 2x6. The roof is a manufactured truss assembly in a gable roof design. The rafters are 2x6 on 24-inch centers sheathed with plywood.
