The application as well as the plans shall be signed by the owner. Location of building 7(1) Site should lie 15 m away from any tank, reservoir, water course, river, fresh water channel or well. 7(2) 9. Ventilation of building 14(1) 14(2) 15 Stairs 15(1) 15(2) (a) 15(2) (b) 15(2) (c) Ventilation area of not less than one tenth of the floor area of the room Every latrine or bath shall be provided with ventilation area of not less than 0.30 sq.m Ventilation area of kitchen shall not be less than one tenth of floor of kitchen. Stairs shall be accessible to the occupants within a distance of not more than 18 m. Width of stairs Clear width of stairways shall not be less than 60 cm excluding handrails. Headroom All stairways shall have atleast 2.1m of clear headroom. Treads and risers 2 treads + 1 riser shall not be lees than 60 cm and not more than 62.5cm. No riser shall be more than 17.5 cm No tread less than 25 cm No variation in the width of treads or the heights of risers in any one flight of stairs No stairway shall be permitted to cut across any window. 15(2) (d) Landings No stairway shall have a height of more than 3.75 m between landings nor less than 2 risers between consecutive landings. Width of landings shall not be less than the width of stairs.

Passage giving access to staircases Every passage in a building in the ground floor shall, in no part, be less than the width of the staircase of such building to which it gives access The minimum width shall be equal to the width of such staircase plus one half of the total width of the remaining staircases. Minimum width of door, corridor or passage No door way shall be less than 1m in width. The doors of kitchen, bath and flushout latrine shall not be less than 0.60m clear in width and the passage leading to the same shall not be less than 0.75m. 16. Sufficient exits 16(1) 9. Open Spaces 11(1 (b) (i) for building up to a height of 10m 11 (2) Open spaces for amenity Minimum open yard from the site boundaries shall be 3m. For Multi-family dwelling residential building An additional common amenity open space shall be 10% of the site area.
8 12. Means of Access and circulation 12(a) 12(b) A clear way of not less than 5m in width as a means of access. The space so set apart as means of access shall be distinguished separately 12 (2) Exits and means of egress 12 (2) (d) Exits shall be so located that the travel distance on the floor shall not exceed 22.5m in the case of residential and public buildings 30m in the case of commercial, industrial and other buildings There shall be at least 2 exits serving every floor and at least oe of them shall be a stairway. 12 (2) (e) width of the exit 13. Vehicle Parking Width of exit shall not be less than 1m. The required width of the exit should be calculated based on the number of occupants. Parking facilities conforming to the standards specified in Appendix-E 16 (2) (b) Sufficient exits Number of exits for the place of assembly in a public building with a capacity of 600 persons atleast 2 separate exits with a capacity of 601 to 1,000 persons- at least 3 separate exits with a capacity is over 1,000 persons- at least 4 separate exits when the capacity is less than 100 persons, and no part of the room or hall or place of assembly is 15 m from the line of travel, a single
9 doorway of 100 cm may be permitted. 17. Aisles and spacing rows of seats 18. Fire detecting and extinguishing systems Every public building having a capacity of 1,000 persons or more shall be provided with a fire detecting system to conform to the standards and recommendations laid down in the national Building Code of India 1970 and to the satisfaction of the Directorate of Fire Services.
