Finance Approval Titled Land Purchasers signing a contract to purchase land only will be given 4 weeks to obtain unconditional finance approval. Purchasers requiring finance for both house and land will be given 7 weeks to obtain unconditional finance approval. Untitled Land Purchasers will be given 7 weeks to obtain unconditional finance approval, however a time longer than 7 weeks maybe given to obtain unconditional finance approval where titles are not expected to issue within 3 months of the date of contract signing. How To Buy Land 1. Save. Research 3. Contract Start saving as soon as you can for your deposit. Visit the Land sales office and understand the project and suburb and what infrastructure or value is being added to the area..4 WHat Start looking at display homes to find out what sort of house you want to buy. 3.1 LAND Sign contract to purchase land with property developer (ie LWP). 3. ACCEPTANCE Contract accepted by LWP. At this point, buyer has approximately seven weeks to gain unconditional approval (see 4.3). 3.3 APPOINT SETTLEMENT AGENT Select and appoint a settlement agent. They will organise the transfer of title into your name and will guide you through the purchase process. 3.4 HOUSE Sign contract to purchase house with home builder. 4. Finance 5. Settlement 6. Plan Approval 7. Construction 4.1 APPLICATION Submit application to lender (bank etc) for finance. 4. UNCONDITIONAL APPROVAL Provided by bank. 4.3 SALE DOCUMENTS Loan documents will come from bank for signing. Settlement agent will organise transfer of land documentation for signing. 5.1 FEES Fees are due for payment. Transfer duty (stamp duty) if applicable check government website finance.wa.gov.au/cms/ State_Revenue/Duties/Transfer _Duty/Transfer_Duty.aspx 5. TRANSACTION The land purchase transaction will occur ownership of land will transfer from Seller (LWP) to Buyer (you). NOTE: Generally, your builder will organise this in conjunction with you. 6.1 LWP Plans need to be submitted to LWP for approval. This is to check that the covenant and design guideline requirements are met. 6. Council Once approved by LWP, plans need to be submitted to Council for approval. Once plans are approved by Council, construction can begin!
